      Commission rates in our area range from flat fees to 3.5% on the first 100k and 1.5% on balance of sale price.

    First time home buyer here.
    What should I expect in term of cost and other fees? I have also heard of the first time home buyers progrram--how does it help my case?

      It's definitely a challenging market for first time home buyer's.
      Costs are dependent on which direction you go. If a new build then most costs are already included in the price, any additional costs will be considered upgrades, time sheets, change orders etc. Some builders pay for your lawyer fees if you use their lawyer, some pay half. Then there is home inspections. Sometimes you still should get an inspection done on a new build. Home inspectors cost between 400 and 800 depending on size of the home and the inspector.
      Lawyers cost anywhere between 500 and 2000 depending on the lawyer and size of home too from recent personal experience.
      Average home costs for a buyer would be the cost of the deposit 5-20% on average and then an additional 1600ish for home closing fees with the inspector and lawyer. Hope this helps.
