Mine for instance, state that if the check is for less than 40k the homeowners send it in WITHOUT signing and they send it back endorsed to be used as needed. But in our case, the first check is a little over 71k and they will keep it and send us back funds as needed. Once all work is done, the remaining balance (if any) is released to us as long as the rebuild was to their satisfaction.
So the 2nd check was given because the quotes you received were $7k more than the initial $9k the adjuster estimated? Did the adjuster have to come back out? How many quotes do u need?
Nate was in constant communication with our mortgage and insurance company, and he was able to get everything approved. I know building/renovating laws are different in each state and even in different counties, so definitely check your local laws. The mortgage companies have to abide by those. Our laws here in Kansas are pretty loose
An average full kitchen remodeling job averages near $60k and if you had hired a contractor that is experienced with dealing with insurance claims. Especially water damage, the insurance company would have to pay that with RCV coverage because it doesn't matter of the age of your home previously. Also, make sure you have O &L coverage. That is Ordinance and law coverage. That means that you are covered for things that were originally done not to today's codes. A contractor that is experienced dealing with adjusters knows the correct language to use when submitting information to them. Example. I recovered over $70k for a roof replacement due to water damage. If your happy, that's great. But if you ever need to file another homeowners claim. Send me a message, I'll help you get double what you got for that kitchen. 😊
