In these towns you are so far from the beaches you might as well not mention them. Desolate, overpriced and with HOA fees of 3500 x4 or more, Manhattan is a better value. When the prices drop from $1.5 M to $150,000 don’t be surprised.
First I wanted to say, I really enjoyed watching your video. You kept my attention the whole time.. I'm looking to move & buy my last forever home in your area, from Evergreen, CO. But, when I printed the list you created for us that shows what each area or neighborhood has to offer, which I loved that you did this, some of the areas in the subtitles on your video, I photo snapped, weren't the same names as your list. I felt a bit confused with which name I should have copied instead, so I had to go back into the videos & rewatch each area to see what names went with what you listed for us. I would have also really liked to have seen some kind of cost range on the homes, as you stated for "The Isle",, as starting over a million & up" , but you didn't mention any pricing on any of the others. So, I would love to talk to you & see if you can help me, since you seem to have a lot of knowledge on these new homes that I'm highly interested in. I finally got my 3 bedroom home, I've been in for 20 yrs., packed up & am ready to move real soon.. I will be a cash buy. if they will do this way?.

Hi Chris! Thanks for the suggestion! I’ve considered talking about pricing. But pricing changes all the time with builders. Entry level pricing use to be in the low 400’s but now it’s in the high $500’s/ low $600’s for single family homes. And that number is going to be different 6 months from now.
Pricing changes every month with builders, which is why I have price sheets for each community. Smaller single family homes in this video are going in the $500's. The medium (2,000-2,400 sqft) are going around $750k-$850k) and the larger ones are over $1 million.
A few of us investors have been buying homes in the 34237 zip code paying between $400k to $600k and turning them into airbnbs. They are booked 95% of the time and we were making a ton of cash. Way safer than stocks.
Really good video but its just my advice to not buy in a new development. In almost all cases the new homes are being built out East because that is where the vacant land is at. Problem is...you are getting yourself further and further away from the beach and beach activities. You don't want to be sitting in traffic for 90 minutes just trying to get to the beach on a Saturday morning. Don't get me wrong..the homes are very nice but again....your getting further away from the reason people move to this area: the beach.
Anything East of I75 you must accept the fact you are not beach person and never going to attempt to drive or reserve hotel near the beach. totally agree Garry. Your still a visitor to true Sarasota area.
My wife and I are considering to move in the sarasota area possibly. We vacationed their last July and fell in love. Possibly in the January time frame. I'd like to know the price ranges too. I know it's really high there.
Thanks for the comment Robert! Prices can range drastically based on what you're looking for. For an attached villa - probably the $500's. Small single family in the low $600's and then they go up from there.
We were in Sarasota 4 times looking for land to build a new home unfortunately everytime we went the price of land increased ridiculously and the homes were so close together we are not comfortable paying almost 2 million for a home to have neighbors 10 to 15 feet apart.
Hi Floyd, pricing changes all the time, so it's so difficult to put any type of pricing within a video. For example, pricing is up 70% from when I made my first videos in Skye Ranch at the end of 2020. I do have downloadable price sheets within the individual community videos that I update biweekly so that would be the best way to get some accurate pricing! :)

Prices are outrageous
Matt there are lots of new construction within 20 min. or beaches.
Know any custom builders under $500K? No public amenities, gated communities or anything like that required.
I'm not sure off the top of my head. Likely you'd need to purchase a lot first and then find a builder able to build what you are looking for.

Really good video but its just my advice to not buy in a new development. In almost all cases the new homes are being built out East because that is where the vacant land is at.
