    Keith I love your videos. Your a natural teacher and although I don’t know you personally, I feel like I could trust you with anything. I have a construction background and I built my current home about twenty years ago, and if I were to do it again, I would sign up for your premium package to get your assistance. I think it is a great value and it would help me fill in the gaps that I have in my knowledge and experience. You have one of the best channels for real world practical construction knowledge.     Thanks for your informative videos.
    I'm going to start a cabin build this fall/winter and hire a GC that works by the hour, along with 2 others.
    I'm going to do what I can to help them along with everything I can.
    I'll also be doing what I can elsewhere between what they are doing and on weekends.
    I'm retired, have plenty of time and will be learning as much as I can before starting and along the way.
    I'm in NE Georgia.

    Keith, don't you have to go back to the city permiting dept. every time you make a change (move a wall, change the pitch)? And thanks so much for the education you provide uspeople that know nothing about construction, I learn so much from you!

      Yes and no. It depends. I have change a roof pitch without consulting the city or county. In fact, I do a lot of things without them knowing, but after I secure the permit. Real change that needs their approval is changing the sq ft, the footprint of the home, and often major structural changes, or added baths etc.

    Keith, when you make those major changes on the fly after permitting, do you need to go back to the local inspector to get approval for the changes?

      Yes and no. It depends on the change. Most of the time, a lot of changes are made and the inspector will rarely notice, but some will. Then it is just a letter from the engineer to approve. The inspector needs to follow the engineer.

    You said the going rate for framers is between $12-$22 per square foot. Is that only for labor? Or is that material + labor costs combined?

      Labor only, however most framers supply their own nails. Check with your framer. Also, most framers will install windows as part of that bid, labor only.

    $12 / sq ft framing? Is that the going rate in AZ?

      It is different in all parts of the country. That is the mid rang cost in my area. I am just north of Arizona over the border.
