Melbourne can be continuously developed and the further out you go the more desirable the suburbs closer to the city become. There's also a lot of nuance when it comes to assessing building approvals vs land supply vs population growth. Probably have to make a video breaking it down.
In none of the videos, do you consider the school rating of government schools. This is one of the most important metrics for the white-collar, high-earning population but never saw you considering this.
So I do consider it, however if I included every possible factor into the video would be couple hours long 😅. Its definitely a important metric however there other more important metrics I like to cover. Also a lot blue collar workers come under the high earning population these days 🤑
You are considering the second most important factor (after location/infrastructure) as just any other factor. Sorry, but I beg to differ here, mate. @ are you familiar with trust lending? I got a trust lend structure back from broker ? Actually 90 percent 360 max loan so roughly 420k property . Do u know how quickly one can get an accountants letter to purchase another ??straight away ?

For this price range, look outer east like Croydon and Mooroolbark. Hidden gems in green leafy suburbs.

I do but speak to your accountant, they can advise you around that. If you haven't got an accountant I would find one asap.
