    Renting sounds much more exciting! Get to stay and get to know so many different areas. Def renting is the way to go for at least a year. Much more freedom for new people 🙏

      It really is! And you learn before you commit. Imagine moving to the US and buying without having lived in different cities, parts of a city, communities, etc. It takes time to figure out what area or types of areas are right for you.

    This is so great. I’m happy to see that your essential advice here was making the rounds on some fb groups.
    Would you consider doing a piece on the follow-up issue: the challenge of finding furnished rentals?
    The scarcity is particularly challenging outside those few gringo enclaves you mention. And furnished are what itinerant arrivals most need - especially given that “unfurnished” in Nicaragua often extends to refrigerator and stove!
    Even in Leon the market in furnished rentals seemed so limited. Granted, finding suitable rentals in a colonial city is especially hard for singles. But even when joining up with potential roommates there were slim pickings. We’d hunt and put the word out and hear of the same handful of places over and over.
    Meanwhile there were so many gorgeous, inexpensive houses, including in easy walking distance from el centro, but without even minimal furnishings.
    Do you think this might be the sort of market gap that some enterprising locals could find a work-around for? Or is this just a bottleneck that renters will need to deal with until committing to buy every level of home furnishings locally?

      Interesting. I'll have to ponder on that and post a video. We choose unfurnished because we prefer it. But we've had friends do furnished without a problem.

    Wherever we end up, we are renting…maybe forever. Unfortunately we were ripped off in Costa Rica many years ago with fake lawyers, corrupt police….lost $10k.
    So we are scared to try it again, plus we like the flexibility of being able to move whenever and wherever we want to.
    Scott, I recently had another youtuber tell me a 2/2 apartment in Matagalpa would be $600-$750/month. According to everything else I’ve seen online , a middle of the road apartment would be more like $400. We speak Spanish and Lidia was born and raised in Nicaragua…we won’t accept a gringo price. I realize you don’t live there but if you had to guess, how much do you think that apartment would be ?

      Costa Rica's claim to fame, sadly. Home ownership we generally hear isn't too bad, but the horror stories of doing business down there. I have no way to verify, but everything I've always heard is that there is nowhere you want to avoid doing business in more. The entire region is well known for very stable and straightforward legal systems that protect anyone that isn't breaking the law. But down south we hear that foreigners get no representation and scams are everywhere because of it and people tend to lose their businesses over made up things and locals are able to just seize them. That Nicaragua is so safe and has such a lack of corruption is a big deal, that's one of the key reasons that we choose it and feel comfortable here. Feels far more legally safe than North America (no common law.)
      That price is crazy high. When I was looking for a 2/1 in Matagalpa it was more like $250 for a modern place right downtown. Is that a legit RUclipsr or is that a real estate sales person "on RUclips"? That sounds like a real estate agent price, not an actual price. $750/mo in Matagalpa might get you like, an entire office complex or something, lol. Matagalpa is famously cheap, even by Nicaraguan standards. I'm sure there are one or two crazy amazing luxury houses in town with serious price tags. But... um..... can you figure out what building(s) they are talking about and I'll have a friend inquire.
      A 2/2 I would think, if it's a nice, modern place, should be more like $300. It depends on appointments, obviously. And MAYBE the 'tuber meant furnished (but that's high, too.). A 2x2 FURNISHED in a sweet, very luxury gated community in Leon is under $600, and Leon is in the middle of Nicaragua pricing (not expensive like Granada, not cheap like Matagalpa.)

      How can I go about discovering an apartment in or near Managua. For this November 🤷‍♂️🤷‍♂️🤷‍♂️ I am fearful no one even wants to rent their places out. And I would totally be looking but it seems extremely hard to even get a viewing...and from another one of your videos I understand I can do absolutely nothing online...please advise

    I'm not at all surprised Americans are diving in head first without looking. It's very similar to all the people moving out if California and the northeastern United States since the pandemic began. No one is checking school districts or if surrounding neighborhoods are safe. They just see a pretty house online and buy it 🤦‍♀️.

    1. Walking distance to grocery store 2. Quiet neighbors, with dogs and roosters, traffic, that's a hard one. That's all I ask for in these golden years Quiet and an easy walk.

    For every country but especially for Nicaragua: Before buying or even renting, make sure you know the kind of neighbors you have, they can be quite noisy.

      If you don't like noise, definitely don't live near a church. Worst neighbors to have. That's one of my personal new rules. Constant loud speakers, clanging bells, and fireworks. The multiple daily "calls to prayer" that they adopted from the Muslim occupation of Spain is not something you want to live around if you can help it.

      The reason I love living near the center, relatively, is that I love having a short walk to La Colonia, several restaurants, and Parque Central. I buy my weekly whole wheat bread from Pan y Paz (with a standing order every Friday), and the cathedral location is the perfect distance to walk from here.

      @@janetsweeney1574 The easy walks to the grocery and market are great. But the noise and lack of space for the dogs is overwhelming. Easier and cheaper to hire someone to do the shopping than to have the shopping be convenient. #justnicaraguathings

    just a great video...loads of info...we are of the same mine. Presently in Costa Rica...because daughters and grand children here...but pine away for Nicaragua...lived in San Juan del Sur...then Laguna de Apoyo...we visited Leon ....loved it and just like you thought it was perfect becauseof proximity to beach and large town. However, want to check out the Estelli, Matagalpa area...

    Seems like a broom store would do well there. The streets could use a good sweeping. Do they not have trash services there?

      Trash services are ubiquitous and free. But there are many challenges. It's not as easy as just providing a service. Most trash is on the street because street dogs tear open bags, for example.

      I have known (of) Paul for almost 18 yrs - He used to participate in some of our online forums in the early '00s. Basically, he is a top tier lawyer (read priced as such) and is very very well connected. We had one interaction with him in the late 00's and when we outlined our item to purchase, its price and its budget, we did not get a reply.

    In order to not get Gringo prices, do you just need to hire or find a local nico to help secure the apt?

      Yes, that's generally the process. Either you live here a while and make friends, or you hire people to be a go between who can negotiate without giving away who the end renter / buyer is. If you are looking in an enclave or super high end location (Fatima), it might not matter as prices as basically gringo'd all the time. But for most places, it can make a huge difference.

    thanks again Scott! good to be reminded about renting. Is it best to walk around the barrios and look for signage? are there local resources like community boards, or hire a local/lawyer to help? Will update/increase my language skills but fear the process regardless. great post!

      A local lawyer would definitely know people to talk to in any given town (if they are a local lawyer.) Walking around works surprisingly well.

    I guess if you have health issues like heart desease like a lot of north americans you wont have access to new blood thinner medications , especially aging expats . Personally this is my biggest issue next to the garage which i witnessd on a chicken bus 7 years ago .

      Why wouldn't you have access to the medications? Generally, but not always, you have more access to medicine here, not less.

      My wife and my business partner both have heart conditions and no issues getting medications here for some rather complex issues. Thinners are generally very easy to get. But of course, it depends on the exact thing that you need.

    We have picked San Juan Del Sur as our first place to try because of its temperature being a little cooler and stable, otherwise I would love to try somewhere else.
    Any idea what it costs to rent a place with a pool or view? I can live in 300 sq ft as long as the pool is big lol. What would the cost difference be in Leon vs Granada vs SJDS, with comparable communities?

      I'm torn on San Juan as an entry point to the country. In some ways, it is the easiest to use to "ease" into Nicaraguan culture. But it is also the home of all the scammers and con artists and going there often puts newbies without Nicaraguan experience at great risk because the long con there is so complete and ubiquitous (literally every person you are likely to interact with is making money on scamming or misleading the new foreigners - everyone has something to sell, some way to make money from you, an "investment" for you to get in on, etc.) so you have little to no way to get "grounded" and know what nicaragua is really like. So many people end up either scammed, trapped, or just unhappy with an otherwise amazing country.

      My guess down there, is likely like $600. But I really don't know. Location matters SO much. And I'm not sure how common pools are. Fairly, but a big one? Hard to say. And will it only come with a huge house? But remember, most everything is empty. You have all the negotiating power, regardless of what everyone tells you.

      AirBnB might not change through the app. But prices on the ground are SO much lower. I don't use AirBnB in town for obvious reasons (I live here already) so I don't know what's happening there. But almost nothing is on AirBnB from here, just not much of a thing (should be, though.)

      Sadly, I do not. We homeschool and so don't do any research. I know some high level things like "schools are available" and "some people have recommended La Salle." But I wouldn't call that "resources" and it isn't any advice from my side. Just what I've heard.

    Is it always first and last month, cuz that's going to delay me a month, but maybe wiser? If I could find that rental for $150 a month I could come early or I could hang in ometepe for $6 rent a day, it's just is th heat as bad as April honestly I want to retire in highland weather and not deal with hostels I get $700 so things r doable but tight long story short...can I just go up to someone in matagalpa and say here's $250 for rent or am I gonna need $500 for first and last

      No, nothing "real" is advertised or available online in Nicaragua. Sad, because it would make such a huge difference. But it isn't how people think. No one puts info online, no one looks for it online. Chicken, meet egg.
      There ARE Facebook places where people might list some stuff, but Facebook is starting to block usage in LATAM. So that's falling away fast. Most you walk around and look in person, get to know some locals, or talk to a local agent (NOT someone who speaks English or advertises or you can find remotely) who will show you their listings. I have an agent that I like (so far, at least) here in Leon. But only in Leon. Where are you looking to rent?

      @@markpedeupe1958 Leon is easy because I have loads of resources here. SJDS is the hardest. It's "easy" because the ENTIRE market is empty rentals. It's hard because the ENTIRE access to the market is through the "marketed to foreigners" system. So get any honest info in SJDS is all but impossible.

      @@markpedeupe1958 Best method is called "The Coconut telegraph" arrive in an area of interest and just put it out there, maybe to the hotel/hostleowner, maybe some expats you know, maybe a taxi driver et al.
      you can get an _idea_ from "encuentra24" which is a Craigs list /Kijiji equivalent for CA - Choose Nicaragua, then the area. By Far boots on the ground are best. In SJDS I recommend La Joxi/Rosita hotel been staying with either of those for the last 15 yrs - Typically $25/day and geed deals for a week. Spend 2 weeks looking in Mos Isley ... Opps um er SJDS and you will almost find a place to your liking at a $150 to 350 a month price. Do not sign a lease until you learn the ropes in Nicaragua regardless of the pressure.

      No, I'm not on Facebook. From what I can tell, all (I know this isn't really true, but it seems this way) FB groups for expats are run by real estate agents trying to make a quick buck by controlling the messaging and deleting information used to expose them. I find FB and Reddit to be toxic and of no value, their moderation problems are so deep that I dont see any way to use them and trust what you read as anything that doesn't agree with the group owner gets deleted. It's not an open system.

    I just cannot get past the trash. It's absolutely disgraceful and disgusting!
    The streets the grass the rivers.
    Around 14 mins when you're standing by the bridge, that grass is just awful.
    Humans just ruin EVERYTHING and EVERYWHERE.
    Think i might be done with Nicaragua without even visiting.

      Trash is a huge issue here. Especially in Leon and some cities like that. Some others are a lot cleaner. Like Matagalpa or Boaco.
