Informative update! I was listening with great interest. I am glad the house is fully rented out. You did your trip to Vegas and you are making full use of things. I do not know how you deal with different personalities renting . You some how manage it.
Sometimes it's best to realize that my housemates are adults & to leave them up to figuring it out themselves. However I'm not afraid to take away luxuries if needed. People need to live like it's 1997 again (well at least after 11pm).

That is awesome - the rent income that is. I can't imagine how tedious being a landlord would be. I ended up getting a property manager to rent out a house that I own in Virginia. Is there anything you can do to the walls to make it more sound proof? I had a job where we installed insane foam panels all over the place for noise reduction. But that can't be nice for them to have in their rooms lol.
Usually it's not too tedious, but every once in a while I get a poor combination of housemates & something has to give. As of today (2017/12/14), someone is 14 days late with paying their rent. I went to the Office of Residential Tenancies to get some eviction forms (an immediate notice to vacate can be served on the 16th day of non-payment) just in case it comes to that. Turns out that the office moved to a new location years ago - so it just goes to show how infrequent I go there. As for the sound deadening, I should've put fibreglass insulation in the wall voids before drywalling (would've been fairly cheap too). I technically could cut out the drywall of the one shared wall between the 2 basement bedrooms to put insulation, but I want to avoid that. Hopefully once the baseboards are in & wall art is hung that it will help. Still, housemates can make noise between 6am - 11pm. 7 hours of quiet time shouldn't be too hard to ask.
I ended up opening the wall between the 2 bedrooms & added Rockwoll Safe'n'Sound sound insulation.

It has been my experience that dealing with renters is not allows worth the hassle.

I've been following you on eco renovator and I was curious about the sound proofing. It would be nice to see how you dealt with this.
I opened up the wall & added batt insulation. It helped a bit but adding area rugs helped a lot too.
