Daniel, thanks for the kind words! Great question! It is hard to say at this point. I think many sellers don't understand that commission has always been negotiable. You might see more companies offering different types of commission models. I think it will hurt many buyers, who don't understand the value of a great agent. Some buyers may decide to go directly to the agent representing the seller. It is hard to say. The agent community as a whole is freaked out about the settlement. However, in many ways we did it to ourselves. We should have done better job of explaining how the commission is distributed. Much of the paperwork and forms we use will have to be rewritten. I am sure many in the industry will leave too. I think attorneys will win, because you will see MORE lawsuits in the next several years. The next few months will be very interesting. Sometimes it means educating a buyer client ALL of their options. Some first time buyers don't realize they CAN purchase new construction! Sometimes in a hot market, it is advising the seller on which offer is best because it is not always about the highest price, it is the BEST terms. Some sellers need guidance on which offer has the best terms. Not all agents are created equal.
