That could be placed under your floor, meaning the opening is at floor level with tiled concrete cover, so that will be part of your floor space. The bulk will then be on the ceiling of the unit under your unit and so on.
I have a Federal Land condo sa BGC. At least doon, layout is definitely better. You’re right, too many wasted space. Also, compressor in room is a nightmare.

I Have requested a payment history which took me a long time to get.. so I wasted almost two yrs and not one photo of the unit was shown to me especially the corner unit

I got my first investment sa DMCI,one of the best investment i ever did,great location also.Nag search talaga ako and i compared it sa SMDC i prefer DMCI napaka pricey ng SMDC and maliit cut ng unit nila,pero sa DMCI ang lawak.
Poor quality ang ginamit na material and the condenser for the air conditioning is inside the master bedroom is the biggest mistake of the developer idea of where to put it.. it took the master bedroom space..
actually may advantage din ang late turnover. db ang mga monthly dues and other charges start lang siya pag na turnover na? )eg. mailing, library, electrician, security, janitor for common areas etc)
in my case hindi ok ang late turn over fyi kase nagbabayad na ko ng bank loan with interest rate and then wala pang unit. And yes, mag start ka pa lang magbayad ng association dues kapag na turn over na sayo ang unit mo and thats 7,000 pesos per month.
Grabe lugi nyo na nga po nun kasi 10yrs dpat in 3 yrs lng ma turn over na it’s pra magamit mona or maparent mo pra makabawi ka. I feel bad po sa inyo 😢

Kaloka.. Hindi talaga praktikal ang condo. At walang wala ang mga condo developments natin compared sa ibang bansa. Singapore quality for example is top notch! Even Thailand & Indonesia have better designs & qualities. And the delays you experienced are unacceptable.
