I have a new home rental in Dripping Springs Tx. Last year it rented in less than a month and I had two applications with better than expected rent. Now it’s been sitting vacant for three months. I have dropped rent each month. Three showings. Property tax and hoa due in a few months. Looks like the market has changed for sales and rental.
Hey guys, the newest one to me is I was told anyone can have a pet letter from a doctor for a therapy animal, and not be required to pay a pet deposit even if the you advertise as having a no pet policy.(WA)
Hey Ken! A question ,What do you think passing on to Tenant maintenance , repairs ,Appliances anything brakes down either fix it or replace it! and if you replace it !when you move out you they can take it ! as landlord ill fix water heater and AC .
#1: I would disagre with the granite. Some people have had it, and it could be the staw. #2: The deposit money could be expanded upon explaining escrow accounts and the interest there on. #3: The lease... figure out what lawyer you are going to use. Sometimes the area has, 'a guy' (1 lawyer that represents over 50% of evictions). Thats the one you want. Give 'him' your proposed lease and let 'him' tweak it. #4: pets are okay, but I as the landlord/manager must meet it and it needs to be cool. As for the flooring... Rejuvenate (flooring product). Carpet is gross! As for cat pee sub floor... Order X-it (flooring product). #5: pro-photos, no. Be artistic and take many from various angles, film is cheap. Tenants are not allowed to paint, although sometimes it happens without permission. We paint if asked but it can't be in lieu of cleaning or an abused privilege. I very much appreciate what you do and agree on many other fronts. Keep up the great work!

Adding a kitchen to create a basement rental definitely is something that cities, states and HOAs have rules about!
I did it. Their were a couple of loopholes I figured out thanks to my contractor being an old bad azz in the biz for 30 years.

A tenant can do way more that one month’s worth of deposit in damage. I wish there were insurance to cover tenant damage.
Zillow now offers landlord insurance yet it requires use of their internal rent payment system. What do people think about it?
