One can form LLC on visa but can’t actively work for it as you mentioned. Either you have to hire a property management company to manage the property or have a partnership with someone who has no restrictions regarding work where visa holder can be the ‘Limited Partner/Member’ and the other partner can be the ‘General member’.

Everything looks great on paper & calculators in an ideal world. But it's hard to assess the risk/beta for an investment (another pandemic/job loss/medical bills/defaulting tenants/trashed & damaged airbnb/repairs). Real estate is indeed a good investment, but not at the cost of piling up mortgages. Building wealth is a process that requires discipline. There's no fast-track shortcut to it. I'd recommend you read more, speak to experts who have done it before, and pick the best strategy that favors your current situation. Don't rush into a financial decision because a book/few influencers reccomend it.
Very True. In current geopolitical scenario where owning debt is becoming a very costly affair in US, new entrants in mortgage area is fraught with many risks. How US banks were able to give mortgages at low 3 % rate looks like a thing of the past.

like you said there is always a if - what if you buy a house with someone already renting it and then down the line they leave your rental property after the lease is over then you should also be prepared on paying for mortgage until you find new tenants
I didn’t understand what he actually meant. Was he saying that if I’ll purchase a house for 500k then the monthly mortgage payment plus other bills will be around 4K per month, so I have asked my agent to get me a tenant who is willing to pay 3k so that I only end up paying 1k a month instead of 4?
@@Bshsug yes that's what he meant. He's currently paying 1k rent. So if he buys a duplex and sublets 1 part to someone, he's expecting 3k rent from them. Now he owns the house and stays in 2nd part of the duplex so doesn't have to pay rent. So out of 4k mortgage, he's only paying 1k from his pocket. Which was same as before he was staying on rent. So overall his expense didn't change
Real estate investment has to be played very very carefully. Again depends on lot of factors - location , demand , tax laws are very strict for the income you make from the rental.
I found your Chanel very recently, and fell in love with it immediately. By the way, in 1970s and 80s, New York City government sold abandoned houses in Harlem for a $1. The conditions are, you have to live there and have to pay taxes. Today, the Harlem in NYC is gentrified, and those houses sold for $1, now sells for three to four million dollars. In American real estate, do your research, but take risks. Play safe, you will miss the boat!
Your rent should equal yearly gross rental multiplied by 7 years. So rental is $700/month. Times 12 months and times 7. Duplex are hard to find because they are desirable and so sellers jack up the price. You have to find sellers who have owned the Duplex for years and now want to retire from the business. They will give you a fair price. It requires a lot of hunting. Also the house you were looking at had been refurbished with new appliances and looked like a rehabbed for maximum gain. Buy a house that may need some work but has sound bones in a upmarket neighborhood. It's the not so pretty house or needs updating and is in a upscale neighborhood.

Consider closing costs when buying and selling, insurance, tenant demands, tenant damages to the property, maintenance requirements, property taxes, increase in property taxes, market fluctuations, and monetary value of the time you would need to invest. Tenants can complain about you to the government if the house is not maintained properly. Finding a good tenant and keeping them for many years is a big problem. If the house is not updated to latest code every five years, government can inspect it and levy a penalty. Rent cannot exceed what is common in that area for a home in general. House rental income is treated as income and so you have to pay income tax on it. Depending on your luck, you might make some money when you eventually sell or you may not.

How can mortgage company or bank will finance your house for your company having the ownership without the social security number (SSN)?
Without ssn banks in USA won't loan any amount.Even for that need to have credit history built within USA

I personally think your calculations wont work because if someone lives on rent for $3000, the house must be really big which brings the cost of the house to be more too. EX: If its a $250,000 house, nobody would pay the 10% of the house value as rent.

If you buy that duplex theres no way you can rent one half of it for 3000 usd. Your calculations look good on paper but hard to match real world conditions.

Bubble about to pop. Rents too high if you're a greedy landlord. You better be able to afford that mortgage in case it stays empty or you get bad Tennant. Eviction process isn't that easy. It can be months before you get a court order & you can do anything that would be considered intimidation or you'll get sued & charges pressed against you.
instead of buying house which will costs you in crores. You buy real estate course(where you will learn how to do real estate business) which will cost you in only few lakhs. Thats my way of investing.

When Housing goes up rapidly its usually because the Fed is printing a lot of money. The surplus money printed usually boosts the stock markets, the housing and other assets...but usually a boom is followed by a bust.
You need to normalize rental income and then make sure that the normalized rental income will be higher than the interest you pay on the debt amount. Else you are in trouble.

Though I live in India and don't know much about US real estate market.. but still I fell the house at an overpriced point right now.. because there is a lot of influx of working class people and companies in Atalanta, so the property price has been raised by a mile. But bro, this house was built in 1950s, so this means there can be a lot many hidden costs after purchase. Idk if u only want to buy in Atalanta, but if you look into any other state you might get a cheaper rental property. For example, if you look in Utah, Idaho or Colarado Springs, you might get a rental property for half this price or a good property under $300-350k. Rest you know better.. Ciao

Hi, I have a question for you. My son’s company has just now applied for H1B visa. He will know the result by first week of April. In case if it is selected, can he travel out of USA for 10 days in April and come back. Now he is on F1 visa.

I don’t think your calculation makes complete sense with the current interest rates being over 6% unless you plan to put a large down payment. For a 500k property and also multi unit you will get only 2 bed 2 bath max for each unit in Atlanta area and if you plan to stay on one unit and rent out other unit. There is no way you are going to get $3000 in rent. Which is just too high
