We can't really use HK and Vancouver house price as standard price which are the most pricest places in the World. insulation was there in attic. I don't live in Winnipeg but usually bigger cities has higher crime rate
@@raymondivy4460 As a Winnipegger I can tell this area is far from decent. lol. finding and dealing with tenants can be a hassle that's why landlords may just hire a property manager, which cost another 10% off your rental income.

Winnipeg 唔係red zone 都會有呢個價錢既屋,當然可能會舊,你識裝修會搵到好多potential。同埋舊唔等如殘,如果本身地基骨架做得好,只需要cosmetic 翻新就好好住。

其實間屋地牢和頂層很乾爽,不算差。如果加了窗門,把中央系統定期抽風,應該不錯。很多二戰后的小屋都是這樣的。
呢間屋乾淨企理,十分舒適,四周圍環境巳經可以算係幾好,你地真係未住過真正嘅貧民區啦。

屋小是租金低其一原因。附近居民可能是working class ,儲了幾年錢,買一個小安樂窩。有低收入,也有單親,傷殘取綜援。是很貼地,基層。但這並不馬上label 治安差。

呢啲樓盤利齋拿(Regina)大把,9萬10萬左右。不過通常地區治安唔好,樓齡大,投資絕對唔化算。
Scouter Ben 樓價,地價可能升幅不高。但如果不是ghost town,有固定租金收入,又可以讓低收入家庭有一安樂窩,雙賺。參考香港"光房"。

Scouter Ben 租霸在那一區都有。但相反平民區反而少租霸。特別是政府代交租那些單位。而且又不是高級磚,云石檯,regular maintenance. 即可。可在租約附加bonus:每年送油漆數桶給住戶自行油掃⋯有良心業主,自有良心租客。但租單戶比rooming house 安全。
@@dovemc6452 咁可能我非常之唔好彩啦,舊區試過租畀租客畀人拖租,仲畀佢發窮惡鬧返我轉頭, 最後連續幾個月唔交之後踢佢走,但啲租金追唔返 。喺新區都試過租畀租客,做曬reference check,佢仲係我同事嘅男朋友,最後一樣係欠租三個月,臨走前同我整爛曬啲牆,要我用千幾蚊去補番啲牆,所以之後都唔敢再租樓畀人。 自問係一個非常之有良心嘅屋主, 但可能太好心,畀人呃,畀人abuse. 見過鬼都怕黑。

location, location, Location are always the 3 key criteria
這區是舊或重建區(如果是非常差的區。業主通常放棄,讓銀行power sales,不會花錢裝修。
有誤導,最高的是attic,高度只有三呎多,很焗及冇窗,不能住人,只可放雜物,通常係保温層,最底並不是basement,是地脚層,主要係柱脚及放heater,亦不能住人。
好感人啊!!...雖是刻意拍出來的.. 出租不算,但自住,卻可把attic改良作閱讀室。
個頂層未做好隔熱層,又未做抽氣設備,做咗會好好多。
