    Why would you pay all cash? Doesn't make any sense when the primary benefit of real estate investing is leverage. I can understand if the interest rates were 20%, but in today's economy you can get financing from the big bank under 2%.

    I’m in upstate New York, US. The market seems fairly similar to where you are. I’ve been working on my second rental for the past six months by myself, so I definitely get the dont be a lone wolf vibe. Also I’ve made all the beginner mistakes. From getting ripped off by the contractor, to poor time management.

    What a pole smoker, bypassing his own agent and letting the listing agent double end it. Glad he likes to think people love to work for free.

      if the agent brings you a deal they get the commission, if you find your own deal and can negotiate on your own why would your agent get that sale? he said hes buying 12 homes this year so I'm sure his agent will bring him some deals and he will find some on his own. its different than a regular home buyer trying to find a home to live in, they find somehing and then the realtor needs to still hold their hand throughout the process.

      @@rdk2086 no loyalty. You get what you give. You give the loyalty, you'll get the best deals. Be a pole smoker, get the deals that are left over from the agents good clients. Good luck!

      @@andrewmcgibbon5444I absolutely understand your position, but if you're in the market and buying at high volume, you're still giving your agent over 10 houses a year that's amazing business and if you're busting your ass going to find your own deals then yes you should also get paid and not work for free.

    Surround tub wall = cheap, what else the flipper will cut corners to maximize profit. Insulation? Wiring? Roof? Flooring?

    Awesome video! I live in Beunos Aires, where the rent is ridiculously low for the price of apartments (about 500 dolars a month por a 170.000 dolar apartment) could that problem present some kind of creative opportunity for investment?

      You could rent a house out room by room with lower rent, but the combination of all the rooms being rented would be higher than just renting to one person for the month.

      Another idea is you rent out a house and rerent it by the room or on Airbnb for more than the cost you’re paying to rent it

    come to sudbury :) ! the numbers are insane and i'll do a walk through of my student rental. Full time student/ full time traveler/ single mom....common we can all do this if i can LOL
