People concern about hurricanes when all these homes are build to sustain min 155 mph winds. Every single apartment complex in central Florida is wood. I think sunbridge is a more sustainable community as wood construction is better for energy retención higher R-value than CMU.
I went to tour this community the Friday after Ian came thru; the road leading into the subdivision was flooded (almost to top of wheels). I'm not sure if I would be ok with spending over half a mil on wood frame construction knowing that and especially with the crazy insurance situation right now
Another well-done video tour! I agree with all the comments you made. I’d call this the super bowl house or the party house. There was so much seating! I wonder if an outside TV would be a good idea. I think the doors were removed to make the place look larger. Same thing with the glass doors. And I agree that at least one of those three bedrooms should have its own bathroom.
Morning Marlon. 5 beds/3 1/2 baths 3400 sq ft and every bedroom doesn’t have an en-suite? 🤦♀️. Agreed. Nice front elevation. Wood framing? Nice front bedroom and en-suite. Coat closet nice but agreed a glass door not needed. 1/2 bath 👍🏼. Beautiful open concept. Large dining space. Nice kitchen. Like the backsplash and countertop and floors. Pantry good size. Agreed. Frosted door better. Outside is amazing. Large covered lanai , pool. Oh this is the pool I guessed on IG $150K. I would be a prune daily. Large grass/turf area as well. Really big lot. Can see why it’s $150 as well. You right Marlon. Not trying to mow grass. But would have a Gardner. Large loft and balcony 👍🏼. Lovely laundry with sink/cabinetry and can get a counter in where the baskets are. Extremely spacious primary. En-suite nice but don’t need the tub. Guess that shelving in the closet would be for linen. Unless I missed it did not see a linen closet. Love barn and or pocket doors. The bedrooms a good size but you know me Marlon. 3 beds to one bathroom plus the friends Netflix and chilling in the loft 👎. Upstairs big enough for another bathroom at least and a 1/2 bath for guests. I’d be living outside anyway. Gonna rewind to see if there was an outdoor kitchen. Thanks so much and see you next video.
Hey Cydney! Yeah no outdoor kitchen but really nice pool and yeah you were one of the few that guessed right!! Not a fan of wood frame construction. I like the builder but not this neighborhood because of the construction restrictions.
Wood frame doesn’t bother me. My parents home is wood frame construction built in 1988 just north of Orlando and it’s fine. That’s also pre-Andrew building codes. Besides most homes are cinderblock first floor and frame second floor anyways. Great floorplan here!
I honestly don't know but I wouldn't recommend a wood frame construction home in Florida in 2022 when block homes is the norm. Especially for that price.
That whole all wood construction business for all the homes at Weslyn Park is a big drop of the ball for a Florida project imo. In a place where cinder block is the norm and where hurricanes are a concern why would I buy an all wood construction when there are more than plenty of options in Florida for a block construction? Aside from that; it's a very nice house.
The cost of wood is the lowest now than ever and I think that's why they are using wood instead of concrete blocks. Wood is not good for termites, fire, and humidity, concrete is far superior but more expensive.
