Overall, this house incorporates many of the features that I look for, though I would suggest a few changes. The kitchen counter should be extended to include the cooktop, which would free the island for more food prep space and safer dining. Right now that entire space is wasted with a plant! I would use conventional doors rather than pocket doors for the bedrooms, and I'm not keen on having a closet accessed via a bathroom. The upstairs office could become a bedroom if needed, and the fixtures in the upstairs bath might be rearranged to provide more headroom when showering. But it's a good plan!
Great home! I think it’s wise that the front entrance has both the bench area with decorative coat hooks/cupboards, etc AND a proper closet to the left of the entrance. For our Canadian winters, the pretty bench with three or four hooks wouldn’t be nearly enough for three plus people. I’m not sure about the integrated dining table being so high. Kids and older ppl may find the high chairs a challenge. The upstairs office/retreat is the jewel in the crown for me. You essentially have two options for the master bedroom (or two master bedrooms). Nice job!
I love the garage/ main door/ mudroom area! Very practical! One of the few kirchens with large uninterupted counter space and lots of storage! The hearth I would want higher so it is easier to sit on. I would take out the bedroom and bathroom close to the front door and make it into a diningroom, the office on the 2nd floor could be a bedroom,
Love this home. I love the separation of all the bedrooms, 2 of which (1 up and 1 downstairs) present like master suites. Live the living room. Not a fan of the kitchen lay out but as long as gas pipes and electric is in the foundation right, I could make it U shaped and still have a bar and dining table. Not a fan of the laundry area but at least it’s not an eyesore where it is. Lots of storage including a front door coat closet. I think my husband and I would enjoy that loft suite for another 10 years and then move down to the downstairs master which would be the guest room now. The front bedroom would be for our autistic night owl son and we really really appreciate a 2 car attached garage! Thank you so much. Oh, can Plans be easily altered to get rid of the fireplace and add a wood stove with top cooking and its oven? They heat a home far better than a fireplace.
I like this house. When my son comes to visit with his wife and kids, the upstairs would be perfect for them. Plenty of privacy for all of us. Ill save this one. Now I have to figure out where I want to spend ny retirement. Some place warn and quiet. Lol

There are some nice things, but one huge blunder. There is no proper dining area. I would eliminate the front downstairs bedroom, inluding the bathroom, opening up the ground floor from front to back. Put a 2 piece powder room in with the laundry and front foyer. Move the kitchen to the area now occupied by the living room. The dining room is where the kitchen is, and the living room at the front where the bedroom and bath are, so the living areas form an L, using wide arches to delineate the areas. I would adjust the walls so the master bedroom entrance is off a short corridor beside the stairs, separated from the main part of the house for privacy. Upstairs i would turn that study into a bedroom, adding a former window to increase useable floor space. Regardless of anything else, i would eliminate the two small dormers in the upstairs bedroom, instead have one larger one centred in the room. It would add light as well as making the room feel less claustrophobic and dark.
