      On the otherside, I would look in person. Some of the places, they don't keep up with very good. Plus, you are closer to the ocean; which is very nice but birds are pretty bad in Hua Hin.

    Great video Chad! We live in Vegas and Thailand and was looking at a place for rent for one month next July. We visited Las Casita and loved all the things you listed as pros. We have a house in Bangkok so we spend most of our time there but love to vacation in hua hin

      Thank You. July is probably the best since it is low season. During high season, honestly, its just treated too much like a hotel with weird rules. But, it's still an excellent place. It's new. In a great location.

    You are right about the traffic. it's confusing in most places with so much going on along the sidewalks.
    I spent 6 months in Hua Hin almost 5 years ago, I rode a motorbike daily, had an international driver's license and everything was fine with insurance.
    I lived in the middle between soi 88 and soi 94. One day I drove down soi 88 towards the beach in the middle of the day, I followed the pace of the traffic as I used to, then I see 200 meters in front of me a western man and woman of about 30 years walking hand in hand across the road, I slowed down to less than half the speed I had and with this prevented those behind me from driving faster, I thought as soon as I saw this couple that here there is very likely a child who is not holding their hand just now and expected a child to come quickly across the road, oh true to my words, this is exactly what happened, even though I expected this it was a bit of a shock, for everyone present, those who were eating and saw this as well as all those who behind me was completely shocked that I had managed to stop, a good meter before I would have hit the child.
    I often think about this to this day, if I hadn't been able to foresee that a child might come here, this could have ended very badly. the child's mother hung around my neck and thanked both me and all the gods she could think of that the child was not hit.

      it's really depends upon when you come and during what month (high season vs low season), I pay 15,000baht for a 1 bedroom.

    I’m in the middle of planning my retirement in Hua Hin. Your review was excellent. If your budget was able to afford the next level up and have better furnishings which one or ones would you pick? We are a couple.

      In Hua Hin, it's actually a little cheaper to rent a house than a condo. But, you will need to be here first for that because that way you get exactly what you want. And how far outside of Hua Hin you would want to be. Because with a house, you 100% will need a motorbike.
      All the people that I know that retire in Hua Hin, don't stay in condos. Maybe in the beginning short term but they move on to a house.

    How difficult is it to cross that road in peak times to get to the beach?

      During Peak Times, you have to walk down towards 7-Eleven and there is a light and cross walk. About a 5 minute walk.
      FYI: But you have to pay attention even at lights and cross walks. This is one of my major complaints with Hua Hin is that the Locals drive very dangerous. They will not stop for red lights, stop signs and even when people are crossing the street within a cross walk.
      Even though, you have certain youtubers say how safe Thailand is, your in a different country, period. If you get hurt, your shit out luck cause you will pay for it no matter who's fault it is cause locals have no money or insurance.
      Thailand is great but you have to take personal responsibility and look out for yourself, family and definitely if you have kids.

      hey bud, a little tricky question but I got you. La Casita in high season (nov - feb) most owners and agents try to get as much as possible. Plus, remember, you can always negotiate around 10-30% off the asking price.
      My 1 bedroom is 15k bhat/month. For me, with La Casita - 15 is the max to pay for the 1 bedroom because the rooms are pretty basic. But in high season, I know peeps that pay 22k/month for a 1 bedroom....lololool.
      Studio should be 10-12k.
      But these are long term prices.

      ya, you cannot drink at all. Theres always security there, so they will see you.
      If you are asking this question, La Casita is probably not for you. OR, your going to be pissed off if you stay here.
      I just ran into a guy the other day at the gym here, and when he checked in, they made him sign a form stating he wouldn't use the grill, smoke, drink and ect.
      They are doing sneaky. They are not telling you before you book. They wait until you arrive and do the final check-in, and that is when they surprise you with the rules. Check GOOGLE reviews, people say the same thing.
      For me, they tend to leave me alone cause I have been here a long time. Plus, I was straight forward with them, they are violating my Tenants Rights in Thailand. Furthermore, if you are coming on vacation or a short time, you don't want to deal with this shit.

    Very informative video, almost too informative....lol. Anyhoo, I rented a place for a bit and it clearly said there were several smoking areas and you can only smoke in them. Is this true?

      They have signs posted all over for no smoking. They made one smoking area with one chair...lololol on the other side of the parking area. The other smoking areas is outside by security - so pretty much outside the complex.

      @TheChadNapier I've stayed at places in Mexico where "owners" can do whatever and airbnbs got loads of extra rules. If a Thai owner can smoke on his balcony and have a beer near the pool. So should everyone else.

    Good in depth video, could you change your bed out ? For me ia quality pocket spring latex mattress. A ceiling fan would be of benefit.. On the other hand Landlords don’t care about the comfort, they want the money. Do you think iApt./ Condo living might be voluntary incarceration. ? All the best.

      Hey Bud, here the actual bed is built in too the wall. You could possibly change out the mattress but that's only IF the owner would take it.
      It is true, a lot of landlords have very cheap furniture. That's the only thing, most youtubers in Thailand don't share this stuff. They will sell it as a perk...ALL CONDO'S COME FURNISHED...lololol. but, it's mostly all cheap and uncomfortable. It's better to look in person.
      It's actually true...living conditions is voluntary incarceration...lololol. It's what you are willing to put up with. It does really surprise me how many farang come to Thailand and put up with bs. Here at La Casita I just ended my lease early under Thai Law.

    Thanks for the review! Agree that is the problem with Airbnb in condos in Thailand is the furniture quality .Always make sure they have a good mattress. I stayed once at the Riviera in Jomtien, the condo was great but the mattress was like sleeping on the floor (I like Asians like hard matttress but this one was hard even for Asian standards). If it is the same price for a short stay, hotel is better.

      Yes, exactly. If someone is only on vacation, stay in a resort. Unless theres a tremendous price difference, but here in thailand, you are risking with a condo, especially through Airbnb

    I like your video for your intended purpose to warn and make people aware. Good production value, too. But I have a question - as a 1 year tenant is it not possible to negotiate some better furniture or ask the landlord to remove the mattress and couch out so you can bring in your own?

      yes, it is always possible to negotiate better quality furniture. But, they can also decline your request.
      Like in my case, I am dealing with the Agent, not the direct owner. So, lots of times the Agent will so no. Now, they did remove all their dishes, trash can and bedding for me. But, they would not remove the actual furniture.
      They do have good owners out there, that will replace better quality furniture or will work with you. But, that is something to negotiate right in the beginning before you sign the lease.

    Thanks Chad for the informative vid. I have to say I wouldn't stay in any condo long term if they are soooo strict with rules, yes you need some to make sure people don't ruin it for the neighbours, but If I can't enjoy a salted snack with a coke or beer by the pool, whats the point of living there, it's too sterile, doesn't feel like your own home and you would feel like your in some sort of prison!

    The grounds are nice but if you can't go down to the pool & suck on a cold one, it's a no go. I ain't flyin' 8000 miles to have somebody swettin' & trying to cornhole me for some cash.

      True that brother. This place is getting worse. This high season, a lot has been broke. Water slide been broke for 8 months; same for the bridge. They have a coffee machine on the grounds, been broke for one month. plus with all the cheesy rules.

      One piece of advice, pay attention to the area of the resorts. A lot of hotels and resorts are in the middle of nowhere...lololol. Your either have to take a tuk tuk or rent a motorbike everywhere you go.
      There is a really nice Hilton Resort that sits off the main road that is around a ton of stuff.
      There is another nice Resort across the street from the BLUEPORT MALL. But, I forget the name at this moment.
      If you have not tried yet, go to agoda.com; this site usually has the best prices and deals.

      Marriott just up the road if you want upscale… or Prinz Garden just around the corner from La Casita if you want budget, but immaculately clean, friendly staff, and waterfall pool.

      Hey bud, Hua Hin rains the least out of all Thailand. It tends to be a little windy since it is more of a Wind Surfer Beach Area. If you are looking for a tropical beach - Hua Hin may not be the best choice.
      With the Floods, since it rains the least in Hua Hin, it doesn't flood like other areas. BUT, the past rainy season, if it rains all day and night; it will flood a little on the roads.

      Depends: In high season its going to be a lot higher. Plus, in Thailand, there is no set price.
      If you are planning on living in Thailand - it's best to negotiate and get a condo during raining season (July).
      Also, negotiate: you can easily ask for 10-30% off the asking price.
      For example: my condo, I pay 15k (baht), but during high season, people can pay 24k (bhat); for the same 1 bedroom condo.

    I don't know if I missed it but how much is it ? Can you rent month to month as a tourist ? (sorry I did not watch the entire video, it's WAY to long for a condo review).
    If I may give you some pointers . Too much detail. Show the room, put a google map location. Tell us if it's 6 or 12 month contract and the price, tell us if it's available month to month and the price. Tell us the water and electric rate. Tell us options, price for studio, 1 BR, 2 BR. Tell us the basics, balcony, Aircon, safe. Tell us the contact info. tell us how close is nearest 7/11 and Big C or others supermarket. Doing these will improve your "likes" and get you more subscribers.

      Hey bud, thanks for the comment and feedback.
      My mindset for the video was not so much as a condo review - but to be honest about living here (But, not be too negative in the video). Most Thailand RUclipsrs are not telling you the truth with condo reviews - yes, they get a lot of likes and subscribers - but giving you shoestring advice.
      Right now I pay 15,000baht/month for a one bedroom. Your only going to get this price with longer contract, not a month to month. Month to month will be more expensive. Further, high season (nov-feb) is going to be more expensive. Right now, my opinion, La Casita is too pricey for all the bs you put up with.
      Too many rules which violate tenants rights. Remember, a condo is not a hotel and is considered residential living which falls under the tenants laws in Thailand - to keep it simple, you can do whatever the owner can do.
      Plus, La Casita is treated like a Hotel. It's very poorly managed here. Which is a shame because it is a very new condo in an excellent location.
      I just ended my lease early here according to Thai Laws. They fought me on it in the beginning until a said I would report them to the OCPD. Then they miraculously agreed....lololol.
      But, with condos in Thailand, you really have to do your homework before you sign a long term lease. If you are just coming on vacation bro, stay in a resort. yes, it may be more expensive - but you will enjoy your time way better. Trust me, I lived in Phuket for one year and did resort living. Then when I moved to Hua Hin, I lived in a Condo. Now, moving to a house.

      @@TheChadNapier wow, longest response I ever got, Thanks ! I went to Pattaya for 2 months last summer stayed in cheap hotels. I thought I'd spread out my time between some other places next time. Hopefully I'll get the DTV visa. If so I'll stay for 5 months, maybe a month in each of Hua Hin, BKK, pattaya, Phuket, Krabi. But I'd rather pay for a 1 month condo then hotel. Anyway thanks for the info.

      I have to DTV which is pretty good. I get you, if you are moving around, condo are cheaper and you can put up with a little bs rules.
      Number 1 thing I would do looking for a condo short term, is look for keycard access - you need a keycard to enter condo, enter security, enter the elevator and the amenities. If it is harder to get inside the condo, they usually have better rules most of time. without keycard access, like la casita, it can easily become a zoo.

      I think it would be okay. The 8th floor may be a little warmer but most of building B is in the shade. Building C and D gets hit by the sun.

    I'm very respectful of other countries rules... please don't smoke in certain areas please don't drink beer by the pool... please stop whining like babies and respect how cheap and beautiful these places are otherwise go to the places that are full of nonsense

    Im confused about you mentioning “management” and “juristic” like they are two different things. Who is the management company that has power over the juristic office there? I always thought the juristic office IS the management.

      Sorry it is confusing. In the United States, we call it HOA (Home Owners Association) that would ultimately be in control and this is where all owners have the annual meetings.
      In Thailand, it's referred to as the Management Company.
      The Juristic Office is onsite staff that manages the grounds. Remember, all staff is hired through the HOA or Management company - through all the resources from the owners money fees.

    Thanks for the info. I’ve been considering buying a unit there purely to rent it out. When you talk about the rules there, you’ve got the rules that the management/juristic impose and then you’ve got the rules your landlord sets, right? Would it be fair to say that La Casita has more positives than negatives which is why you stay there and why there are not many vacancies?

      Yes, the rules the landlord sets are going to be the strongest.
      As an owner, you have to be careful the so-called rules the juristic office sets - which can violate tenants rights in Thailand and a possible lawsuit.
      Some of the rules from the Juristic Office can be 'money schemes.' For example, if a tenant if caught smoking, it's a 2000baht fine; which gets pocketed by the juristic staff.
      Once owners of the condo finds this out, they can have the staff fired.
      La Casita is probably the top 3 places in Hua Hin right now. I do think the positives out way the negatives; and at the same time, you cannot let negative issues destroy your peace and happiness.
      If you think about buying a condo, that's another can of worms dude. Remember, condo's in asia are severely overpriced than what they are worth. So, negotiate.
      There's a lot to consider...if you end up overpaying; then you have your HOA Fees every month; then you have maintenance and up keep of the condo. (when you rent out; you will never re-coupe your investment).
      I was actually thinking about making a video on this topic.

      True That. Electric is close to 2000baht if you use the air conditioners. Water is close to 400baht. But, they double charge for water because you pay La Casita and not directly to the water company. peace brother.

      That's the issue with many condos. They charge ridiculous prices for Electricity and water. Not the government rates. Electric is around 3.8 Unit. Some condo's I see charge up to 10 Baht Unit. And double for water 😳. I rent a villa up at hin lek Fai.. 2 Bedroom. 2 Bathroom. 12 000 Baht Monthly. Electricity is around 1300 Baht cold season. And around 2000 Hot season monthly

      @ so true. It’s kind of surprising they do this in Thailand cause in the United States it would be a class action lawsuit. But you can report the condo to the OCPD.

    I stayed there for a month about a year ago and the place was a prison, one way in and one way out. Pool isnt even close to one of the best in Hua Hin. Most of this pool is only 2 feet deep. The walls are paper thin, the rooms are tiny, kids making unending noise in the main part of the pool every day, thankfully I had a room on the other side overlooking a small farm with soi dogs barking as most places in Hua Hin. By the end of my stay there I was ready to claw my way out of LaCasita and find a place much quieter and less people everywhere and especially having to walk past Sgt Schultz at the front gate every day several times a day and having to check my guests in like San Quentin. Hua Hin is a great place if you buy a house 5 or 10 minutes out of Hua Hin, but living in a place like LaCasita or any of the condos not directly on the ocean gets old very fast.

      No, Pattaya is cheaper. Hua Hin is more expensive. I don't know why but it is.

      Cost is always going to fluctuate my friend. Depends upon high vs low season. Right now, it's over priced.

    Thanks for eliminating this place. So many rules, especially the no smoking rule. One of the biggest reasons I am traveling to Thailand instead of my usual destination lately of the Philippines is the legal marijuana. I would definitely want to smoke at home.

      @@gregorypierre1363 the Main point is that a condo is residential - meaning it falls under tenant rights. Now, the owner themselves can say no smoking in the condo unit. Which I agree with you. But you should be aloud to smoke on the balcony and outside.
