You are right about the traffic. it's confusing in most places with so much going on along the sidewalks. I spent 6 months in Hua Hin almost 5 years ago, I rode a motorbike daily, had an international driver's license and everything was fine with insurance. I lived in the middle between soi 88 and soi 94. One day I drove down soi 88 towards the beach in the middle of the day, I followed the pace of the traffic as I used to, then I see 200 meters in front of me a western man and woman of about 30 years walking hand in hand across the road, I slowed down to less than half the speed I had and with this prevented those behind me from driving faster, I thought as soon as I saw this couple that here there is very likely a child who is not holding their hand just now and expected a child to come quickly across the road, oh true to my words, this is exactly what happened, even though I expected this it was a bit of a shock, for everyone present, those who were eating and saw this as well as all those who behind me was completely shocked that I had managed to stop, a good meter before I would have hit the child. I often think about this to this day, if I hadn't been able to foresee that a child might come here, this could have ended very badly. the child's mother hung around my neck and thanked both me and all the gods she could think of that the child was not hit.
Great video Chad! We live in Vegas and Thailand and was looking at a place for rent for one month next July. We visited Las Casita and loved all the things you listed as pros. We have a house in Bangkok so we spend most of our time there but love to vacation in hua hin
Thank You. July is probably the best since it is low season. During high season, honestly, its just treated too much like a hotel with weird rules. But, it's still an excellent place. It's new. In a great location.

hey bud, a little tricky question but I got you. La Casita in high season (nov - feb) most owners and agents try to get as much as possible. Plus, remember, you can always negotiate around 10-30% off the asking price. My 1 bedroom is 15k bhat/month. For me, with La Casita - 15 is the max to pay for the 1 bedroom because the rooms are pretty basic. But in high season, I know peeps that pay 22k/month for a 1 bedroom....lololool. Studio should be 10-12k. But these are long term prices.
During Peak Times, you have to walk down towards 7-Eleven and there is a light and cross walk. About a 5 minute walk. FYI: But you have to pay attention even at lights and cross walks. This is one of my major complaints with Hua Hin is that the Locals drive very dangerous. They will not stop for red lights, stop signs and even when people are crossing the street within a cross walk. Even though, you have certain youtubers say how safe Thailand is, your in a different country, period. If you get hurt, your shit out luck cause you will pay for it no matter who's fault it is cause locals have no money or insurance. Thailand is great but you have to take personal responsibility and look out for yourself, family and definitely if you have kids.
Good in depth video, could you change your bed out ? For me ia quality pocket spring latex mattress. A ceiling fan would be of benefit.. On the other hand Landlords don’t care about the comfort, they want the money. Do you think iApt./ Condo living might be voluntary incarceration. ? All the best.
Hey Bud, here the actual bed is built in too the wall. You could possibly change out the mattress but that's only IF the owner would take it. It is true, a lot of landlords have very cheap furniture. That's the only thing, most youtubers in Thailand don't share this stuff. They will sell it as a perk...ALL CONDO'S COME FURNISHED...lololol. but, it's mostly all cheap and uncomfortable. It's better to look in person. It's actually true...living conditions is voluntary incarceration...lololol. It's what you are willing to put up with. It does really surprise me how many farang come to Thailand and put up with bs. Here at La Casita I just ended my lease early under Thai Law.
ya, you cannot drink at all. Theres always security there, so they will see you. If you are asking this question, La Casita is probably not for you. OR, your going to be pissed off if you stay here. I just ran into a guy the other day at the gym here, and when he checked in, they made him sign a form stating he wouldn't use the grill, smoke, drink and ect. They are doing sneaky. They are not telling you before you book. They wait until you arrive and do the final check-in, and that is when they surprise you with the rules. Check GOOGLE reviews, people say the same thing. For me, they tend to leave me alone cause I have been here a long time. Plus, I was straight forward with them, they are violating my Tenants Rights in Thailand. Furthermore, if you are coming on vacation or a short time, you don't want to deal with this shit.

I have to say I wouldn't stay in any condo long term if they are soooo strict with rules, yes you need some to make sure people don't ruin it for the neighbours, but If I can't enjoy a salted snack with a coke or beer by the pool, whats the point of living there, it's too sterile, doesn't feel like your own home and you would feel like your in some sort of prison!
I might have to get back to you on this one...lololol. One piece of advice, pay attention to the area of the resorts. A lot of hotels and resorts are in the middle of nowhere...lololol. Your either have to take a tuk tuk or rent a motorbike everywhere you go. There is a really nice Hilton Resort that sits off the main road that is around a ton of stuff. There is another nice Resort across the street from the BLUEPORT MALL. But, I forget the name at this moment. If you have not tried yet, go to agoda.com; this site usually has the best prices and deals.
Marriott just up the road if you want upscale… or Prinz Garden just around the corner from La Casita if you want budget, but immaculately clean, friendly staff, and waterfall pool.

Would it be fair to say that La Casita has more positives than negatives which is why you stay there and why there are not many vacancies?
Yes, the rules the landlord sets are going to be the strongest. As an owner, you have to be careful the so-called rules the juristic office sets - which can violate tenants rights in Thailand and a possible lawsuit. Some of the rules from the Juristic Office can be 'money schemes.' For example, if a tenant if caught smoking, it's a 2000baht fine; which gets pocketed by the juristic staff. Once owners of the condo finds this out, they can have the staff fired. La Casita is probably the top 3 places in Hua Hin right now. I do think the positives out way the negatives; and at the same time, you cannot let negative issues destroy your peace and happiness. If you think about buying a condo, that's another can of worms dude. Remember, condo's in asia are severely overpriced than what they are worth. So, negotiate. There's a lot to consider...if you end up overpaying; then you have your HOA Fees every month; then you have maintenance and up keep of the condo. (when you rent out; you will never re-coupe your investment). I was actually thinking about making a video on this topic.

I stayed once at the Riviera in Jomtien, the condo was great but the mattress was like sleeping on the floor (I like Asians like hard matttress but this one was hard even for Asian standards). If it is the same price for a short stay, hotel is better.

I stayed there for a month about a year ago and the place was a prison, one way in and one way out. Pool isnt even close to one of the best in Hua Hin. Most of this pool is only 2 feet deep. The walls are paper thin, the rooms are tiny, kids making unending noise in the main part of the pool every day, thankfully I had a room on the other side overlooking a small farm with soi dogs barking as most places in Hua Hin. By the end of my stay there I was ready to claw my way out of LaCasita and find a place much quieter and less people everywhere and especially having to walk past Sgt Schultz at the front gate every day several times a day and having to check my guests in like San Quentin. Hua Hin is a great place if you buy a house 5 or 10 minutes out of Hua Hin, but living in a place like LaCasita or any of the condos not directly on the ocean gets old very fast.

Sorry it is confusing. In the United States, we call it HOA (Home Owners Association) that would ultimately be in control and this is where all owners have the annual meetings. In Thailand, it's referred to as the Management Company. The Juristic Office is onsite staff that manages the grounds. Remember, all staff is hired through the HOA or Management company - through all the resources from the owners money fees.

Hey bud, Hua Hin rains the least out of all Thailand. It tends to be a little windy since it is more of a Wind Surfer Beach Area. If you are looking for a tropical beach - Hua Hin may not be the best choice. With the Floods, since it rains the least in Hua Hin, it doesn't flood like other areas. BUT, the past rainy season, if it rains all day and night; it will flood a little on the roads.

I think it would be okay. The 8th floor may be a little warmer but most of building B is in the shade. Building C and D gets hit by the sun.
