Well in this video, we’re going to show you the 11 most popular Miami suburbs and tell you the good and the less-ideal parts about each. The suburbs we will be going over today are Coral Gables, Coconut Grove, South Miami, Pinecrest, Palmetto Bay, Cutler Bay, Coral Terrace, Westchester, West Miami, Doral, Miami Springs and Miami Shores prepare to fall in love! All of these suburbs offer a TON, both within the communities and in the surrounding areas.
One thing you’ll love about all of these Miami suburbs is the proximity to many of the best amenities in the area. Another thing to note about several of these suburbs (which I discuss more in the video) is that you can get a lot of the same benefits of some of the more expensive, popular suburbs in some of the more affordable communities, so although it’s tempting to move somewhere like Miami Beach, where the population is bursting at the seams and hiking up prices left and right, some of the more affordable, less-well-known areas like Cutler Bay are an amazing option that will offer you many of the same benefits at a better price.

@@juuriartthat’s a great rule of thumb. There are many wealthy pockets. The ultra wealthiest neighborhoods off the top of my head are Indian Creek, Gables Estates, then the 3 islands off the McArthur Causeway (Star, Palm and Hibiscus) in between the beach and downtown Miami
Coral Gables is STUNNING!!! It's like the Hamptons here on Long Island.......such beautiful areas and the houses (most of them) on the water, are magnificent. I personally still prefer the Beach, south beach etc., because I like to walk to coffee shops, small bakeries, luncheonettes, etc., and watching the sun rise from the beach is just absolutely wonderful. If I had the wealth, I'd have a place in SoBe and one magnificent mansion in the Gables...........sigh.........

Have you done a video on Kendall Lakes area? How does it stack up?
I grew up very close to the area in Westchester. I haven’t done one specific to Kendall Lakes, but there are a few videos (Horse Country, Aguacate and Woof N Wag) that all are technically under the Kendall Lakes umbrella.

Deeper dive on Coconut Grove 2024 Real Estate market on Small Petite 1 story homes for 1 person!🩷
Currently the smaller ones (about 1200-1300SF) single story in the grove are starting at about 1mm. I saw two close for 1.2 and 1.3MM respectively at the end of December 2023.
