How do they price the house in the philippines ? Is there any parameters of the real estate ? Location, market condition, condition of the homes. Or do they ask whatever price and see if someone will buy their absurd and unrealistic price of the homes.

They must be insane to price this house. You know what kind of house you can get in FL? A mansion with pool, tennis court, theatre, waterfront with a boathouse! This is an insult.
I live here in Florida (Lakewood Ranch - fastest growing city) near Sarasota, FL. For that price you are correct Colleen. Not sure how many buyers do are there in PH? Just the name “Ayala Alabang” is the selling point.
This house cost way too much and it lacks some of the things that lower-cost houses have. The kitchen is too small for the size of the house, the appliances they used look cheap, the stove is too small, and where's the pantry. No office on the first floor?, no chandelier in the living room? The swimming pool is too small, they can make it bigger and add a jacuzzi . No balconies on any bedrooms, and no roof top deck or any decks on the third floor? No cctv installed? No laundry room? I can go on but these are some of the things I've noticed. The finishes on this house are not top notch, they can do better for the price of the house. Just my opinion.
Di ko alam nangyare bat biglang nagmahalan lupa sa Ayala. Mga 100 million dati naging 200m plus lampas 100% lahat in 2 years tinalo pa yung pag taas during pandemic. Overprice masyado kahit sa may pera.
