What about homeowners insurance for water front. I'm in CA and a "fire zone" paying almost $4500 a year. And yes my property taxes are almost $9k.

My property is around 3k square feet, lakefront and dock. My insurance for the year is $2,100

I'm a *little reluctant* to sell my 47 foot Lake Front property LOT 327 - *MLS **#3566962* on a shallow cove - no dock allowed. *Asking $65,000*
*Perfect for a young family.* On a *cul-de-sac* ... 47 feet of Lake Front near the top... Lake House 13 right around the corner from me by boat and the 'Strip' not too far away across the lake. Electricity/Sewer connections... Fiber Optic Internet access... and it's only a 1000 foot walk to the HOA community pool/picnic/BBQ area.
HOA is about $500/yr ... property taxes about $35/yr. *HOA requires that I build a minimum 1200sq ft home* when I'm ready to get a construction loan. I'm estimating it will be between 2,000 sq ft to 2,500 sq ft if I dont sell the land and end up building my "dream home" on it

Do they allow modular’s or prefabs?
