I might disagree ... most AC units have a projected lifespan of 10-20 years. I think most CPA's will tell you depreciation rate is 5-10% (straight line) on an AC. I'm not a tax expert or CPA but I highly recommend rei/landlords do a cost segregation analysis on their properties and have their CPA's place everything they can on 5 , 7, 15 or 27 year schedules.
