Calgary resident here. We get -30 Celsius on a regular basis during the winter. Exterior pocket doors would leak heat like crazy, and that over pass, would not only be as be like a fridge/freezer, but we have a weather phenomena called a chinook that causes sustained winds of up the 100km/h,
My pocket doors look similar to that and we have no problem with it in winter. My house is super warm in winter. Once you have good weather strips in the door there shouldn’t be any issues in winter
I have designed buildings in the Calgary area and believe it or not under the NBCC Chinooks are not treated differently than other areas. All buildings in Canada must be able to withstand Chinook force winds because at some point during the lifetime of the building the area it is situated in will experience strong gusts. The main issue with this structure I see is the flat roofs. The snow can pile up to a point where it can cause a failure that insurance will not cover. During periods of heavy snowfall you might need to hire someone to remove it. Most of the heating concerns you mentioned are taken care of with modern materials and methods :).
The exterior feels like an upscale Holiday Inn Express and the interior amenities feel like the ones that would be open to residents at an apartment complex 😂😂

As a local - this seems to be the level of "fancy" around here. Make everything black. There definitely isn't the same sophistication to the ultra-high end as in the California area. Our speciality is McMansions.
You gotta go out of the city a bit to find the nice houses. Some of the oil executives homes on ranches are pretty nice if you like the more country home type look.

To be honest. I feel while he is trying too hard, he does come across as honest. It’s Enes, Mr Plastic, that I feel is slimy and couldn’t trust a word he told you.
A presentation note: that theme they pointed out in the range hood in the kitchen is continued much more noticeably in the staircase - but he chose to reference the garage. That's....an interesting choice to make. From a design standpoint, continuing elements is great, but here it was done with really busy (the stairs/garage/kitchen thing) or dated (the black subway tile) elements, so there was a limit to how impactful it could be without becoming overwhelming, so you end up with much less actual continuity.
I had lived in calgary most of my life, and have done renovations for many of those years. I’ve always struggled to push people away from black fixtures. And a lot of homes have this black and white theme. It’s frustrating as a designer/renovator. And this would be a home for an oil executive with no taste. And this is NOT nearly the most expensive home in Calgary. This would be mid range.

Nor dealt with a customer who reaches out to you after their black fixtures get scratches. My job is to guide clients to long term use products, and timeless. Black fixtures aren’t timeless, nor practical in Calgary
If I was going to put anything dark in a house, it would be clearcoated wood. I'd just let the wood speak for itself. Mahogany works fine on some types of furniture as long as it's only used to enhance the room to make it cozy or make it look warm. That's why if you go to ski resorts in Colorado, you frequently see dark wooden beams in log cabin style chalets. It brings a sense of the outdoors inside the home. Of course, the problem is that some people go too far and have mahogany on every piece of furniture they have.

I can solidly say I didn’t expect this series to end up travelling to my home city. Honestly I never really thought about mega mansions in Calgary despite growing up here, it only makes sense, but for some reason I just never mentally pictured them here. Also flat rooves are a choice… here in Calgary we get a good amount of snow, and snow is heavy. Flat rooves don’t allow snow to roll off so they just collect snow and will need to be cleared semi-frequently depending on snowfall if you don’t want them to collapse under the weight of built up snow.
He looks like a young kid with his first job the poor boy. Trying to carve a reputation and image but trying that little bit too hard. The sort that if a girl brushed his arm he’d pop his cork in 5 seconds.
This is a beautiful rectangle modern design mansion. If I change the doors, and windows to French doors, and windows, the mansion will be more beautiful. I would cover the car parkway and bridge for more square footage. The mansion has a nice volume and scale. A Freemason will like the weird black, and white color of the mansion. The checkered board color of the house, the black tiles, and the industrial stairs are easy to change.
Growing up in the 1980s I always felt bad for the elderly people housebound because of those needless steps. My grandparents had friends in NYC who only ever left the house to see the doctor. There was a service that’d come out & carry you down the steps bc all the houses were multilevels. They’d carry you down the inside steps to the garage so neighbors wouldn’t see the spectacle of you being carried down the steps outside the front door. I never could figure out why they built houses like that in the northeast & I never saw a house without steps. Even one story houses had steps. They were bi levels with walkout basement/garage.
Go to Enes's channel. Mikey makes a cameo on a recent episode and they address his absence. He is all good, just needed to step away from the channel, workload and chill for a while. Working his own thing and another project with Enes now.
All those dark surfaces really don’t look good. In the winter months, when there is little daylight, it is even worse, as you are forced to leave the lights on all the time, and despite the many large windows, the room will still feel dark and depressing. -> not at all what you want. The white carpets in the bedrooms don’t help much either, since you’re generally not spending time in those rooms _during_ daytime.
Why does the hat piss you off? It's no different than various other long term fashion trends such as ball caps, sunglasses (especially indoors), beanies/watch caps/touques when it's not cold, jewelry, etc.

I’m in a solid neighborhood-and I can tell you that over the past year or two-any home that is going up for sale is getting remodeled and painted in a black and white theme. Most are not as “black” as this home--they are more white with black accents-but the black/white paint/design theme is becoming a “thing”. I’m not a fan-but they seem to be selling in my area.

It's cheap compared to US prices for this size. But there aren't any trees or significant landscaping. When they showed to exterior, it had a motel vibe. But if it had a nice fence, and some trees, it's a good price.
The "dining area" placed in the small nook right next to the main entrance, away from the main living space, is awkward. For me, the most comical moment of their video was around 9:26 when he says to the audience: "Do you remember at the beginning when there was that yellow car..." and there's a faint voice of the camera man in the background saying "Yeah" who apparently felt the pressure to respond 🤣
Aside from the oops we forgot dining room (which could be relocated i guess) -- and the - ran out otf ideas basement -- it actually seems livable though, more so than others, way more expensive. just get rid of the trip hazards.
Nearly every fancy house uses a gas stove, but why not an induction cook top? Induction cook tops are amazing and very easy to clean. Not great if you want to roast marshmallows but for everything else they are superior. Arvin please help.
I think I know what all this black is for. It’s because it’s cold in Canada, and black absorbs heat. This design can help save a lot on heating costs. QED
$4.5 million isnt really crazy in Calgary. There are a couple $10 million house for sale right now. My guess is they blew a lot of that budget just buying the land.

The black and white motif seems to be really popular with some arab and persian men - that would also explain the "cigar room" being a hookah room. Definitely no women or moms were consulted. I feel like I've seen this exact same mistakes when it comes to custom home builders doing a demo/show home in this price range. They go way too heavy customized aesthetics but they have to save money and re-use the aesthetic over and over again almost to tell the people walking through "This finish is customizable too! Anywhere you see that subway tile, yes that's customizable." They're really stretching a single design to try and get awards and recognition in "street of dreams" type publications. The essential signature of this is doing the CHEAPEST closets possible outside the master bedroom. "We needed to finish the closet so it's a 'finished home' but we used $20 wire racks from Home Depot." I will say it's CRAZY how few 8-figure homes don't have a fitting room with 3 good mirrors and lighting set up, but basically every single celebrity home or fashion designer has one.
Imma say it: the dark floors with a step down all over the place is a killer for walking around in the dark. They also add nothing of value to any of the spaces they occur in.
Did you (Arvin) or anyone else watched The Queen of Versailles about building the 90K sqft Versailles house in Orlando FL? (for the record, they are not stupid, he probably has a psychiatric condition) It's still not finished and the children have grown up already.

You could count numerous Achilles heels with Versaillemore Mansion, like the sheer size of it (90,000 sqft is suitable only for multifamily and/or commercial), the fact that it's architecturally incompatible with the rest of the neighborhood (a French chateau in a subdivision of Spanish villas), etc.
I know you were focusing on the house but the artwork I noticed wasn't that good either, the stand out for me was what I thought was a chain on the office desk, but when I paused they look like giant soda can openers linked together!!!!🤣
Pot fillers always bug me. Emptying big pots full of boiling water is the challenge, not filling them. If the faucet fails or leaks... where does the water go? Outside of a restaurant/ industrial kitchen with floor drains designed under equipment, it's just such a waste of money.
You’re right…the ugliest house. I don’t like the inside, the outside, nothing in that house has any style or interest. Where’s the built-in shelving or the marble touches. The railing sides on the stairs are awful! It was like they had an afterthought…‘Let’s put the railing pattern on the hood above the oven for style,’ it’s hideous. They could’ve done so much more with the money they put into it.
I hate room width steps. They look nice. Its fine when you are just moving through the house. Its completely different when people are standing around talking at a party. Someone takes a step back not realizing they are near an edge and down they go.

At the very least, this property had at least one elevator. Depending on where you need to go, getting to it may be a hassle.

Best advice i would take him on retainer and go house shopping with Arvin so that he can dissuade you from insta buying.

All those dark surfaces really don’t look good. In the winter months, when there is little daylight, it is even worse, as you are forced to leave the lights on all the time, and despite the many large windows, the room will still feel dark and depressing. -> not at all what you want.
The white carpets in the bedrooms don’t help much either, since you’re generally not spending time in those rooms _during_ daytime.

Why does the hat piss you off? It's no different than various other long term fashion trends such as ball caps, sunglasses (especially indoors), beanies/watch caps/touques when it's not cold, jewelry, etc.

Another beautiful and enjoyable video. I truly wish there was a way that you could release a video every day. Your videos are soo entertaining and sooo binge worthy. I really think your channel would blow up huge if you pumped out these videos super quick. I have to say-I’m from Southern California (Huntington Beach to be exact). I’m in a solid neighborhood-and I can tell you that over the past year or two-any home that is going up for sale is getting remodeled and painted in a black and white theme. Most are not as “black” as this home--they are more white with black accents-but the black/white paint/design theme is becoming a “thing”. I’m not a fan-but they seem to be selling in my area.
The guy giving the tour is quite amateur, but there are far more irritating and far more popular luxury home tour guides. He’s definitely in third or fourth place, though. I love your work, Arvin.

It's cheap compared to US prices for this size. But there aren't any trees or significant landscaping. When they showed to exterior, it had a motel vibe. But if it had a nice fence, and some trees, it's a good price.

The "dining area" placed in the small nook right next to the main entrance, away from the main living space, is awkward.
For me, the most comical moment of their video was around 9:26 when he says to the audience: "Do you remember at the beginning when there was that yellow car..." and there's a faint voice of the camera man in the background saying "Yeah" who apparently felt the pressure to respond 🤣
Aside from the oops we forgot dining room (which could be relocated i guess) -- and the - ran out otf ideas basement -- it actually seems livable though, more so than others, way more expensive. just get rid of the trip hazards.
The stairs remind me of a cheap Walmart chimnea... I also noticed they're another call back to the garage and cooker hood 😅

Induction cook tops are amazing and very easy to clean. Not great if you want to roast marshmallows but for everything else they are superior.

The black and white motif seems to be really popular with some arab and persian men - that would also explain the "cigar room" being a hookah room. Definitely no women or moms were consulted. I feel like I've seen this exact same mistakes when it comes to custom home builders doing a demo/show home in this price range. They go way too heavy customized aesthetics but they have to save money and re-use the aesthetic over and over again almost to tell the people walking through "This finish is customizable too! Anywhere you see that subway tile, yes that's customizable." They're really stretching a single design to try and get awards and recognition in "street of dreams" type publications. The essential signature of this is doing the CHEAPEST closets possible outside the master bedroom. "We needed to finish the closet so it's a 'finished home' but we used $20 wire racks from Home Depot."
I will say it's CRAZY how few 8-figure homes don't have a fitting room with 3 good mirrors and lighting set up, but basically every single celebrity home or fashion designer has one.
Imma say it: the dark floors with a step down all over the place is a killer for walking around in the dark. They also add nothing of value to any of the spaces they occur in.

Truly awful and a waste of the old boys money. I think I saw it when Jeff Lewis went there on his former show to consult with her. He basically told her he couldn't help her and ridiculed the whole monstrosity. 😂

@@philmiller514 yeah, i agree. But on the other hand that Citadel guy is also building a similar house (sqft, not shape) right next to the Mar-a-Lago. It will be at 50k sqft on 25 acres and will cost at least 150M and supposedly be worth a cool 1 bn.
You could count numerous Achilles heels with Versaillemore Mansion, like the sheer size of it (90,000 sqft is suitable only for multifamily and/or commercial), the fact that it's architecturally incompatible with the rest of the neighborhood (a French chateau in a subdivision of Spanish villas), etc.

Pot fillers always bug me. Emptying big pots full of boiling water is the challenge, not filling them. If the faucet fails or leaks... where does the water go? Outside of a restaurant/ industrial kitchen with floor drains designed under equipment, it's just such a waste of money.

You’re right…the ugliest house. I don’t like the inside, the outside, nothing in that house has any style or interest. Where’s the built-in shelving or the marble touches. The railing sides on the stairs are awful! It was like they had an afterthought…‘Let’s put the railing pattern on the hood above the oven for style,’ it’s hideous. They could’ve done so much more with the money they put into it.
I agree that those are some of the ugliest stair rails I’ve ever seen. They remind me of something you’d see in a theme park haunted house.

I hate room width steps. They look nice. Its fine when you are just moving through the house. Its completely different when people are standing around talking at a party. Someone takes a step back not realizing they are near an edge and down they go.
