    Thanks, Jussi, for an interesting presentation on SUI and REXR. REXR is an interesting investment candidate for me to consider even though the dividend yield is barely enough for me. However, the dividend growth may make up for the low yield eventually. I currently own PLD and STAG in the industrial space, and have done very well with both especially STAG which I have owned for over ten years. Good stuff!

      Nice David, i´h just starting my journey on investments and I have bought STAG last year. I think STAG is a buy and forget.

      Yes this is more of a growth and upside play. Not an income investment.

    Hi Jussi. Thank you. I am new to REIT and I am interested with SUI and REXR. However SUI's EPS growth ratio is minus 180.5%. Why it is not a concern?

      EPS cannot be used for REITs due to non cash depreciation

    How do you think REITs will react to the rate cuts? (0.5 , 0.25)
    Bullish right of the start?
    Or will they crash down together with the rest of market which is anticipated

      25bp - it’s already priced in, so the reaction might be bearish.
      50bp - this is the best case scenario for the REITs, so the reaction might be euphoric.

      @@RabianskiT now they should have priced in the 0.5 as per probability. So a 0,25 would be a disappointment. Let's see. I will not buy before anyways

    You didn’t also mention with Sun Communities also have some communities that have vacation rentals within their communities. So they can also sell those units off if they want to free up more money with demand being so high.

    Hi Jussi, why REITs are falling after the aggressive interest cust? It should be opposite.

      They are not. They rose significantly over the past months. The market is a forward looking machine. As the focus shifts to more cuts, I expect them to keep rising. No one can predict day to day movements.

      @askjussi solid near 10 percent yield, rate cuts will assist with breathing room on debt obligations and trust in Barry Sternlicht. STWD is all about yield not price appreciation, although I do think stock price should tick up with rate cuts. How about you Jussi ?

    About RexR . i find out that the insider sold at the price of 48 and 50 - dont you think it is a red flag ? Dont you think that the expected recession will affect industries and warehouses industry ?
