You left another VERY important variable. You mentioned food, water, power, but completely omitted the probable septic requirement if the property isn't on county sewer lines. You can't even get by with a trailer on vacant land without septic or a plan to haul out away (and considering the road conditions at different times of year to haul a trailer). And you only mentioned the cost/financing of the property. Septic well, solar are all large investments. Where are those funds coming from? And holding costs while you go through zoning, permitting, road or land grading, easement access rights, possible environmental reviews, and more.

I will do more in the future and I stated that it is not an end all be all list. It was an attempt to get someone thinking about the beginnings of what to start to think about if you are new to land buying.
Yes, mineral rights can be important but most people are not going to drill for oil open a mining operation. Just be sure that if the mineral rights don't go with the property that they don't have the right of entry onto the property to drill at a minimum anyway. Unfortunately, I could not cover everything since the video would be hours long. LOL

Also probably part of due diligence is knowing if the property is in an POA and the cost for that, ie road maintenance etc. thanks 🙏🏻
