    These ideas make total sense.
    Home shopping online, some houses have multiple symbols etc that are opposed to our own beliefs.
    We try to overlook that stuff, but it is a distraction at times as it can be harder to picture yourself in the space that screams that you don't belong there.

      Yes, it's best to take anything too personalized down or anything that could violate Fair Housing laws 🙂

    Thanks, Laura! Great tips. We don't plan to sell for a few years, but these tips will help me start the process. After 30-years of living in the same home, it's going to take me three years to get it staged!! 😊

    Highly placed artwork drives me nuts too. Lol.
    I’ve pretty much given up on my husband ever letting us move but I’ll use these helpful staging guides just to polish the look of our home were in.

      Did I comment on this a year ago? Well guess what? I called an agent a friend had just sold their house with and my husband didn’t even know what was happening but just said yes.
      We are hitting the 30 days on the market panic though.
      This is super helpful, I think I need to tweek a couple of things in our staging. Like I have a LOT of wooden cutting boards on display and yeah…maybe less of those 😂Every time I clean up an area and stage it my realtor who I love panics a little bit.
      I moved the formal dining table from the parlor back into the formal dining room and we almost had a battle over it. Mostly because she liked using it for her set up. But it’s a century Victorian house, so I wanted the rooms proper to their purpose for staging, I think she muttered for five straight minutes how she thought it looked better the other way and where was she going to out her things now. I still consider putting the table and chairs back into the front entrance just to make her happy but the. The dining room, painted and trimmed around the oak table and velvet chairs looks very empty. So idk.
      We’re ok though. And she’s wonderful
      I do think she might faint because I’m thinking about removing the sofa and loveseat and replacing them with something more neutral, maybe less lived in looking. Ours is the ikea set in red floral and takes up the entire tv room. lol.

      Asking this separately so you don’t have to read my story comment for a question.
      We’re selling a 1900s Victorian. Or trying to and hitting 30 days. The front room we use as a tv room has a huge beautiful wall desk unit from my old office we use for the tv cabinet and have an electric fireplace tucked into it beneath the tv (we plan and leaving the fireplace with the house).
      I really want to store it and just leave the fireplace so the room is more open and change out it the sofa to unblock the large picture windows
      Mostly because I don’t want to give the impression that it’s staying because everyone stops to look at it. My realtor loves it and I’m afraid she’s going to go apoplectic if it’s gone though. But it’s black, takes up an entire wall to ceiling, and…I love it but would defer if someone asked for it with the house, which I’d like to avoid.
      I guess I want confirmation that I should remove it or advisement that it needs to stay because it’s a decorative focal point

    Hi Laura these ideas are great! We a Stager suggest that we turn all of the bedrooms into actual bedrooms with beds in them but I have two bedrooms that are not designed that way one is a craft room and one is a reading room should I convert those rooms into bedrooms?

      As long as those rooms are listed as true bedrooms on the listing, I haven't seen it make a difference if a bedroom isn't staged as a bedroom (secondary bedrooms, not the primary). I'd rather my seller show the room as a workout room if that's the kind of furniture they have instead of a workout/craft/sleeping space. It can also be helpful to have your agent write "3rd bedroom" or "4th bedroom" on the photo description area within the MLS. Thanks for your question!

    “And remember the garage and yard, too.” All that stuff you remove when you declutter and stage has to go somewhere. Before you say, hire a storage unit, remember this is “staging on a budget”. I have seen and read a lot of stagers suggest storing it in the garage, that is, if you’re blessed to have one.

      Everything can stay in the garage! It doesn't need to be photographed and buyers are forgiving of this space as they understand the owner has to put their belongings somewhere! Thank you for your comment.
