Great video ! I like to Prime and paint all ceilings immediately after drywall is sanded this can sometimes be done the same day. Then tile and trim carpenters completely finish . Paint all trim and doors and even touch up ceilings. You will see that the hardest part of paint is completed you are 90% there. Let floor guys sand all hardwoods ( install is done prior to trim) Apply stain and one coat poly then let dry cover all finished floors with Rosin paper. Now your painter can very easily touch up any stain that splashed on baseboard. Since all major sanding is done the walls can be double coated and major touchups can be done at this time. Following these steps will allow an average painter to look like a pro. now you can get final trades in to set fixtures usually at this stage there will be a ton of trades stomping through the house rushing to complete. Get the house 99% complete then let your hardwood guys come in and install the shoe molding that is** stained (it will save a ton of time and painter will love you not to mention the risk of painting next to hardwood floors) obviously all the paper has been pulled up at this point and The floor receives the final coat(s) of poly. Some folks put 3 but that is kinda overkill for most flips. All the boxes ladders , hammers and heay lifting was done prior to this so your floors will look amazing ! now your average painter turned pro can walk in socks only of course with a couple clean brushes dipped in a couple cans with a few ounces of paint to spend the morning putting the cherry on top. Just make sure not to send him in there the same time as the maids they usually dont mix well.

Hey I had a question so when do you approach a lender before you have a property and you keep them on standby or do you find the property then reach out to the lenders!??
You can find lenders that can pre-qualify you based off your FICO, assets, number of previous flips. Then they can provide you with a proof of funds that will show the seller you're able to get funded. That will allow you to secure the contract, where you can then get the lender to give you a (hard) proof of funds, or essentially approve you for the specific deal. Make sure you are qualified and can actually get financing from the lender before you sign a contract or you'll be in bad shape.
Don't lol. Unless you are building an addition or something why would you pull permits? If you are just going to do a bathroom save yourself some red tape and just renovate it.
