    While in court I did see a landlord trying to charge late fees in his 3 day notice which caused him to loose the case. The judge expressed that he can appeal but when he does come back she wants them to work it out among themselves.

    You’d be in shock at my landlord’s actions! Same Bay Area duplex for 11 years never missed rent or played games, did all the maintenance and just received poorly typed 60 days notice. I am shocked at the rights I have as a tenant now and cannot believe she’d do this to me

    More in the gray can the Landlord ask a visit to the potential tenants current home? Also what can a "no" implies especially in section 8 cases?

    Single family houses etc are exempted from AB1482 and the landlords do not need to follow the same rules. To avoid confusion, would it be possible to make a video for these landlords specifically so that they can know clearly what rules they really need to follow for managing their exempted properties in California?

      It's funny how if you stop paying on your car, then it will be repossessed in any state within 3 months without going to court. But if you stop paying rent, then it will take a year, and going to court to evict someone.

    My apt building got bought out. New landlord all of a sudden wants to charge a pet rent without any agreement or amendment to lease agreement with original landlord. I’ve refused to pay it so far. I pay everything else. We went as far as to have my dogs be classified as help dogs by my wife’s therapist.

      The new owner could potentially add a pet fee to those tenants who are month-to-month and given a 30 day notice. Dogs that are Emotional Support Animals (ESA) are NOT pets and a pet rent or pet deposit cannot be charged.

      @@WIREassociates But the poster said "dogs". It may be the wife is emotionally disabled, and maybe the therapist can deem she needs a dog, as an ESA(not a service animal). I'm not attorney, but as a LL I'm familiar with the A.D.A. However, I have never ever heard of a therapist that writes a disabled person needs multiple dogs. Suddenly coming up with a note from a therapist for a disabled person trying to keep multiple pets would be a HUGE RED FLAG that tenant would be suspected of willingness to do anything to keep pets, or to avoid pet fees.

      Service dogs are the only dogs allowed to live with you rent free Health dogs do not qualify

    My landlord sent us a written letter that states “YOU BROKE THE WASHING MACHINE LID SENSOR” we have never broken anything in our time being here (almost 2 years) now they’re wanting to do an inspection of the apartment? What can I do? There’s absolutely no they can just throw the blame on us when we live in a 4-plex. Zero evidence of us breaking anything. I have a feeling they are just wanting the apartment freed up.

    My landlord has started illegal unpermitted construction with out notice to any of the tenets for 7 days a week at 10 hours or more a day for two months and is constantly entering units with out 24 hour notice

    Hello, Mr Walsh, you are an excellent speaker, you deserve a position in Washington.
    My mom's landord is not changing her carpet (20 year old carpet) and also she has a crazy neighbor who has been a mjor nuisance, POLICE Dept interviened 5 times. she wont evict here, or change the carpet. Instead they raise the rent evey year. can she deduct the new carpet installation and etc off the rent, notices and emailes were given/sent since 2012. can she not pay rent for these problems, she has been a tenant since 2005. Is this an automatic win if she tries to evict? per the judge? what is the total timeline for eviction in city of Glendale?

      Thanks for the kind words! The neighbor causing a nuisance can now be evicted for this (it wasn't for a while during the emergency eviction protections that LA had). As for the carpet, there isn't a law related to changing carpet (or painting). It would only be required to be changed if it's a health and safety issue, for example, mold growing on it.

      There are bugs in the carpet and even if we bring a professional shampoo cleaning service, the dirty spots will just resurface again. Also termites, and worms. If you wish I can send you photos and info you can share on your channel.

    My landlord left me and my two sons in a gas leak for 5 months with a over 5k deposit and 5 months of on time payments
    The septic tank broke which caused plumbing and black mold problems
    Since becoming sick I’ve lost one of my two jobs & due to recession my hours been cut from my current employer
    No money to move I am in a trap killing my kids
    Praying I can leave in a few weeks and hotel it cause the longer I sit trying to get well I’m more sick and my sons health has been affected too
    Some landlords don’t deserve property just to abuse and get over
    So many other issues however this was a charity who put me here so watch what charities you donate too cause they don’t help people they line their pockets and dismiss the poor

    Hi Christian, love the channel thanks for all the valuable information! Been living in my place for about 3.5 years. When we moved in the landlord showed us the "back area" that he said if you can get your car back there your welcome to use it. getting the car in and out is no easy task because how tight the entrance is. Luckily I'm a good drive and have been able to utilize the space for the past 3 years. this year they emailed us a notice letting us know they will be raising the rent. They also emailed us a separate notice saying they will also be charging $45 for the parking. Is this something they can do?

      Thanks for watching! Yes, if you are month-to-month, then a change like this can happen with a 30 day notice...it's known as a 30 day notice for change in terms of tenancy.

    I have a rather odd question. My buddy lives in a home with lots of other renters. His landlord recently told him that he cannot talk the neighbors (because she thinks that they’re nosey). Recently, she caught my buddy talking with a neighbor on a camera that she has set up in the driveway. She then called him, yelled at him and said that if it happens again he’s getting a 3 day notice. It gets even better, she then proceeded to tell him that he cannot talk with the other renters. So basically he has to keep his mouth shut when he’s home lol. I told him to sue this lady for trying to take away his 1st amendment. I’m just curious if there’s any legal ground the she has as a landlord to keep renters from talking with neighbors or other renters?

      Nope, the landlord is wrong and essentially harassing the tenant. Your friend can try reaching out to a local attorney to discuss.

    My landlord raises my rent every year even during covid. It's ridiculous, outrageous, no mercy. This is so sad. Why people can't afford to pay rent.?Because it's too expensive. That's why so many homeless people were on the street. My salary doesn't raise every year, but my landlord raise my rent every year. Eventually, I will be living on the street. There is no way out.

      @@dat.lynguyen4156 not to mention the rising costs of utilities, repairs, maintenance, landscaping and lots of other things. There is a happy medium but speaking for myself, I inherited a VEEEERRRRYYYYY low incoming producing 10 unit complex. My mom had been scammed for over 30 years by her property management company. For three years I have raised rents the max amount allowed because everyone there was paying less than half what is typical for that sized unit in that area. I did not even break even until Oct 1st this year. NONE of the tenants have a clue how much my mom was PAYING them to live there basically. Of course over the 30 ish years, no one EVER leaves OH yeah, insurance cost and property taxes and god forbid you have to buy a new coin operated 2K laundry machine and fix other ones. They have NO idea that it is not normal to get to do laundry for 2.25 for wash AND dry and they do not have their own water meters so landlord covers that. I have a skewed opinion and I know this will sound bitter to some, but there are people out there that need to realize that this does happen. They are paying an average of 1300 for units that are typically 2350 here and they get their water for free and basically free laundry. I am having repaired and updated daily and I am admittedly upset about it. Literally there are three tenants, after the last three anual rent raises that are still paying about 1K

    If all tenants are given a notice of eviction stating "Change of Use" as the reason, contact a tenant attorney before vacating the units. This reason is often used when building owners want to increase the rent more than allowed by CA Rent Control. An attorney will check to verify that the owner has submitted required paperwork with local government offices for the Change in Use of the building.

    Hi! San Bruno resident here. My landlord has always paid for our trash. As of today (trash day) he's decided that we ( the tenants) are now responsible. How should I move forward?

      If you're month-to-month, then you could theoretically be asked to pay for rash services with a 30 day notice (as long as local regulations don't prevent it).

    I filed an LAHD Landlord Declaration to relocate a person who rents a bedroom in my house. The whole property falls under RSO, as I rent a unit in the back.
    To be proactive, I issued the tenant a 60-day notice and placed $9,500 in an escrow account.
    Today, an LAHD Analyst from the Landlord Declartion department called and told me that los angeles City Housing does not regulate room rentals, as this person is not considered a tenant, but rather a boarder. So I don't require to pay them relocation equal to what a tenant who rents a full unit.
    Other LAHD departments ha e told I had to pay relocation, which is why I filed the Declaration to relocate, as I want my room back.
    CAN YOU RESEARCH THIS AND DO A VIDEO about what are the differing rights between a full unit tenant and a room rental boarder? You would be the first, because I can't find any RUclips videos on this subject.

      Thanks for sharing! You should definitely discuss with a good eviction attorney. It's very easy for a boarder to be classified as a tenant and that's what you need to run by the attorney. For example, I know a few landlords who rented out a room, but did not allow the tenant to use the kitchen or share a bathroom...this arrangement makes the occupant a tenant AND could trigger RSO protections for the tenant.

      @WIREassociates LAHD Landlord declaration department called me. They are calling the couple renting one room in my house under one contract Lodgers.
      Per LAHD, Lodgers don't have rights to relocation funds. They are not tents unless they have their own full unit. I am essentially sharing my house with them.
      The relocation bulletin doesn't mention that at all.
      I'm already talking to an attorney.

    I rent in CA and I cannot find my issue anywhere… ATLEAST not specifically explained. My boyfriend and I had a leak in our bathroom wall from a busted pipe connected to the upstairs unit. My landlord came by to take a look and my boyfriend was home at the time. He insisted my boyfriend look at something in the upstairs tenants bathroom and insisted he went and looked. My boyfriend was invited into the upstairs unit and walked all the way to the back of the apartment all so the landlord can show him what the leak looked like from above. Is this abuse of entry? How do I know he doesn’t do this with my apartment.

      That is a strange one that he had your boyfriend go, but since it was an emergency, the landlord could enter. Additionally, If a tenant invites a person in, then they are allowed to go in.

    Can a california landlord of a 20 unit apartment complex rent out units that have severe mold? For example, a tenant moves out and leaves the apartment with obvious mold all over the inside of the apartment. The landlord has the cleaning lady go and clean up the mold. Then the landlord has the painter paint the inside. Then the apartment is rented to a new tenant without ever disclosing the severity of the mold. New tenant eventually gets mold and is suffering from mold exposure symptoms. Is the landlord violating any civil codes or health codes?

    I’ve done all the repairs in my moms apartment along with renovations such as floors, and our carpets have not been changed in the 7 years we’ve been here. All of our kitchen countertops have since been rotted exposing layers of different types of plastic wood laminates. Is this even legal? No repairs have been made in my mom’s apartment for years and the rent just keeps getting raised

      There isn't a set lifespan on carpet, by law. Definitely bring up the countertop issue with the landlord and any other health/safety items to have them addressed.

    My 86yr old grandpa being renting the same home for the last 50yrs and landlord wrote him a letter saying he has 60 days to move out & offered him 6K to find a new spot and cannot find anything in the area .

      Discuss with an attorney ASAP. Depending on where it is, the landlord may not be able to give a 60 day notice or may owe more in relocation assistance.

      kinda sad 'anyone' would rent for 50 years -- hell, you 'gotta' be a stakeholder by age 30 or bad spending habits can take over making it tough to become one.

    Hello I know this video is old. But I have a question I hope you can help me understand. My lease will be over February 28, 2025 my landlord doesn’t want to renew it we’ve lived here 5 years. At first they wanted to terminate the rental in regard to retaliation for asking the to fix a boiler. Then they extended the lease a couple of months after. Now they’re using the excuse that they’re moving back in. Can they pay for relocation? We want to stay one more year we want to negotiate, my kids are in school and made friends etc. we’re looking to buy a house around here to stay in the school district thank you for you time

      It will depend where the property is (some areas, like LA, have more strict just cause protections) and what the property is (i.e. house, condo or a unit in a duplex or bigger).

      Court would be used for the unlawful detainer action...this could buy more time, but you may end up with an eviction on your record depending on how it plays out.

    Question it’s been a yr now but I lost $15k of my savings for to buy a house and lost over 100 fico score points because of what a landlord did to me in CA.
    So my family and I sold my house in Visalia CA for a higher amount and I put the $15k away in the savings and went to live in a Rental House for $1050 a month before Cov. 19
    I never thought of living there so long my original plan was to save up til $25 or 30k then buy a Home in Clovis CA. But I ended living there for 13 years because rent was cheap
    Now everyone can go back to work but still during Cov my landlord raised rent to $1875
    Then right after Cov. 19 die down this was a total shocker
    My landlord said I have 30 days to leave because he sold the house
    I was being pushed out from the property management as well
    So I had to break my nest egg out and used $4500 to put down on a rental home in Clovis payments $$$$$$ 2200 a month now
    And it cost me around another $5k for moving expenses
    During this process I missed alot of my mail and bills because it actually took about two months before getting into another place so it hit my credit score from missing payments
    Anyway I like to know if I have a case for being pushed out of a house even after being pushed out I had to continue making the rent payments for the last month til I got all my stuff out of that house
    During the time I rented that house I paid $136k over 13 years as well and I heard the landlord sold it for $460k
    Anyway just like to know if I have a case to sue ?

      You should run it by an attorney...that 30 day notice may not have been a legal notice, but not sure if you'd be able to recover damages at this point.

      It was, but many of those regulations have expired. Discuss with the Rent Program to see if they can help with advice...

    Does an apartment landlord need to give you notice before entering your exclusive use common area? Such as a walled off back patio with locked gates. My apartment has all of its windows along this exclusive use common area that is completely inaccessible to everyone except myself through a back door. The windows expose everything in every room. The other day I was in only my underwear when I exited the bathroom and found myself in front of a work crew staring at me through my windows.

      @@WIREassociates Sorry for the late reply. My landlord’s property management believes that in it being a “common area” it doesn’t need prior notice. I can’t find anything about this online and am finding it to be a gray area. Is it a gray area, or is it definite that they need to give prior notice?

    My parents are sadly not doing well, and an Estate has been made. We are starting to assume some of their various affairs because they can't do it well, or at all. The are renting out a house that can fetch around $3,200 a month, but only charging $2,000 a month. They haven't increased the rent for many years. They will finally charge him $2,200 a month starting next year. But, they let him pay $200 a month less if he takes responsibility for the swimming pool maintenance. Me and my brother are on the very latest estate plan to own that house. So we are looking in to raise the rent as as quick a rate as possible. This guy was just taking advantage of our parents. Our parents are renting him a 4 bedroom house, 2,500 sq feet, 2 car garage, and a swimming pool in a pretty good neighborhood. The rent is so low he doesn't really want to move out and are on a month to month. Our strategy is maybe I will move in to that house in 2026.

      No, not a law as of right now. Only if you put it in an interest bearing account would you have to give them the interest.

    I habe question.
    My roomate served me with and eviction complaint and summon. But she is not the Landord we both live in the same house and we both pay the same amount of rent.. but she simply out and tried locking me out and turnning off utilities.

      If you are both tenants (and she is not subleasing to you), then she can NOT evict you.

    My situation is that tenant has an unauthorized resident, tenant initially claimed that a young female resident was a care giver and claims, that the unauthorized resident is a nurse. What to do?

      That is most likely an at fault reason to terminate a tenancy...meaning you can evict the tenant and unauthorized occupant. Discuss with a local eviction attorney.

    Hello.
    I have a question I hope can help us with regarding apartment tenant's rights.
    Up until recently, our apartment had a swimming pool. Apparently it sprung a leak somewhere and the owner decided it was too expensive to fix. As we speak, they are permanently filling the pool with dirt. I hear we will eventually have a play area or garden where the pool once stood.
    As you can imagine, the tenants are upset. When we first moved in, we had a swimming pool, and I assume it was a benefit/feature of the rental agreement and rental amount.
    Do we all qualify for a rent reduction since we no longer have a swimming pool ?

      You should discuss with an attorney. If the lease specifically mentions the pool, then it really should be replaced. The attorney can help guide you.

    My landlord gave me a llease in July of 2023 to july 2024 now she is trying to up the rent in January is this legal if we already signed a lease for the year

      Not legal...rent cannot be changed when on a fixed term lease.

    Hi. How do you determine normal wear and tear if a Tenant has lived at the property for over 33 years?
    Never wore shoes in the house, no pets, no smoking
    what would they have to clean I don't expect they would have to clean the carpets, blinds, etc.

      For a tenancy that long, I'd recommend that a landlord return the full deposit...it's all wear and tear at that point unless there's something extreme (like big holes in the walls).

      No, there isn't a California law related to the exact age for carpet or paint. A renter has to pay for anything beyond ordinary wear and tear, that's as specific as the law is.

      Friend got a letter with a bunch of typos saying they need to pay $100 for water and "should have known" that that's extra from the rent. Have lived there for 8 years and the water has been included in the rent payment. Also it was right after they increased the rent 9.7%. Seems like an illegal rent increase and extortion. It was also immediately after a harassing "reinspection".

    We typically only raise the rent on our rental property after a person has moved out (tri-plex in California) are we still limited to a 10% increase? Our longest renter has been 3 years so we haven't had to raise rent on a really long-term tenant.

      As long as there isn't a local emergency declared you can raise the rent to market no matter how much. This could change if the Justice for Renters Act passes in November 2024.

      It'll depend on where the property is and what type of property it is (house, condo, duplex, etc.). If it's in California and the rent increase adds up to more than 10% within a year, then you need to receive a 90 day notice. Sounds like there are habitability issues there for you, too. Discuss with an attorney ASAP.

    Does a landlord have to report his taxes when renting any type of room including house room or trailer. And if so what are the consequences because I don't think my landlord is doing that and over charging us

      Nope, not allowed. If you are on a periodic tenancy, like month-to-month, then a 30 day notice could be given to add the parking fee, but you'd need that notice first. Also, there may be local ordinances that prevent a "rent increase" like this.

    Can a landlord make you reapply to rent in a studio unit where you already live over 8 years when low income restriction status is being lifted ? Can they raise the rent ever 6 months ? San Diego area. People on HUD vouchers depending on rent not exceeding voucher amount . Notice was posted that starting July 1 2024 the owner may stop participating in the " Home Program" that keeps rents " affordable" mention in this notice states if the rents go up "we my apply to rent " where we are already renting . This apartment gives a six month lease that turns into month to month . They claim they need " just cause " to evict so is making people reapply to rent under the new situation a loop hole to evict people ? The current " low income housing status " seems to allow rents to be increased at a higher percentage than those without and more frequently. These places seem to use tricky ways to make more money and tenants are ignorant to their rights especially poor ones .

      Just bc you have a voucher dsnt mean you can’t rent a place that is more. You just have to pay for it out of your own pocket. You won’t lose the rent voucher.

      There is a thing called "normal wear and tear". A prior landlord of mine had a list that showed the number of years of tenancy and the equal percentage of wear and tear. It was very precise.

    2:11 hi my landlord is putting our building up for sale. I am a sub tenant who pays the master tenant directly for eight years now the master tenant then pays the landlord a few months ago a realtor put a notice on our door that they were showing our building the master tenant says that we have a few months before we have to move out the master tenant is preparing to move out. Also, I believe she may have stroke a deal with the landlord and left me and my roommates out of it l live in San Francisco California. My building was built in 1960. It’s under rent control and eviction protection. What are my rights as a sub tenant do I have to move out simply because the building is being sold thanks.

      Yes, you pay rent through the end f the tenancy. If the unit is subject to AB 1482, then the landlord may be required to waive your last month's rent (or more than one month's rent, if a local law requires more).

      toward every year, and gave us that new AB form which I do understand how California rent increases work. I live in a senior complex in Fresno county and they have been making us sign new rental agreement every year. Can they do that?     We need your help desperately. I’m in Riverside county and have rented a single family home from a property manager since 2017. 2 year lease then 2 1 year leases and month to month since then. We recently received a text from the owner stating that they are repossessing the house for sale. Then they stated you have 40 days to move. I informed them that the law states 60 days as we have lived in the property over a year.
    I’m confused if the property is exempt or not. When I look at the lease from (C.A.R. form EL, revised12/19) 2023 to 2024 down at the bottom #4. states “Rent cap and just cause addendum (C.A.R. Form RCJC) is attached and incorporated into the lease. “
    There is a box unchecked on #4.
    Is the just cause addendum the exempt 1482?
    We’re devastated we have to move and even more confused over what protections we have. I’ll look most of this up but that was my main question and does the owner have to pay relocation of any sort?

      @djft6944 they did not check the box so it is not currently exempt. They need to give you a valid just cause reason (selling in NOT), 60 days and one month's rent for relocation assistance.

Legally speaking, the 60 day clock does not start until I receive the tenant eviction form correct? The form I was referring to on my initial comment was the 1 year lease from early 23-24.     My sister had someone who claimed to be a process server drop off papers saying she needs to vacate the premises immediately after she just paid him rent amd reason because he says someone is living there not on the lease but thats false her son comes to watch her fogs while she works and she has a boyfriend who comes and stays the night on weekends no court date amd she doesn't have anyone living there we are in arizona an advice would be great

      He never did, my son had an incident, and went to jail. Since the guy never had keys, I went home to secure my house, & make sure he was still moving. I gave him a verbal 30 days, after 2 days, it was clear he never intended to move. My son was coming home, on probation, so his 'friend' invited another girl that's not paid her rent at her place for 5 mos, and is also on probation, and he is keeping guns & weed in the house, so my son can't even come home, & (my son is) he's literally staying in the other half of the duplex. I gave a 30 days NTT from one of your videos, on the 1st. Life is hell now, as he uses my clean towels to wipe up his litter & puts them back in the clean ones, and he urinated all over my (adult) son's bed that I have to sleep in, since he's in mine. Can I #1 get a restraining order against him or the girl, to not trespass, since my son is on probation? Or #2 get a TRO to keep the weapons or drugs from my house? Or #3 what's the proper procedure exactly to evict, since I've personally never accepted a penny from him? Thank you.

      I guess you can ask, but it would be part of the rental application for income. Recent California legislation prevents a landlord from discriminating against Section 8 as an income source.

    My husband and I have a 7 month old and a dog recently our air conditioner broke, we live in a two bedroom apartment, we couldn’t get in touch with our emergency guy so I texted the manager it was on a weekend, well long story short we ended up in a hotel because the weather is in the hundreds too hot 🥵 well finally got a hold of them and they put a small ac that blows out air from the window and it doesn’t even go through out the apartment my son and all of us are very hot 🥵 and miserable I called the manager and she told me that I wasn’t the only one and she was very unprofessional please help

      If A/C was included as part of the original rental terms and the lease doesn't say that you're responsible for maintaining it, then they should repair it. You could also potentially have it repaired and deduct the cost from next month's rent. Discuss with an attorney.

      If your lease says you are required to pay for utilities with your rent then you have to pay on time for your utilities or the water can be shut off by the city. The landlord can put in the lease the late fee for not paying on time.

    So what period can a landlord evict for non payment of rent? I have a tenant who has not paid a single dime since 2020 and he has no intention of ever paying rent, what is an appropriate period for me to file a 3 day notice to pay or quit? I tried making one for 2022 rent, but he gave me a notice of inability to pay rent, however he gave it to me in april 2023 which was well past the 7 day due date when the rent was due, and he also did not give me a notice for each month. Does that mean the notice he gave me was not valid?

      SMH I just realized why my landlord did what he did. I really was afraid he might hurt me due to the chaotic messages I was getting but in reality it was quite clever and evil.
      My landlord gave me notice on May 8, 2023, an e-mail “official” 60 day notice because he stated his family was moving in. According to civil code LBMC CHAPTER 8.99 he would have to pay me relocation of one months, if not 2 months rent. This would mean I would not owe him rent for June as well as possibly May rent. He knew he did not give me proper notice and that this would not be a valid. This is proven to me since he continued to demand the balance of May’s rent as well as June’s. He did this knowingly and specifically so that when I did not pay, he could evict me for non payment, take me to court and collect more money from me, as well as not have to pay me a single cent.
      I see no protection for this kind of malicious behavior by a landlord. Is there anything you can think of that can help me fight this.
      I did exactly what he wanted me to do. Ugh

    Hello, I been trying to change my floor because the unit had leak in the bathroom and living room . Also , my floor in the kitchen. They been taking their sweet time to fix it. I wrote a respectable email and still didn’t fix it. What can I do it ? I have proof and how the floors look.

      If it goes on long enough, you could repair it yourself and deduct from rent. Try sending them a letter letting them know that you're going to do that and see if that helps...

    There was a fire where I'm renting a space on the property in an RV that I own. Well the fire burned the power lines which controlled the electric pump for water. Well c ome to find out he was in the process of getting foreclosed prior to the fire and didn't tell any of this tenants about it and then he refused to fix the water and power so I've been without water or power for the past going on 4 months 5 months and I'm stuck in a year lease and he seems to continue on tacking on late fees because I decided that I was not going to pay the full amount of rent until he fixes the water and power services which seems like he is not going to be doing so I'm curious what are my rights as a California renter in this situation? Is there any type of programs or help for renters that end up having to move out because of house being sold without the landlord letting any of his tenants know that it was in foreclosure and being sold? Because I am new to California so I don't have any family or really any friends out here so I don't really have anywhere else to go and I haven't been able to save up money due to losing my main line of work from covid so if for some reason I were to have to leave tomorrow because the new owner wants to make everyone leave I wouldn't have anywhere else to go is there any type of assistance for renters in this type of situation? Sorry if it sounds so confusing but I'm just not sure what to do at this point because I don't want to break my lease because it hasn't been the full year yet and also I don't want to be blindsided by the new owner coming to try to make everyone leave. The current landlord is sitting there tacking on all these fees for me being late on rent even though there's no utilities working and I don't think I should have to pay the full rent if he's not going to even give his tenants access to power and water!

      You need to discuss this with an attorney ASAP (search for "legal aid" in your area). Water and power are legally required to be provided and you definitely don't owe rent if those are not being provided.

      What day in May did you get the 3 day notice? Where do you live, LA city or LA county? After tge 3 days depending when he gave it to you? Has your landlord gave you an summon eviction notice with a case number? If so you only have 5 days to respond with an answer. If so go to self help and they can help you with it.

    I have a rent control apt if I complaint is always my fault maintenances have master keys some staffs do not speak english and have the use of those keys the past 4 years I file 4 complaints to police and complained to the owner my spare key of my apt is missing but not the building front door the staffs have a code to get to the building i have over $20 000 missing's jewelry's bags and more if I complaint I get notice of eviction I'm old and handicap I thinking end it it the past few days

      Is the parking space in your lease? If so, then they'd have to amend the lease to take the spot away. If the car poses a heath or safety issue, then that would be a different story and they could compel you to move it.

    My Dad is on the lease, my landlord just handed me a letter and new lease agreement to me claiming my Dad doesn't live there anymore (even though he pays for everything) he's now bumping the rent to $3,000 ($6,000 on the first) he gave me this letter 5 days before the first, never told my Dad any of this and it says even if I don't pay this "new agreement" the rent is still being raised to the new amount. The normal rent has been $1,200. Also this was a letter not from the courts, what should i do. My Dad already told him he still lives there, pays rent, utilities and gets mail, everything is in his name, he just travels and runs a business in Napa so he's away periodically

      None of this is right, reach out to Legal Aid in your area to discuss. That increase may be legal, but needs to be a 90 day notice, plus you needed Tenant Protection Act exemption language, which this landlord probably did not give. A lot is incorrect here and an attorney can help...

But yes, it seems weird that he would bypass my dad and try to give me this new agreement with a substantial increase, I thought you could only increase the rent buy a small amount of it has rent control (which ours does) I'll try and reach out to Legal Aid here in SF

      In Illinois we only have to give a 30 day rent raise by certified mail, and we can also do a 5 day eviction! Just saying it all depends on where you live.

    Thanks for the video dear. Let me ask you, my landlord sticks random notes on my door for "inspection " in 2 years 50 different people came to my dwelling to "inspect " without any legit cause. They took pictures of my room, etc etc. And she constantly texts me saying i cant have anything in my balcony, even chair, or i can not have my provider to spend a night. Is her constant inspection a harassment?
