@@Mike_Sherrard Bit of an in-depth question: If you'd prefer to gather someone's 'updated' information via a landing page, wouldn't this skew the audience for retargeting? Let me explain: they may input their updated email address on your landing page (instead of the auto-lead form), but when you go to retarget these people Facebook won't recognise that new email address & therefore potentially not match it to their profile - causing you to practically lose them in your retargeting audience? Since Facebook also owns Instagram (aka the main platforms for real estate agents generally), I would assume the information they've previously put into these platforms would be more viable than gathering their updated information via a landing page (as odd as it sounds), so we can therefore target them over the long-term. What are your thoughts on this Mike?
Mike, thank you for your opinion. It makes sense. I will try a landing page and let you know how it works out. If you have any other videos you suggest watching for fb ad beginners- bring it! Thanks.
I use both lead form and landing page. Boosting ads with a Facebook lead form is, for unknown reason, slightly more expensive than a traditional campaign with custom video and landing page... they charge more, who knows why?
I'm going to A/B test this. I always wondered why I was getting bad phone numbers from FB ads. It's entirely possible that phone number has changed hands 2-3 times since the original owner joined FB in 2012.
Hey Mike thanks so much for the video it’s great!! I created a custom landing page through my website but I’m confused as to how I add this to Facebook ads? Do I create the ad then just direct the potential client to the landing page instead of my website or can the landing page be the first thing people see within the Facebook ad?
Hi Mike, can you share what type of landing page is the best for realtors? By the way, I’m from Malaysia and I learned a lot from you despite living in a way different market. Thank you so much!
does the landing page must have some regulations and terms and conditions so we do not have any issues with facebook and facebook ads. Because as i know facebook lead up forms need specific terms and conditions etc to be regulated etc. so does our lead generation capture page need that as well?
When we create an ad on Facebook With the link to the landing page for the property that they can fill out to get more information on. Should we set the ad as traffic or conversions?
Great question! I personally think you should do Traffic... Conversions is more for purchasing products to I would use Traffic for Real Estate and Conversions for e-Commerce
Thanks for the insights! I'm currently starting to run ads for bilingual healthcare practices. As something as straightforward as chiropractic and dental treatment, would Facebook lead forms be a better option? I understand landing pages is better for products, services and business that require more explanation but I find myself creating very basic landing pages for my clients on clickfunnels as is and my clickfunnels dashboard is also starting to get congested with my clients landing pages (I make 2 for each client. One in english and one in Spanish). Would really appreciate your opinion! Thanks!
Mike mike mike! You've really been coming through for me since I found your channel a week ago. And I'm not even a real estate agent! Do you have an example of what you think is a good page?
Interesting... would love to know more about your experience. I spend about $50,000 / month on ads so I'm just speaking from the data I've seen with my own ad spend at a high level.
What do you think ?! 🤔 Are you currently using LEAD FORMS? .... or... are you using a LANDING PAGE 👇🏼 Let me know 👇🏼
Landing pages
btw the knowledge you deliver in even 1 video is worth thousands
Thank you so much! I truly appreciate that. I do my best to help and provide value 🙏🏼

Thank you Mike , well summarized. REGARDS SOUTH AFRICA 🇿🇦
Mike, You really makes me understand this complicated stuff, Thanks a Lot!
Thanks a lot!
My ad won't run unless I have a lead form. However, I want to use my landing page. How can I run my ad without inputting a lead form?
Create New Campaign and Set your ADs to "Traffic" Goal.

Always dropping the knowledge on the Reg! Thanks for clarifying , Mike!

You can also remove the autopopulating fields and replace with custom fields that require the lead to input their information....
Yes you definitely can!

Hi Mike, what do you use for Facebook ads reporting?
Hey Nelson, what are you referring to in regards to "reporting" ?
@@Mike_Sherrard I mean analyzing the Facebook ads results
@@nelsonsamoei I just look at the Facebook Insights
Should I use messege obj instead to generate leads?

I believe almost 12 hours of content. Everything you could ever need to know to crush it on every platform...

Running ads for clinical trials myself. I'm a bit late, but I agree with you. One click and done.

Thanks so much Gabrielle :) Looking forward to creating some epic landing pages for the Wolf Pack! 🐺

Oh my gosh, I am dealing with this right now with FB, I had no idea. Thank you!! You always have great content. I appreciate you!

Hi! Looking for someone who can make me an optimized landing page
Great advice!
Thank you Rainer! I appreciate it
Welp, the end of the video pretty much tells why he's shooting down FB Lead forms..
Because they don't convert nearly as high, based on over $100,000 ad spend by my team 🤔
Hater in the house!
yeah this is complete and utter bullshit from experience. lol it depends very much on context and situation
