I have been watching several of your videos and they have helped me so much. One thing you said calmed me down it was to take your time choosing a roofer. I finally hired a roofer today . Thanks a million for sharing your experience and knowledge.
I went with CertainTeed Landmark Pro with all of the upgrades. Charcoal color. Beautiful roof although expensive. No regrets, however. Excellent video.
Let me tell you. In Texas our certainteed plant is 30 miles away. Ennis Texas. They are continuous problem. If someone asks about them, I have to tell them the truth. They are absolutely the biggest source of defects. Period. I had to report two in a weeks time. I called my distributor and the gm spoke to me. He starts out by saying, let me guess, you are reporting a certainteed defect. I’m like, why do you keep selling them. It is way beyond a problem for me. It’s just unacceptable. I’m not aware of them paying to replace a roof in last 5 years. Not for my customers. This business is hard enough without adding these guys to my load.
Even though I was a roofer/ carpenter for many years, i enjoy watching your videos, I guess cuz I miss it and would have like to know someone like you during the time I was active 👍🏼👊🏼🦖🍺
We are also a Select Shingle Master company. I personally used Grand Manor Pearl Black on my place. Roof is 15 years old now and looks as good as the day installed. Probably helps using when its installed correctly. 😉
The one my HOA tells me to. Where I live, you could only have O-C Duration, Desert Tan. No one could get them for ages after Hurricane Ian, so the HOA approved three other brands that looked exactly the same. Now, I can choose Certainteed, Atlas and Tamko as well. Oh joy.
lol.....my 30 year old Owens Corning 3 tab shingle are going on 30 years here in NY and look great. Several hurricanes and a freaking tornado that took my trees and deposited them in my neighbors pool. ...still kept all my shingles. Everyone in my area have been getting the GAF architectural shingles installed and they DO NOT hold up well at all. They look old with mildew and overall, lumpy bumpy and ugly. Replacing mine soon to be proactive but sad if I need to go with GAF.
Why is it in Florida that insurance companies are dropping insurance on homes with asphalt shingles over ten years old? Know that there is other options.
Hi, we need a new roof now and currently got estimates and deciding whether we will go with landmark pro or northgate climate flex. 15k vs 17k. The main difference is the class 3 vs class 4 impact rating also their durability that 4 will last 40-50 yrs compared to class 3. However, our roofer told us personally he would chose landmark pro because of their durability and quality. The only thing holding him back from getting class 4 is he said insurance companies are trying to recommend people to get class 4 shingles that way if a storm or hail happens in the area after few years, they won't be cover roof replacement because the owner has class 4, he mentioned something about cosmetics that I forgot. I did some research about it and some roofers and ithose who are in insurance also said that's the future of insurance wherein they wont replace roof anymore so they want people to get class 4. But yeah, after days of researching, we ended up deciding if we'll go with northgate vs landmark pro? Can you help is on this one? We live in Michigan, by the way. And planning to keep the house for 30 plus more yrs. Don't get that much hail in our area but still, want a longer durable strong roof to last us 30 yrs. Paying $740 a year for home insurance.
I would not install the Landmark Pro on my own roof. The class 3 rating is meaningless because they didn't change the manufacturing process from when it wasn't considered impact resistant. That means the shingle that wasn't rated as impact resistant before, now magically is impact resistant even though they didn't change the shingle. If you get big hail on your Landmark Pro roof, you will have to replace it. I don't know if things are the same where you live, but here the Landmark Pro is quite a bit more expensive than the Northgate. We just had big hail here that was very damaging. We looked at several roofs which were totaled, and we looked at 2 roofs in the same neighborhood which we installed the Northgate on in 2018. Neither of the Northgate roofs had any damage and all the roofs around them did.
i ve had 90 + mph winds on my 3 tab shingles with no damage, but i used roofing nails and my shingles are 30 years old next year and still has good granuals but i installed 30 year shingles
I live in Washington State and moss is a problem on roofs. It is a bit expensive to have moss cleaned off 'flat' shingles. Looks like cleaning moss off dimensional shingles would be a problem. Can you provide any insights on this issue?
We are building a new house and we are using mitten brownstone for vinyl siding, margaux beige stone veneer. We have option to pick gaf charcoal or canadian driftwood shingle. Which one should we pick
Hey Tracy. I've been watching a lot of roofing videos over the last several days, and yours are terrific. I was all set to go with a guy who uses only GAF shingles, but I'm now switching to a company that uses Certainteed Landmark Pro. You (and others) have convinced me they're a better product. I have a couple of questions, though. 1.) I like the darker brown shingle that was over your left shoulder to start the video. Can you tell me what color that is? Is it the new Max Def Espresso? 2.) Although I've settled on a new product, I'm not quite there with the contractor yet. The ink on the estimate wasn't even dry when they bumped up the price by $1000. Then I found out the roofing contractor I thought I was hiring (who said their business was slow), was going to be farming the job out to a sub-contractor. Is that typical? I feel like they gave me the old bait and switch, and it's damaged the trust I had with them. Thanks!
I have a good contact with a roofer in Florida who would have much more experience there with how the GAF shingles hold up in your climate. If you would like me to put you in touch with him, let me know - send an Email to info@homesteadroofingcolorado.com
I'm having a roof put on by an insurance claim and 3 tab is what the adjuster shows on the estimate. If I want something different is my only option to pay the extra out-of-pocket? Thanks
@@homesteadroofing Thanks for the reply. I later asked my ins adjuster about it. Here's what he said. "I can release depreciation as the different parts of the house are finished, but that first check was meant for both the siding and roofing. If dimensional shingles are used and cost more than that would come out of pocket for you, if the cost the same or are less than the bid then it doesn’t matter." 2 roofers are both lower than the insurance amount when depreciation is included and don't want a down payment. This makes me think that I can use what I want as long as it does not exceed the RCV. Also, thank you for returning my call a week ago, after your work day was done, though I am not in your area. You gave advice as if I was a potential customer and I greatly appreciate it. For anyone reading this, Tracy is the real deal.
sorry man u actually can use it as a starter just flip them over glue side up and if the company will say to contractor "sorry one of your guys has to get the ridge we didn't account for " You are excused to use shingles as the ridge cap :)
I've seen a lot of people call CertainTeed the king of granule loss, and I've heard a lot of people say Malarky is the best shingle out there. Can you comment on this? Because you definitely seem like a straight shooter to me.
Tamko is definitely the worst when it comes to granule loss. I've been using CT products almost exclusively for 8 years and haven't noticed a problem. As far as Malarkey goes, I recently recommended them in another video, but the very day it released, I encountered a homeowner with a Malarkey product failure, and the warranty award they gave him was pathetic. It's the 2nd time I've dealt with Malarkey's warranty claims and neither time has it worked out for the homeowner.
I don't think dimensional or architectural shingles look good, or are made of materials that will stand up over time. Though they have warranties for wind and hail, they are prone to look bad in a few years and installers do not warranty for cosmetic (appearance). I don't think they have been around long enough to demonstrate their reliability and performance is better than 3-tab.
Interesting thoughts. Dimensional shingles are made of the same material as 3-tabs and are thicker. They've been around since the mid-90's so we have examples of them that are almost 30 years old. I'd take a dimensional over a 3-tab all day every day.
interesting comment..Im in the process of choosing what to put on our previous, 22 yr old 3 tab type shingle... these "dimensional" shingles are trippy looking to me...I gotta say, 1st off I didnt care for them at all, they looked bizzare and i was wondering why I wasnt seeing the 3tab type being offered.. they are starting to grow on me alittle as I see almost all homes around me have them... the other concern is, that they may indeed look haggard, after a few yrs with the edges curling up as ive seen this on some houses, though i dont know what brand they were.. anyway, didnt look that good.. my 3 tabs looked fine but were hail damaged...
@@skip741x3 I've seen many dimensional shingle roofs with shingles 20+ years old and haven't seen any of them curling at the edges. If you like the 3-tab shingle look, you should be able to find a roofer to install them - depending on what area of the country you live in. But I think you'll like the dimensional shingles just fine.
i must strongly disagree as i am now just replacing my Certainteed Architectural shingle ( dark Prairie Wood color) after 34 years!!! Has not faded at all..to compare .i have a couple xtra bundles i bought just in case....also the shingles only started hairline cracking last year...
