This house is overpriced. I looked at it the other the only thing it got on its side is the view and the garden. The is nothing special on the architectural side. There are houses on the estuary edge opposite it that offer you more worth far less. Point being it's really not worth the price. R17 000 000 is a rip-off. No wonder it's been on the market for more than 5years. Just do a proper valuation and get it closer to it's real price

They are both around 14 000 000. So my question then becomes what justifies the 3 500 000 increase on the price tag of this property. I can't find it I tried
