I recommend some work outside on the landscaping etc. It should definitely be manicured as the best feature of the home is the outside space. I think I would want only the appliances and kitchen utensils to convey. A diamond 💎 in the rough.
Overpriced and new owner has to gut and throw all the furniture out; especially the sofas. The rugs need to be pulled everywhere. The garage...oh my ...a nightmare of stuff to clean out....turnkey means you're stuck throwing out someone else's junk that they can't be bothered throwing out. I'm sure throwing out all those worn out sofas in the outer porch costs money. There are homes in the same price range that are completely empty and have tile flooring. Big pass.
Well, it looks like the owner(s) still live there so staging was out I guess. At least's it's affordable -- that's something huge nowadays. It has a Bond still to be paid off, but the remaining balance is small. ...but then home prices in The Villages cover a very broad area (under $200K to $1M+) so there's something for every budget. -- BR
