    On this episode Wade will walk you through what a breakaway wall is and how it works. Wade is building a custom home less than 100ft from the ocean in a FEMA flood zone. The home is being built on 35 concrete piers 14ff above grade. There are several design criteria and structural requirements to build along the ocean in Rhode Island.

    This video would have been better if it showed the process of building the wall framing and how it is anchored to the structure. Using a permanent nailed, how it is anchored to the foundation or columns, then the use of vents (which is a requirement).

    Considering the recent rain and flood events in the US, Europe and elsewhere, wouldn’t it be smart to require new homes in all regions that have even a remote chance of flooding to implement some form of flood protection?
    Piers anchored in bedrock for example seems like a good start to me.

      It’s very expensive and an added hardship for those trying to get a decent priced home in the first place

    Is it ok to put a garage as part of the breakaway? We may lift our house in CT. Do you work in CT?

    do interior walls in the flood level have to be breakaway too?

      I don’t believe there are any specific considerations for this. Once the water gets in, it is equalized and just rising, so the forces are still just live, dead, and wind loads if the flood loads are equalized and the structure is elevated above the BFE. As long as enclosures within the foundation are constructed of flood damage-resistant materials and allow for the free flowage of flood waters, be that through engineered flood openings, non-engineered flood openings, breakaway walls, or floodproofed enclosures, there should be no issue.
