The population of Auckland is NOT enormous, it's a mid sized city by world population standard especially when you count metro areas.
How is Hamilton n tauranga? Might be worth just comparing them along with other 3 big cities of nz..
What is your thesis for determining Auckland is under valued? I would argue that it is still very much overvalued.
