    Do NoT buy 樓花,those who bought UnionCity in Markham , i guaranteed that the rental income will not be sufficeint to support mortgage interest , property tax and condo fee

      For sure it is true. Rental increment is regulated by Landlord and Tenant Board. Landlord wanted rent to cover all expenses incurred. It cannot offset.

      ​​​You can do your math on the monthly mortgage payment, condo fee and property taxes vs the monthly rental income. If you can get positive cashflow and this means the rental income is greater than your expenses. VS, if your investment gets negative cash flow which means you are making losses.

    I m certain that the bank apprasial value in a few yrs will be way lower than the 樓花 sale price now, meaning it is certain to lose $$$$

    Some condo projects like Union City sold out immediately. A lot of people still prefer brand new properties even if it cost more.

    當期貨價格大過現貨價格, 可以仲有啲咩吸引力?
    因為佢“將來“會新,你住入去好feel 啲? 將來會升值?
    價格化呢啲因素之後,其實值得唔值得,就如人飲水冷暖自知了。
