Do NoT buy 樓花，those who bought UnionCity in Markham , i guaranteed that the rental income will not be sufficeint to support mortgage interest , property tax and condo fee

For sure it is true. Rental increment is regulated by Landlord and Tenant Board. Landlord wanted rent to cover all expenses incurred. It cannot offset.

​​​You can do your math on the monthly mortgage payment, condo fee and property taxes vs the monthly rental income. If you can get positive cashflow and this means the rental income is greater than your expenses. VS, if your investment gets negative cash flow which means you are making losses.
