I'm thinking of putting up a sign near the entrance of my laundromat that says something to this effect: "By entering this building, you waive your right to sue, file lawsuits, or claim injuries for anything that happens to you or your property in any way, shape, or form. If you do not agree to these terms, leave the property immediately". I wonder how well that would fly in a court case.
I agree with Keenan, I would be personally annoyed and will go out of my way to make it as hard as possible for anyone to collect a settlement, legitimate or not. My laundromat is located in a low income, single parent, high drug and crime area, full of the sort of people who will be just looking to get a check any way they can.

Insurance companies are awesome! Had a dryer fire. Lady tried to take advantage by saying all five of her loads smelled like smoke. (Her stuff wasn’t involved in the fire). She claimed she had asthma and had to go to the dr because it was so bad. I had video of her entering the store 5 times during the fire to take pictures. Insurance denied all her claims. Refused to even pay her $10 dr co-pay. Bathrooms? No way! Too much trouble to have them in my store.

Good advice, Keenan. I'm working on a laundromat now. I've got my LLC, the insurance wants to charge me about 4 grand a year, let's make any ambulance chasers work for a settlement! I'll have all the requisite signs up in the laundromat. Don't do this, don't dry rubber or plastic items, no running, etc. I will check to see if that Medpay thing is in my policy.

I was open 6 weeks when the 1st lady fell in my mat. I had video and it appeared legit. Called other owners and asked hey what do I do if... all of them were like...Never had that happen. Great! The people I did talk to said don't do anything, until you get a letter from an attorney. Until then it's just another complaint.
when I purchased my laundromat, I had a big issue with homeless and drug addicts paying a quarter and spending hours in my restroom or making a mess in side cause they would literally take a bath in there. I checked with the county and health department, I wasn't obligated to have public restrooms only restrooms for my employees or for customers to use. As soon as they told me this I removed the coin mechanism from the door and switch the door knob/lock to one that will only unlock from the outside. if customer's want to use the restroom they need to ask us to let them in and of course we can see how the restroom looks when we open in case it needs a cleaning. well the bad thing I still have customers here and there complain, but I tell them the good things that the restroom is no longer dirty filthy and full of graffiti and then ask them "is that how you would like to take a shit?" and of course the answer is always "no". I also I'm up to the point that I literally telling the customers that complain a lot is "I'm not forcing you to come wash her, if you don't like my rules or the way I run my business you can go wash somewhere else, but you know as well as I know that your cheap ass is coming to my laundromat because you will spend less money than going to another laundromat." I either keep seeing them come and wash or I never see them again. I'm literally the only laundromat left in my area that isn't giving free dry and customer still need to pay a quarter for 12 minutes, but my prices are lower on the washers and my customer know that they can come in pay to wash and pay to dry and still spend less money than at the other laundromats.
Because of inflation, I bet you are raising prices
@@CrestwoodRocks I raised prices in july 50 cents to a dollar depending on the machine and I'm still cheaper than the competition cause they raised their prices too.

I just purchased 2 mats just north of Indianapolis, an Iv watch your video million times as I got into this! But I just had a lady do this to us almost 4 months ago! I talked to my insurance and lawyer! Never heard another word since lol! But quick question what doers do you install for the Adam rite locks?

Here in the UK they put signs up in the laundrette saying we don't accept responsibility for any loss or damage caused on the premises. Is it a legal requirements to have rest rooms in laundromats over there. If not I'd close em up.
Had someone actually stage a slip and fall at a hotel pool where i was the GM. We had everything on video, and it was clear as day. No lawyers involved, and the insurance company paid her. Our rates went up. We couldn't believe it. Yes, they will deal with them 1 on 1 without a lawyer if they can prove they saw a doctor.
Another biz saying "You never have to say anything unless someone has a gun to your head or they're getting ready to put you in jail".....well done video.
After Hearing your story I would seriously get rid of those public restrooms 🚻
Make them go somewhere else to use the restroom!!
Then your cameras cover every other inch of your laundromat!!
There are only 2 places in a Walmart they dont have cameras in
The restroom and fitting rooms by law for privacy!! Love the channel but I would get rid of those restrooms plus it's 1 less thing to clean and take care of
you cannot put video in your rest rooms but you can audio then you could review the audio see if the water was running or spashing under the persons feet ect

I would have it in an LLC to start. That would keep your personnel stuff out of it. Negligence is the main worry. If you know about an issue and choose not to correct it. Something happens and they can prove you knew.

On the topic of “be careful what you say”….if someone point blank asks you, “are you the owner?” How do you answer? I guess if the laundromat is within an LLC and you own the LLC you could honestly answer “I am not the owner of the laundromat,”
The issue I’ve had is even tho I have cameras they send the lawsuit months after the incident so you can’t even recover the footage, do you store your footage?
Yes, for a year. Up load it to the cloud. Or you can add a hard drive. Its a pain but worth it. Mrs Maxwell was on video after her so called fall and did all her laundry with no issue. Video helped.

No Public Restroom, sorry that's how it has to be at my place. I tapconed down my tables and removed all outside seating. I'm also in my laundromat twice a day to make sure the place is clean and no water is on the floor.
I wanted to do the no public restroom thing, but the building engineer and local code office said I had to have an ADA compliant bathroom.
Your primary home is fully protected no matter what the lawsuit is (unless you did fraud buying your home)
this is why you hide all of your assets in an overseas trust where they don't have to comply with foreign laws. trust me it's liberating to see and hear a judge throw there hands up in the air telling em sorry i can't help you!!!😁🤣 . now if the persons real and something did happen i would take care of them.
Keenan, do you "own" your laundromats, or are they "owned" by a LLC? Do you have that buffer between yourself and a possible lawsuit?
I was in an LLC should be per location. Now I'm in S Corp for tax reasons. But works same way for liability.
