Simple home repairs in affluent, white collar communities is where the money is at! People want things fixed quickly and they don’t want to have to worry about it.

I learned this a long long time ago. If you make 3 circles that overlap. They will form a triangle. Each circle is has a name 1 PRICE 2 QUALITY 3 SERVICE Where the 3 circles overlap this area is labeled VALUE. Every customer has these 3 criteria and for each the order is different. This priority will change how the location of VALUE area moves. The underlying message is that if the customer thinks he got a good VALUE then he/she did. When you are in business you need to know what the customers motivation is and where it is based. You are very good at selecting the correct customers. I am working on finding these customers too. Thank you!

Love the video! I am a handyman/contractor in a 3 city area with total population around 150,000. I can nearly guarantee myself any work I want just by showing up, giving an estimate, and communicating with people. People skills and prompt service can take anyone in the trades as far as they wish. Unfortunately it's all to common for trades people to be entirely lacking in this area. But it makes things better for those of us who have what it takes!

No BS here. The Handyman speaks the truth. I can tell you that I live in a beach resort town on the east coast that has a population of 6,900 but has close to 25,000 rental units . There has been many a time that I have given out a price. The I really don't want this job I have to much on my plate now and they jump on it. Why? Because I showed up . Here people have the hardest time to get people to show up just to give them a estimate and people are will to pay to get the work done.

I have a similar situation. It's not a beach town but there are mountains and lakes. We have 1,500 year round residents and 10,000 more with second homes. There is more work than the local labor force can keep up with. I charge almost twice as much as my competition and I get more jobs than I can accept. All because I answer every phone call and look at every potential job. That plus a 20 year reputation for quality work, a clean and organized job site and shutting my radio off when the client is home. I'm scheduling exterior paining two years out.

You're right about Austin having a large supply of blue collar available but finding the high quality tradesmen is a different story. There's always room for excellence. I make good money (not rich) but I take my truck to an expensive mechanic simply because he knows his trade and there's no getting jerked around so it's worth it to have that level of competence and reliability. Same with my guitar tech. But I manage my money well and that makes all the difference.

This is excellent information especially for those new to running their own business and even for those of us that have been doing it for awhile now. I live in an area that is known as poverty with a view. The average home cost over 300k but the average salary is $15 an hour. The kicker here is we are a college town with plenty of second home owners here as well. We have lots of million dollar homes and those are the customers I target. When you are in this business long enough you realize that you would rather charge what you need to live and cover your overhead than to charge less and work more going broke the whole time. You can go broke sitting at home drinking a beer rather than running around like a chicken with your head cut off. The hardest customers I have ever worked for were the lower dollar customers because they want the 30k bathroom for 10k and there just isn’t any way those numbers are going to ever work out in your favor and they are the ones who want to nit pick everything. Also if someone ever tells you they don’t want to pay the going rate for something in your area just walk away because I can tell you from experience they will just be a royal pain to work with and you won’t make it up in another portion of the job you will end up working for free and you will miss out on good jobs because you are busy doing that one.

Love your stuff Handyman! One quick aside....I live in Texas...In an area that has been one of the fastest growing cities in America for several years now. I agree about more competition...but two things come to mind...there is a ton more work here than in many other areas of the US. Also, I have hired a few day labors (Manuel, Jose) and they don't give a crap about quality! As a matter of fact they think they have a better way of doing it! Haha. I work alone now. I learned that going the extra mile is worth its weight in gold! (It has been raining all day here. (Ido rainwater drainage and sprinkler systems) So I call some perspective clients and ask if I can come over to look at their lawn to see how the water flows and see the areas that are flooded! There I am standing in a downpour! They see me and I get the job! I cattier to the same demographic here as you. Get a few people to say good things about your work and you are set!

    Great video Handyman!
Spot on. I learned this lesson about 4 years ago, when I worked for a client who taught me some invaluable lessons and information about economic relativity. In short, my clients are always willing to pay me, up to what they make on an hourly rate, for my services. I target neighborhoods where people are earning $300k+ annually. It has worked very well for me. People that earn more than $300k will choose me over others, because they have faith that the job will be done, as well as it can be done. Like refers like and my business is growing in this demographic.

So true! I live in Capitol area of CA, in a rural county, but one of the towns I serve has a big fancy University... I serve the folks with PhD's, MD's, law degrees and only do the small jobs, no remodels (yet). I have to work within the Nanny state laws for projects, so I do a lot of $500 or less jobs. Right now my average job is $250.00 . I am done with most jobs in just under two hours, and have a $50 vehicle fee that is added on to each job. So if I do my math right, I make $100/hr (the vehicle fee doesn't go toward my salary, but if you want to get technical I make $125 an hour with that included). There are guys that have been in this area for years and they still charge $50-60 an hour... and people are still calling me instead. Why, because of my network. I am better than decent at handyman work (I am still learning and a lot of it is from you Mr. The Handyman), but one thing I did know before getting into this business, is business. Guys (and Gals) if you haven't already done so, do some market research with a cold one next to you and just see what the possibilities are. But be honest with yourself. There are two real ways to make money: Charge for it and do it less or do more of it at lower price. Great video... now to head over to the store for some of that Handyman Gear!

Also wiring a barn for another builder 30hours labor and $950 in material and charged $5700...$5100 profit. I'm not a non profit Corp. I live in NC in a big equestrian area of people that have big money and just want the service and quality....so they pay my price. Keep it up Handy Man your doin it Right.

I always assumed people understood there is levels in market and value of labour based on location. I live in a town of 30,000, next to a town of 150,000 and I still would consider that not enough to justify any business without marketing beyond an hour drive, or settling for being highly-specialized (like kitchens, decks or stairs). I would do okay I'm sure, but if I moved down an hour closer to Toronto, I would have access to millions within an hour radius and every town and city has active developments of new suburbs with new homeowners with headaches they can't solve.

I would say a good handyman in Westchester NY could make a very good living. I am in my 60s and my wife is always trying to pimp me out to the neighbors. In my town a starter house is about one million. The average home is about 1.7 million. Most families make at least 300,000 many make 750,000 and up. Average property tax is 40,000, it crazy. Everyday I see contractors doing work at homes throughout my neighborhood. I am one of the very few who does his own home repairs. No one cuts their own lawn or clean their homes. I dont mind letting someone clean my house. You are telling the truth.

Ooh, the median income where I live is $94K, population is 5.5 million. The cost of living is around 64K ( lower than the median, pretty sure that's a good thing ) - 20% makes between $100-150K/year -- I think I could make pretty decent money if I set myself up properly. I still need to do a bit more research before I commit.

Also, you can leverage the cheap labor and KILL it.
I do a couple remodels per year but mostly rental property maintenance. I bill out about $75 first hour, $50 after that. I pay my guys well at 20-25 hr. Plus gas and bonus incentives.
Was in Houston after Harvey.. honestly had $1,000 days for months on end.

There's still a lot of money to be made in those lighter areas if you know how. I live in the greater Nashville area and have worked on multi-million dollar homes, but I've made a ton of money from unexpected sources, for instance remodeling a church leading to several jobs of various sizes from members of that congregation. Also, with an aging population, especially in rural areas, accessibility remodeling is a huge part of my business these days.
But this is still part of knowing your market. Median income is just one factor.

You've dropped so many hints about this before but I love how you hammer it over and over again in this video. People fail to know their market and yes markets are different from city to city. You can't look at population size alone, nor can you look at the highest earners alone in isolation of other data points. If all you can get is 50 bucks for a service call, that's fine...it's nothing against you or where you live. You're rent is probably also half to a quarter of what it is in some of the other areas. If money is everything and you want to maximize your income with the skills you have, then you might need to relocate. It's simple math IF you do the research and use the right numbers for your calculations. It might be a harsh reality and a dish served cold but that doesn't change the facts. You might want to consider specializing and/or getting licenses if you want to drive up your income level.

If someone is working a job that provides service, like a handyman or a million other jobs.. they want to be in a place where the median income is high. More ppl available to pay them higher rates. But, personally I think when it comes time to invest, you want to be one of those places where median income is lower. Very recession proof & low barriers to entry. Just a thought.

Great video, I like your business analysis approach to the Handyman Business. It’s more important than the ability to do the actual work although skill is a given. Great 👍🏼

You need to discuss that you work for a lot of property managers who find it cheaper to hire someone they can rely upon to do the jobs b quickly - even if it costs an extra hundred bucks or more. Their time is worth much more than the premium you charge.

it all about supply and demand for your location. if u go to where all the money is...u are likely to get more money. same goes for the states...minimum wage varies depending on state..although people doing the same jobs. people just either underrating themselves and their prices or the Handyman hit on a very unique market that people can't comprehend.

Making money is the dream. Some feel uncomfortable charging amounts fair to a trade because to those people the work is easy so in turn the cost shouldn't be "high". BUT if you don't realize the major population of where you live can't change light fixtures you have to charge to keep yourself in business and living so there are people "you" to change light fixtures in the future. The same trade person/handy person out there who say its easy to do our work and charge less ask yourself how much would you pay someone to do something you need but don't know how to do or understand to figure out, the answer, what it costs. That could be equivalent to you charging $100/hr

I charge $150 to do a light fixture as well it's my minimum labor charge. I'm near a dark green population of 3 million as well but only have to stay on one side of it. To the electrician and anyone else who under bids that much: good for you you will be doing 4x the amount of work as me today!!

Maybe a sparky in my area would charge 50 bucks a outlet if he was doing 100 outlets. 1 outlet costs 90 and hour for a 4 hour minimum. That's 360 bucks. I don't see a problem with you charging 150

Chris Webb at some point we all need to (skilled labor) transition from being paid by how much we do to how much we know. High level of detail is the silver lining! Trading hard earned dollars for high level refined skills is a hard pitch for the $15 a hour folks.

Luckily I do not have to live in the dark green sectors on the map. There is no way I could live in one of those areas for many reasons. I figured out how to make a pretty good living in a light green shaded area. Many perks to be had in the lighter shade green areas, too many to list here.

The guy that called you a crook is correct. Having made more money than him does not justify charging $150 for a light fixture that takes a half hour to do. It's people like you that make people do their own work, which is good, but bad for the elderly and women that don't typically get involved w/ handyman work. Handymen should be charging what is fair, NOT WHATEVER THEY CAN GET. I'll give you points for your honesty though.

My customers either don't have to knowledge/skills to do the repair, the tools to do the repair or the time to do the repair because their time is better spent doing something else. For example, a lawyer who makes $1,000.00 dollars an hour has no problem paying me $150.00 per hour because I free up his time so he can make another $1,000.00 and I take away that little problem that's been bugging him.

Most of the time handymen will ask what they think there worth, and it matters how you communicate with customer to get the money you want, you need show them too that you are worth the money..but you have to be 100% professional. Especially with women
