A big part of value is knowing what you want for your money. The most economical may not be where you enjoy staying. If you buy SSR or OKW, but you long to stay on the monorail loop or at Echo lake, you will end up buying more points to stay where you want.

@@michaelherring41165 we actually ended up buying DVC direct from Disney in September. We opted to buy direct for the benefits. If we ever buy more points in the future we will buy resale now that we have the baseline benefits. I have some videos up on my channel actually from our first DVC trip!
"I really don't like google sheets, it's not the same as excel" I FEEL SO SEEN. Super excellent video and content. This is totally how my brain works too - all about the math and spreadsheets. The big/scary thing to me is how unpredictable annual dues will be. And obviously not model will ever be perfect and no one can predict the future and that's 100% reasonable and I get it, but also it makes me sad that I can't ever REALLY calculate cost over the life of the contract lol. Here's to best guesses!
Haha I'm so glad someone can relate! - aw thank you so much, yes that is a scary variable however they can't just be a made up number, the funds have to go towards the maintenance of the resort plus when I compare the increase in annual dues vs the increase in rack rate on the rooms I'm SOLD... plus right now for us the value of the benefits (annual pass) almost covers the value of the dues. But still you're right, you can't get a true cost over the life of the contract...

Great video and I’ll be using this to figure out my next contract. 2 things, Vero & Hilton dues are extremely high, and Grand California is almost impossible to reserve. Therefore, the cost differential may be worth it. Riviera dues are so high because the resort is small, thus, the maintenance cost is spread through less members.

Hey, fellow accounting / finance professional here. Definitely a good video and thanks for sharing with folks. I was already set on the property that I wanted (Grand Floridian) when I bought my interest in 2015. So I basically didn't do a property-to-property comparison, whether on-property or off-property, because I don't know that I'd characterize that comparison as like-kind from an experience perspective (although it definitely is from a simple roof-over-your-head perspective). What I did do - partly because my neighbor was telling me DVC was a bad idea without having run the financial analysis - was build out a present value calculation to compare the per-night cost of the DVC interest I sought to buy to the per-night cost of a similar room at the same property booked annually (with some factor for inflation). Even after factoring in the borrowing cost (although I paid my mortgage quickly), the present value of the total cost was quite a bit less with DVC than just booking as you go. So, as long as you plan to use the points annually or borrow / bank them, to my mind, DVC is a good value. Where it's not a good value is if you won't use the points or if you can't afford the cost of the actual vacation (park tickets, meals, etc.) after considering the cost of the DVC interest. Finally, pretty happy to see $255 / point for Grand Floridian after buying my interest at $165 / point. Anyway, thanks again for sharing with folks.
Great comment Dave! My next video is going to be something along the lines of what you're talking about with a comparison between DVC and the rack rate with Disney.. I probably won't too heavy on the 'math' with NVP calcs but I completely agree, if you're going to use your points throughout the lifetime of your membership you're going to save money vs booking rack rate rooms with Disney. I do think you need to factor in the cost of financing or the opportunity cost if you don't need finance. As someone currently investigating DVC resale contracts, this information was extremely helpful. It also confirmed my decision to buy a resale contract at OKW (with 2057 end date) for $95 a point. Fingers crossed it goes through ROFR at Disney...!

Great video I have been doing comparisons on 100 points at each resort but the way you compared makes a lot of sense. I will be replicating this so ready sheet and have a play. Then wait patiently for the dollar to go up so I can buy 😭
Yes I think Disney tends to give you the financials for 100 points too... Do remember though (and I discussed this more in the previous vlog) Disney has increased the minimum number of points required to get the DVC benefits (such as discounted AP, lounges etc) to 100 recently. But I do recommend the same method of deciding how long you want to be able to stay for and looking at the time of year that you normally go and use that as your base for deciding how many points you need. I know it's SO LOW right now.. we had finally got back to around 1.30 and now it's plummeted again.
Yes, I guess it make senses now to wait for the pound to improve again before buying. I am also wondering what effect will be on DVC bookings with the parks being closed, especially if it is a while before they open again. I presume people who had booked during the closed period get back there points to use later, but that could mean when it re-opens there are too many people wanting to use points than available accommodation.
Well I’m from Australia so our dollar is terrible at the moment, for some reason it’s taken a massive hit compared to others. I would be looking at buying resale to save some more $$ I totally made the spreadsheet yesterday 😂 did one for 100 points and also 1 like yours. We plan to go every other year so banking and go for 2 weeks at a time.
Have you looked into this scenario? Rent points exclusively while you invest the amount you would have spent upfront and in maintenance fees for an equivalent contract at an average 7% return annually for the length of the contract? I have not done the calcs but I bet that option beats any other
Definitely worth running the maths... For me though I don't like how inflexible point renting can't be and I also benefit from the discounted AP too which I haven't factored in. Still worth calculating though!
Great video helps explain the steps a lot better! Could you explain how you pay? You mentioned a deposit and then do you pay the remaining over a certain number of years or until the contract ends? Or do you have to pay everything up front? Can you pay everything up front? You might have mentioned this but I’m just confused haha! 😂
You can pay everything up front. We decided to pay a deposit and then make monthly instalments, technically our loan is over 10 years however we intend to pay it off a lot sooner than that.

SO helpful--thank you! I have a few questions: 1. Is there a way to find out how many points it costs to do a cruise or ABD trip? 2. Once your contract expires, does it automatically go back to Disney? I hear about a lot of people passing them to children/grandchildren, but how do they do that if their contract expires? 3. Does DVC get discounts on park tickets?
1. I think you need to contact Disney for this, you convert your DVC points into resort points, I'm actually looking into this option (for non-Disney hotels) given we're not sure if we will get WDW to use our points any time soon. 2. When your contract expires it's done and the property is Disney's property again. The way they get passed down is that they are passed down before they expire. 3. Currently we get to buy the Florida resident annual pass which is LOADS cheaper than the regular pass. I think we also get some discounts on park tickets too.
Thanks for the math. I've also watched another video a couple of weeks ago which was like 2 hours or something by another RUclips couple. Here are some of my questions: - I've noticed that other times of the year are more expensive so this is from the most positive viewpoint. So in the end let's say you pay (through DVC) $1206 in May in Animal Kingdom Lodge for 7 days, every year. Let's assume you're sharing the room with your sister so the annual cost per person is roughly $603. How much does a night in a Standard View Room retail for? I see rates anywhere between $365 and $463 a night. Is there a way you can show how much your last stay at Disney cost and how much that would have been with DVC based on cost of points for this year? I hope you understand my question. - Can you also show how much your one-time costs, closing costs were and the monthly dues are? - Did you calculate 7 days / 6 nights or 8 days / 7 nights? - Do you feel obliged to go to Disney every year because the points are there, you're paying for them and you can only take them to the next year(s) a limited number of times? - Is it correct that if you don't go a year, you do pay monthly dues (recurring costs besides the monthly financing payments)? For example: I see Riviera charges $86.56 per month, that's $1038.72 a year in fees alone. - How much are the discounts on park admission and dining?

Thanks for your comment Jeroen! Lots of questions so let me go through the answers below: - Yes you're correct, I've picked a more 'favourable' time of year. I just did a quick search for the same dates direct with Disney for this May which includes an offer for 2 free nights and it comes out around $350 (I'm converting from £). I think this is a great idea for a second video though and I'll try to get that filmed next week :) - I will include this is a later video, I did cover annual dues in this video which is the same thing just paid annually (I pay my dues annually not monthly by choice) - It was 7 nights - No not at all, I do chose to go every year at the moment but if my circumstances changed I wouldn't need to. We can roll forward points to the following year as well as bring points forward from a future year so technically we'd only have to go to Disney every 3 years. I talk about this a bit more in my previous vlog is want to check that out. ruclips.net/video/EkBsA8caH_I/видео.html - Yes, your monthly dues (or annual dues as I mentioned) are due every year regardless of whether or not you chose to go. Hence why I included annual dues in my calculation and for Riveria you'll see that you're committing to pay dues every year until the end of your contract which is in 2070. - Dining at the moment is 20% and park admission the main discount is the Florida resident pass which is currently $719 vs $1195 for the standard platinum pass. Of course these offers may change and they not gauranteed however it seems to me that Disney is offering more and more discounts to DVC to encourage buying direct with Disney as apposed to on the resale market. Though they are offering the discounts for buying direct, the fact that for Riviera they have the restrictions on resale may make it that they do not have to offer so good discounts, as that may help prevent people buying on resale from Riviera and later properties. I don't buy that much merchandise, so I think the main gain buying direct versus resale is the discounted annual pass, however I am likely to want to visit every 2 or 3 years (for 2 weeks at a time), so it would not be worth getting an annual pass rather than paying for the 2 weeks.
@@KarenBee thanks for that! I had seen the previous video of course, that's why I was looking forward to the series and seeing your point of view on DVC. I'm reading from other people that the benefits are in the long term. I can see that, because once the large sum of money is paid, whether it's at once or in a 10 year period, you're 'only' paying the monthly dues. So if I use the Riviera example again, the $1038 a year for 6 nights comes down to $173 a night. If I had to book Riviera now for 6 nights it's a whopping $557 a night. That's just so expensive! I need to get myself a girlfriend to share costs, I think! :) So a good question to talk about might be for who DVC is really interesting for, imo more for a couple than a single person. That annual pass for a FL resident rate is interesting, but if you're only going for a week, but that $719 is more than a 7 day multi-park hopper pass for $616. And maybe third parties might have even better deals. Looking forward to your next video as there's plenty more to talk about.

Can you please explain in what way does the dvc save you any money at all ? For akl for 7 days holiday a year (excluding fights) it would cost me around £1206. Once I add on flights the entire holiday will be way way more expensive than just paying for a holiday package each year I go. I really can't wrap my head around how dvc is a benefit.
Hey Danny, I am going to follow up shortly with a rack room rate vs DVC math vlog (my resale vlog will be out next Tuesday) but my 7 nights in a standard studio room at AKL for this Oct (unfortunately cancelled now of course) was £1,911 and my current annual cost for one week at AKL is $1,206 (using the method shown in the video) and that doesn't account for the $1,000 we saved on two annual passes. It's definitely not the best financial decision for everyone, completely get that but we feel it works well for our circumstances.
The dues go up 3 percent or more a year on average which means it double about every 25 years so should quadruple over the life of the full contract. This means high dues resorts will be more expensive than your model. Also, you need to consider resale, both for purchase and sale. You can get contracts much cheaper on resale. And you make it sound like you have to keep your contract for 37 years or pass it down to your kids. Lots of people sell it for about what they bought it for. And one of the most important points is availability at the 7 month mark. If you have Polynesian points, you can always stay at SSR or OKW but not the reverse. Same with Boardwalk or Beach Club. All this math is unnecessary if you are able to buy, for example, Animal Kingdom use it for five years then sell it for the same price or maybe $2000 less. Then the savings are enormous over paying rack rates for 5 one week vacations there. Unfortunately, you can’t really calculate this but you can see how the resale market values resorts and try to find bargains there. Personally, I am planning on buying AKL then sell it after my kids get a bit older and buy Beach Club and finally buy Polynesian. I don’t currently care about perks since they don’t really exist and we don’t plan on using the annual pass enough to make it worthwhile.

Great video I have been doing comparisons on 100 points at each resort but the way you compared makes a lot of sense.

Yes I think Disney tends to give you the financials for 100 points too... Do remember though (and I discussed this more in the previous vlog) Disney has increased the minimum number of points required to get the DVC benefits (such as discounted AP, lounges etc) to 100 recently. But I do recommend the same method of deciding how long you want to be able to stay for and looking at the time of year that you normally go and use that as your base for deciding how many points you need. I know it's SO LOW right now.. we had finally got back to around 1.30 and now it's plummeted again.
Yes, I guess it make senses now to wait for the pound to improve again before buying. I am also wondering what effect will be on DVC bookings with the parks being closed, especially if it is a while before they open again. I presume people who had booked during the closed period get back there points to use later, but that could mean when it re-opens there are too many people wanting to use points than available accommodation.
Well I’m from Australia so our dollar is terrible at the moment, for some reason it’s taken a massive hit compared to others.
I would be looking at buying resale to save some more $$

Have you looked into this scenario? Rent points exclusively while you invest the amount you would have spent upfront and in maintenance fees for an equivalent contract at an average 7% return annually for the length of the contract? I have not done the calcs but I bet that option beats any other
Definitely worth running the maths... For me though I don't like how inflexible point renting can't be and I also benefit from the discounted AP too which I haven't factored in. Still worth calculating though!

Great video helps explain the steps a lot better! Could you explain how you pay? You mentioned a deposit and then do you pay the remaining over a certain number of years or until the contract ends? Or do you have to pay everything up front? Can you pay everything up front? You might have mentioned this but I’m just confused haha! 😂
You can pay everything up front. We decided to pay a deposit and then make monthly instalments, technically our loan is over 10 years however we intend to pay it off a lot sooner than that.

2. Once your contract expires, does it automatically go back to Disney? I hear about a lot of people passing them to children/grandchildren, but how do they do that if their contract expires?

1. I think you need to contact Disney for this, you convert your DVC points into resort points, I'm actually looking into this option (for non-Disney hotels) given we're not sure if we will get WDW to use our points any time soon.
2. When your contract expires it's done and the property is Disney's property again. The way they get passed down is that they are passed down before they expire.
3. Currently we get to buy the Florida resident annual pass which is LOADS cheaper than the regular pass. I think we also get some discounts on park tickets too.
Thanks for the math. I've also watched another video a couple of weeks ago which was like 2 hours or something by another RUclips couple. Here are some of my questions:
- I've noticed that other times of the year are more expensive so this is from the most positive viewpoint. So in the end let's say you pay (through DVC) $1206 in May in Animal Kingdom Lodge for 7 days, every year. Let's assume you're sharing the room with your sister so the annual cost per person is roughly $603. How much does a night in a Standard View Room retail for? I see rates anywhere between $365 and $463 a night. Is there a way you can show how much your last stay at Disney cost and how much that would have been with DVC based on cost of points for this year? I hope you understand my question.
- Can you also show how much your one-time costs, closing costs were and the monthly dues are?
- Did you calculate 7 days / 6 nights or 8 days / 7 nights?
- Do you feel obliged to go to Disney every year because the points are there, you're paying for them and you can only take them to the next year(s) a limited number of times?
- Is it correct that if you don't go a year, you do pay monthly dues (recurring costs besides the monthly financing payments)? For example: I see Riviera charges $86.56 per month, that's $1038.72 a year in fees alone.
- How much are the discounts on park admission and dining?

Thanks for your comment Jeroen! Lots of questions so let me go through the answers below:
- Yes you're correct, I've picked a more 'favourable' time of year. I just did a quick search for the same dates direct with Disney for this May which includes an offer for 2 free nights and it comes out around $350 (I'm converting from £). I think this is a great idea for a second video though and I'll try to get that filmed next week :)
- I will include this is a later video, I did cover annual dues in this video which is the same thing just paid annually (I pay my dues annually not monthly by choice)
- It was 7 nights
- No not at all, I do chose to go every year at the moment but if my circumstances changed I wouldn't need to. We can roll forward points to the following year as well as bring points forward from a future year so technically we'd only have to go to Disney every 3 years. - Yes, your monthly dues (or annual dues as I mentioned) are due every year regardless of whether or not you chose to go. Hence why I included annual dues in my calculation and for Riveria you'll see that you're committing to pay dues every year until the end of your contract which is in 2070.
- Dining at the moment is 20% and park admission the main discount is the Florida resident pass which is currently $719 vs $1195 for the standard platinum pass. Of course these offers may change and they not gauranteed however it seems to me that Disney is offering more and more discounts to DVC to encourage buying direct with Disney as apposed to on the resale market. Again I talk about this a bit more in the previous video.

Though they are offering the discounts for buying direct, the fact that for Riviera they have the restrictions on resale may make it that they do not have to offer so good discounts, as that may help prevent people buying on resale from Riviera and later properties. I don't buy that much merchandise, so I think the main gain buying direct versus resale is the discounted annual pass, however I am likely to want to visit every 2 or 3 years (for 2 weeks at a time), so it would not be worth getting an annual pass rather than paying for the 2 weeks.
@@KarenBee thanks for that! I had seen the previous video of course, that's why I was looking forward to the series and seeing your point of view on DVC.
I'm reading from other people that the benefits are in the long term. I can see that, because once the large sum of money is paid, whether it's at once or in a 10 year period, you're 'only' paying the monthly dues. So if I use the Riviera example again, the $1038 a year for 6 nights comes down to $173 a night. If I had to book Riviera now for 6 nights it's a whopping $557 a night. That's just so expensive! I need to get myself a girlfriend to share costs, I think! :)
So a good question to talk about might be for who DVC is really interesting for, imo more for a couple than a single person.
That annual pass for a FL resident rate is interesting, but if you're only going for a week, but that $719 is more than a 7 day multi-park hopper pass for $616. And maybe third parties might have even better deals.

For akl for 7 days holiday a year (excluding fights) it would cost me around £1206.
Once I add on flights the entire holiday will be way way more expensive than just paying for a holiday package each year I go.
I really can't wrap my head around how dvc is a benefit.
Hey Danny, I am going to follow up shortly with a rack room rate vs DVC math vlog (my resale vlog will be out next Tuesday) but my 7 nights in a standard studio room at AKL for this Oct (unfortunately cancelled now of course) was £1,911 and my current annual cost for one week at AKL is $1,206 (using the method shown in the video) and that doesn't account for the $1,000 we saved on two annual passes. It's definitely not the best financial decision for everyone, completely get that but we feel it works well for our circumstances.
The dues go up 3 percent or more a year on average which means it double about every 25 years so should quadruple over the life of the full contract. This means high dues resorts will be more expensive than your model.
Also, you need to consider resale, both for purchase and sale. You can get contracts much cheaper on resale. And you make it sound like you have to keep your contract for 37 years or pass it down to your kids. Lots of people sell it for about what they bought it for.
And one of the most important points is availability at the 7 month mark. If you have Polynesian points, you can always stay at SSR or OKW but not the reverse. Same with Boardwalk or Beach Club.
All this math is unnecessary if you are able to buy, for example, Animal Kingdom use it for five years then sell it for the same price or maybe $2000 less. Then the savings are enormous over paying rack rates for 5 one week vacations there.
Unfortunately, you can’t really calculate this but you can see how the resale market values resorts and try to find bargains there.
Personally, I am planning on buying AKL then sell it after my kids get a bit older and buy Beach Club and finally buy Polynesian. I don’t currently care about perks since they don’t really exist and we don’t plan on using the annual pass enough to make it worthwhile.

No it's all dependant on the room so a studio is the same points for 1 or 4 adults... hope that's helpful
