    Irma destroyed our condo in Marathon Key. Of course the insurance company didn’t pay, and the building will be sold to a local builder. They will fix the damage and sell it for millions. Insurance companies will do everything they can to get out of paying those with their policies. It’s required to have the insurance but not a requirement for them to pay. What a deal.

    • @MichaelBordenaro
      @MichaelBordenaro  4 года назад +6

      That's right, I think this is one of the biggest scams in real estate and for that reason, I usually feel like the best thing is to have as little insurance as possible, but with a condo it's tough. That sucks that happened to you

    Living in Florida for almost 27 years (13 years in Miami) I never had to evacuate my home(s). My advice is to have a hurricane CAT plan, stock up, and be ready. Watch the tropical weather models and reports weekly during hurricane season. I like to track the tropical models every day from June 1-Nov 30.

      You are lucky, but that doesn't mean you'll never have to just because you havent so far. I think that is part of the issue, people get complacent when nothing happens for a long time and when the big one comes they think they can ride it out

    You forgot to mention buildings and homes in Miami are built with concrete not plaster like the northeast. We have a building code to withstand at least cat 5 winds. I’m not sure about the rest of Florida but here, the only houses that aren’t built to code were built before Andrew. Miami isn’t lucky, it’s prepared. Personally from living here for 18 years. Live in an area with great drainage systems to avoid flooding (Katrina had more flooding than Irma and that was category 1 for us), try to live inland if you live in a house to avoid storm surge (I live 12 miles inland and am not affected by storm surge) or live in a big apartment building, cut down branches in any nearby trees to avoid it falling, and we also have mangroves on the coast which serve as a natural barrier against storm surge. Hurricanes aren’t that bad (except category 5 which is really once in a blue moon), we don’t have to be lucky, we only have to be prepared.

    • @MichaelBordenaro
      @MichaelBordenaro  4 года назад +9

      Yes being prepared is the most important thing for sure. Although places are built to code here, we have not had a cat 5 direct hit to Miami since, so it really has not been put to the test, but I would not want to be here to see it, that's for sure

    Hurricanes are definitely something that you should consider before moving to Florida. On September 11th 2017 hurricane Irma actually struck Jacksonville and the St Johns River overflowed its banks and flooded my neighborhood my apartment and my car I had one week to get a new car and find a new apartment and clean up the mess. Very stressful. The next year on October the 10th hurricane Michael struck Panama City where my dad lived and I was able to take him a generator but 3 weeks later he died of a massive heart attack. The hospital where they took him was still damaged from the storm and could not treat him so he passed away en route to Fort Walton Beach. I inherited his house in seven rental properties all paid for but with no insurance and I have spent the last 4 years digging out of a complete and total mess. I finally have everything on track and things look a lot better but it has been pure hell and Panama City has still not recovered.

    I remember the year Florida had FOUR hurricanes in a SIX week timeframe. That was 2004. They were Charley, Francis, Ivan and Jean (Jeanne?). I remember heading home from work when we were expecting Ivan. I passed gas station after gas station that was either already out of fuel or had cars wrapped around the place. Finally found gas near where I live, but the pump was really slow and I got about 8 gallons. One good thing thing they did back then was suspend tolls on the expressways. I remember the advice one radio personality gave on how to keep your transponder from going off. You couldn’t just remove it from your windshield. You had to remember what Fonzie used to say - “sit on it”.

Our condo association ordered evacuation, but I wouldn't desert my 15 year old companion cat Mimi and go to a shit house gym loaded with other people. I hunkered down in my 2nd bathroom area located in middle of condo. It has a sliding frame door so you're shut out completely from the rest of the place. Large dressing area with sink, and a separate small area with tub/shower and toilet with a door you can close. I set up bunk with mattress, bottled water, litter box and water for Mimi and we stayed there all night long listening to the roaring winds and tree branches hitting the roof. • @katazack
      @katazack 4 года назад +2

      The northern center of the state is statistically the least likely to be hit by a hurricane. Most Florida hurricanes run from the south to north, so by the time they get to the Clermont, Ocala, Gainesville areas, they are not so strong. But, if you are in the northern panhandle area (Panama City, Pensacola) the storms that strike there are generally very strong as they come directly off the Gulf of Mexico. I have been through four hurricanes and a couple of tropical storms in the Orlando area (Kissimmee) and the worst was Charley in 2004, a Category 2 when it got to us that caused a great deal of damage. Honestly, I would find some other state to move to. Florida is overcrowded and unless you leave very early, evacuation north is not a great option. The two north-south interstates (I-75 and I- 95) were built when 5 million people lived here, and now there are 21 million.

    Great information! Thanks for sharing. Do you know what the hospitals do for health care workers when a hurricane hits? Are they required to show up to work? I live in Canada, and we get ALOT of snow storms and have to drive to work pretty much no matter what. I have drove in the worst condition possible after a night shift, so hurricanes don’t scare me that much

    • @MichaelBordenaro
      @MichaelBordenaro  4 года назад +2

      During hurricanes we do still have healthcare workers and first responders. They do tell everyone that stays for a mandatory evacuation that help may be limited or unavailable during the storm. So staff does work, but help is not guaranteed for anyone. I don't know if the people that work volunteer to be working and some don't or everyone just has to work. It sounds like you are well-versed to work in a emergency situation though 👌
