Exactly, I'm from Bohol. As per calculation, I think the price was too high. I don't think the cost of the land would be more 2k per Sq. Considering, along Panglao area near beach is 2k per Sq. However, lovin' the view and the environment.
That's about the size of my property here in Longwood Florida.We've been thinking about retiring back home ,but after seeing how expensive house and lot over there,I think we will just stay here,after all ,6700 sq ft house here with a courtyard pool,No need to go back home,

The quality of built is of medium quality by Philippine standard. So, I would price it at P22,000 - 25,000 per sq. meter. plus the lot in that area around P1,100 - P1,400 per sq. meter. Also, you need to add the cost of the perimeter fence. This is a good basis for estimating the cost of this house. I would say P16.5M to P17M is fair enough price considering the size of the lot and being close to the beach.

Being a American living in the Philippines the house is nice and property is huge. But it’s too far from basic shopping needs. It’s way over priced but a beautiful house and beautiful location. It is a nice house, in Sterling that is £371.545.54, large garden near to beach, I would have expected it fully furnished with a walk in closet in master bedroom. It should have had a pool already in and landscaped gardens and outdoor furniture on porch/verander to make fron more inviting, also move grey mound of gravel or put where it should be, it looks like an eyesore, that would all make it sell easier.More expensive for the Philliines than I would have expected though. How far away is a hospital, supermarket and a mall?

Beautiful house but it’s to expensive! I just built a two story house in Samar not big two bedrooms upstairs and one downstairs,so far I spend 4 million pesos Stair case railings and terraces are stainless steel bars . Not quiet done yet !

I don't agree that it is overpriced. The materials and construction look solid. I am pretty sure the acquisition, design, construction and fit-in utilities would be in excess of the asking price which means the owner is potentially selling at a loss. However, as in every real estate, it's location, location, location.

Anda is a nice beach location but there are other places to choose from where important amenities is just a distance away. I had commitments in NJ but did not pull the trigger unfortunately on a home when prices were low due to the collapse of the market. There was a real nice fixer uper in Union for 65 k and many in Shelton as well. I imagine housing will fall again soon due to covid, market always seems to do that.
Hi Jan, if you din need to be say within a two drive of the sea, there are quite a few places with a cooler climate. Cooler, because of altitude. Baguio in northern luzon is at around 5000 feet( mountains in the area going up to 8,000!!), has pine tree forests ect. Very popular with second homers from Manila( as is Tagaytay( 1 hour south of Manila ( not so high tho!)) so not cheap! Cebu and Mindanao also have pretty high mountains as well
That kind of house if you buy it in here un US may be $500 to $600...just the house alone...remember that house is made of concrete , and the style and the materials they used are american style.....and the extra space outside is tremendous..Php25M is the right amount.

They had a buyer but the deal fell through because of some old crazy law can’t sell new title property for 5 years but I guess after talking to some different lawyers you need to go through some requirements to prove it’s not commercial then you can sell it . By that time the buyer canceled . The owner is nice guy from Alabama and his wife is from the neighborhood . He wants to live here but she doesn’t and then with the Covid restrictions so they decide sell it

Beautiful house but it’s to expensive! I just built a two story house in Samar not big two bedrooms upstairs and one downstairs,so far I spend 4 million pesos Stair case railings and terraces are stainless steel bars . Not quiet done yet !

I don't agree that it is overpriced. The materials and construction look solid. I am pretty sure the acquisition, design, construction and fit-in utilities would be in excess of the asking price which means the owner is potentially selling at a loss. However, as in every real estate, it's location, location, location.

Anda is a nice beach location but there are other places to choose from where important amenities is just a distance away. I can buy a house in Lipa, Batangas an expat community with 500,000 dollars and probably lesser amount from this house for sale in Anda.
Wow, I can a buy a few acres with that amount of money here in Ohio. Yea it may not be in the Philippines but with that price tag $$ I’m sure there are other properties in the Philippines that can provide all the adequate necessities a home buyer is looking for. Half a million dollars is a lot of money and yes indeed, you can buy a very decent house here in the states with that amount of money. The owner of that house have to wait for a long time to sale the house. This is what happen when you spend a lot of money to build a house and not ended up living there until your old age. It's a loss investment. Unless, they find a buyer that is willing to spend the money. Add to the mix is the covid19 pandemic. The economy globally is slowing down. Jobs are being loss, unemployment is in the millions and there's no way we wil know when this pandemic will go away. We are here for a long ride with the pandemic. Fasten your seat belt and go along with the ride. Covid19 is winning and it will go away in its own term.

I had commitments in NJ but did not pull the trigger unfortunately on a home when prices were low due to the collapse of the market. There was a real nice fixer uper in Union for 65 k and many in Shelton as well. I imagine housing will fall again soon due to covid, market always

Baguio in northern luzon is at around 5000 feet( mountains in the area going up to 8,000!!), has pine tree forests ect.
Very popular with second homers from Manila( as is Tagaytay( 1 hour south of Manila ( not so high tho!)) so not cheap!
Cebu and Mindanao also have pretty high mountains as well
You should venture into baguio.its a city in the philippines and is labeled as its summer capital,since its cold up there.

They had a buyer but the deal fell through because of some old crazy law can’t sell new title property for 5 years but I guess after talking to some different lawyers you need to go through some requirements to prove it’s not commercial then you can sell it . By that time the buyer canceled . The owner is nice guy from Alabama and his wife is from the neighborhood . He wants to live here but she doesn’t and then with the Covid restrictions so they decide sell it

The land in Anda is very expensive the beachfront is 5000 per sqm and like Edward is already 2500 per sqm and they have 4100 sqm plus the building and fence

@@LynAnthonylifeinthePhilippines I went to visit some family in Negros Occ. one lady married to a seaman was after me she was a realtor and was trying to sell me a tiny lot next to SM and just for the small lot wanted 3 Million and I ask her how long you have been selling real estate and she said 6 months then I asked her why the lot was too pricey she could not find a good reason why and then she told me she and he husband 'owned" 40 houses and were renting them out . . I was not looking to buy and not next to s SM mall either but is always good picking their brains out and find out as much as we can all the time
