Construction of house is not child's play.. Swimming pool inside the house is a very bad idea in long term. People may easily slip into the pool often and person who just woke up at midnight for urinals may slip into it due to darkness. It also invites germs, mosquitoes, and mould/fungus. One more bad idea is shelf door for the bathroom

Here owner will become fool when occupancy and operation cost are not viable. Nothing to loose from maintainer here. He will take 20% amount in case if it is not occupied but if not booked as expecting then who will bare operations and who is responsible for profit generation model.
