Canada housing: Is home ownership only for the rich now? 80% say yes in new poll

  • On Friday, Ipsos polling conducted exclusively for Global News showed that four in five Canadians (80 per cent) now feel that owning a home is only for the rich. That’s 11 points higher than a similar poll from just over a year ago in March 2023.
    The survey, conducted after the 2024 federal budget’s release last week, shows that 72 per cent of non-owners in Canada have now “given up” on ever owning a home, a figure that’s nine percentage points higher than last year’s polling.
    Darrell Bricker, CEO of Ipsos Global Public Affairs, says this latest polling reveals how “incredibly stressed” the idea of home ownership is making Canadians.

    fear a housing crash due to people buying homes above asking prices with little equity. If prices drop, affordability and potential foreclosures may arise, worsened by future layoffs and rising living costs. I want to invest more than $300k, but I'm not sure on how to mitigate risk.

      Contemplate shifting your investments from real estate to other dependable options such as stocks, cryptocurrencies, or precious metals. Severe recessions present potential buying opportunities in the market, but it's essential to approach them cautiously due to the volatility that can provide short-term trading possibilities. While not offering financial advice, it could be prudent to consider investing, given that holding onto cash may not be ideal during this period.

      It's often true that people underestimate the importance of financial advisors until they feel the negative effects of emotional decision-making. I remember a few summers ago, after a tough divorce, when I needed a boost for my struggling business. I researched and found a licensed advisor who diligently helped grow my reserves despite inflation. Consequently, my reserves increased from $275k to around $750k.

      You're honestly blaming realtors for the cost of housing? Seriously? C'mon. It's economics 101 - supply & demand. Canada is an AMAZING place to call home and people all over the world want to be here. The government at all levels, for decades, haven't done anything about increasing the housing supply, until now. • @neilirvine7129
    @neilirvine7129 12 дней назад +1

    First, there is no housing crisis for most Canadians. Most Canadians own their homes, and a large portion of homeowners don't have mortgages. They profit immensely (and tax-free) on home appreciation, which they can also borrow against without selling their home. This is why almost all new policies are set around boosting demand and preventing supply.
    Second, the feds get the blame for housing, but the provinces and municipalities are causing the supply constraints. The leading conservative premiers, Doug Ford and Danielle Smith, have been 100% clear that they intend to block federal efforts to supply affordable housing. This wins them votes from homeowners and they can simultaneously blame federal "meddling" or "incompetence" for price increases (even though it's the provinces that are blocking). Meanwhile, Doug Ford says the priorities are "roads and bridges" (read: not housing) and Danielle Smith is writing into law (Bill 18, the Provincial Priorities Act) that it would be illegal for the federal government supply affordable housing in Alberta. The governments with the most power to control supply benefit politically from preventing it.
    Third, immigration puts pressure on housing, but house prices would go up regardless. 40% of Canada's workforce is set to retire in the next ten years, and they intend to deny housing to other generations for decades. They also intend to tax and borrow against remaining workers to fund their healthcare and unfunded pensions (OAS). Preventing immigration would double the tax burden on remaining workers and house prices would go up anyway because there would still be no new supply. Plus, immigrants are more likely to be willing and able to building housing than current Canadians.
    Fourth, Canadian housing is actually pretty cheap from a global perspective. Toronto house price-to-income ration is around 13.5x, but some cities are higher, such as Hong Kong (19x). With the right policies, we could still see house prices double in most of Canada relative to incomes without being global outliers.
    Fifth, we can't count on younger generations to make a difference. Every generation is now half the size of previous generation and votes less, so they are political minorities. By the time Millennials gain control in the next 2-3 decades, they will have inherited housing from their parents and want pensions themselves, and the cycle will repeat.
    Finally, we know the true cost of construction is somewhere around 50% of house prices right now, meaning an unrestricted market could reduce prices by half. This is simply a competitive market - the government could also provide more subsidies on top. So if we wanted, our housing could cost something like 70% less than it does now. But this is against the interests, not of "politicians" or "elites", but current homeowners who are (remember) a majority of voters. It would also cause a financial crisis as people will owe more on their homes then the homes can be sold for. So good luck with that.

    Municipalities can help resolve the housing crisis by zoning smaller 1/5 sized building lots starting at $60,000 (or 1/4 sized for $75,000, and so on - based on $300,000 mid-Vancouver Island lot prices).
    Unfortunately, renting is not a secure housing option as rents continually rise, and good standing, long-term tenants can ultimately be evicted.
    We need to construct homes that truly fit a person’s earned income instead of building $1500-one-bed-room rentals and declaring them as ‘affordable.’
    If a basic building cost of $275 per square foot is assumed, a full-time minimum wage earner (at 30-per cent debt ratio) can own their own 150 square-foot small home with a fenced yard and a single vehicle driveway for 60 per cent less than the cost of an average basement rental suite. A $25-per-hour earner can own a 320 square-foot home, and so on.
