Its all the light sources. Lots of creators make the mistake of saturating their lots so full of lighting that it becomes unplayable even on a good gaming PC. if you take the time to go through and delete all of the excessive lighting it should work fine.

A few observations. 1. I love the color palette in this build. It resembles those beach houses in Cape Cod. 2. The sauna on the first floor is too far away from the toilet. 3. I think there should be a small toilet in the beach house. In the current layout, after swimming, Sims after to go through the patio, kitchen, and dining/bar area to get to the laundry room. That will no doubt leave a big mess in real life. 4. I find that the master bedroom is a bit too far away from the master bedroom - and there is also an arched opening
Amazing build! I feel like my Sims won't even have to leave their property anymore. Everything's here! Who says they have to mingle with neighbours?! HAHA
