- Frank and Amy’s two-bedroom bungalow has already been on the market for two months…And while the list price is reasonable, they haven’t received a single offer. They can’t understand what’s wrong…But Sofie knows at first glance - The house is cluttered with personal mementos, the two bedrooms are stuffed with children’s toys, and Mom and Dad are sleeping on a futon directly on the basement floor. These are all major turn-offs for potential buyers, she says.
In order to appeal to a younger couple or single buyer, Sofie devises a $3,500 plan to neutralize the space, revamp the kitchen, and restore the primary bedroom to the main floor…But can she get Amy to let go of her own attachment to the house? While Anthony and the team work their magic on the interiors, Sofie guides the couple through real estate re-marketing 101. But will the emotional process pay off in time? I know right? I think she really didn't wanna move... Her attitude was puzzling me the entire time.
I found her really annoying! I keep yelling that exact same thing at her whenever she said it was her home! I see her as a hoarder in the making!
You'd think she'd be happily looking forward to the new house that THEY picked out and purchased for THEMSELVES. She must not like the new house or she has some emotional issues that need attending to. Counseling can be very helpful.
She's so negative - why did she buy the new house if she was so against moving? On a shallow note though, I thought Sofie's updo looked so elegant :)

The house didn't sell because she didn't want to sell it. She was sabotaging the sale...also the layout is terrible.
I actually liked the layout. Not for a family but it would work for me.

The wife was extremely deluded to believe their house was cosy. Dark, dingy and cluttered it also didn't look particularly clean. Why can't owners see that clutter gives off a sense of chaos?
I like how once they see another home they can expand their own idea of what is lacking.

I believe she felt so at home there and it was cosy for her. She was very emotionally attached to the home where she had had her children. Her house was filled of happy memories. She just needed to think of her house in a different way.

If they had already bought another house, why on earth had they not yet packed all the non-essentials and moved them to the new house??? Maybe they hadn’t closed yet, but still, it seems like decluttering was a no-brained.
I think they had bought, but not exchanged, as they said that in two weeks they would have two mortgages to pay, so they hadn't yet started paying for the new house

@@cmcmahon8551 I wouldn't even have slowed down. At the very least they could have stirred their stumps to remove that ugly, outdated awning, paint the shabby fence and clean up the overflowing trash can on the side. "It's cozy". Not to me.
I felt the curb appeal left much to be desired.
So they acknowledge that they’ve outgrown the house, but they are expecting a family like them to want to buy it?? Make it make sense!
This is why you never listen to a real-estate person tell you "that offer might insult them" .. let them be insulted. Usually, sellers' emotions are high and anything can be a trigger. You are responsible for yourself and only yourself.
What's up with the wife? If she's so in love with their home, why didn't she insist upon staying and perhaps doing a reno? The way she implied at the end that the improvements might not be worth it if the house "didn't sell soon" is ridiculous. You wouldn't be in such a bind if you hadn't waited 2 months for a consult... That's not on the show. It's on you.
I’d be so uncomfortable and anxious having my small children on the first floor near the door while my husband and I sleep in the basement. The adults should always be first line of defense in the event of a break-in. Not to mention how easy it’ll be for kids to sneak in and out when they’re teenagers lol

I agree. The children look young enough to sleep in one bedroom on the main floor and the parents in the other. All the toys and other "kid junk" could go in the basement.

My husband and I sleep in the basement because of heating issues. It is unfinished and has bare concrete walls.. the room we sleep in has the main breaker box for the house. It's older and was made with one bedroom on the main floor. I would rather us sleep in the colder room vs our son. We understand the safety issue and we have two dogs who even if they are not true guard dogs will at least bark to let us know, plus we made sure to put in an alarm system. Also, there is only one way to break in and that's the front door/window that faces the street. Everything else would require a ladder. Lol
As someone with a disability, this house wouldn't even be a contender. Even after the reveal. Who thought the bathroom in the basement was a good idea in the first place? I'm so confused.
Right? After fighting cancer for over a year, I have learned that I need to be smart about layouts when choosing where I am living.
The whole layout in general is interesting at best. It is extremely not accessible for anyone with a physical disability or other health issues.
My guess is that there was a bathroom upstairs and it was taken out to make one of the other rooms larger.
Layout? You realise these houses were built back in 1900 right? They had no concept of disabilities. What planet do you live on that you expect old houses to consider these things?

Even if they just painted all of the walls a different color and left one wall blue it would look pretty. My living room is all white except for one dark blue wall and people love it but the all over color 🤢

It makes the small rooms look smaller and that blue is a very personal color. Plus painting the door the same color not a good move.
Dark colors like that are fine in big rooms, my mom's bedroom is all that same dark blue color but the broom was big enough that it didn't look small
I honestly don’t get why they didn’t give the son the room in the basement to begin with.
This episode is a good example of how people aren’t quite ready to leave a home where they’ve raised their kids even though they’ve bought a new house. For me the main drawbacks are the downstairs bathroom and the ugly exterior. I would never buy this home.

Speaking from personal experience? Finding a house in a good location but doesn't present well is the only way some if us can buy into a crazy market. (Where I am, housing is so tight that my mortgage is less than I was paying to rent a 1-br apt.)

When they said put an island in I was horrified too, I'd pictured a fixed unit sticking out in the way. It's being moveable and designed to match the existing cupboards was an absolute spark of genius 💖
The camera work makes me sea sick. There is no point to twirling around and zooming in and out so that no one can focus on anything. Awful.

Agreed. This is a show I’d definitely be interested in watching but I couldn’t make it past 5 minutes.. my head was spinning. Hope they can somehow figure out how to make this show watchable in the future!

At first I thought this was an old mobile home. The layout is horrible. Even singles like having a kitchen table. The bathroom being in the basement is ridiculous. The front of the house is just ugly.

It's too small for a mobile home. A double wide would give you 14' width for the rooms.

The women selling is delusional - she's already been told to declutter. Pack it up and put it into storage until you move! You're selling a feeling, when you sell a house, and people want to imagine living there. I do not imagine sleeping on a futon, with a closet full of kids toys!

I'm looking to move and my second pick apartment would've had a one bedroom in a loft style upstairs, which I loved (I'm the only one living there and don't intend to really have company). Some of the layouts I saw either had the bathroom upstairs with the bedroom, or downstairs.
I know me and my bathroom habits and night time would be my foe if the bathroom were downstairs. Sadly, there's no more availability for my second pick (but my first pick location is still renting and has several apartments up for grabs), but I would've gone with the upstairs bathroom connected to the bedroom. When I'm awake and moving around downstairs, I'm more conscientious of when I'll need the bathroom. But when I'm snapped awake and need to use the bathroom, I don't want to stumble in the dark down the stairs each time (and my bladder and caffeine do not get along, though I love cold sweet tea and sometimes having coffee, lol! But if I drink either, especially at night, I'm not getting much sleep and I want the bathroom close by 😅).
There were also flat layouts with no stairs at all...but nah. The location was a renovated former printing press from 100 years or so ago, so it has "character", so for me, a regular apartment would defeat the purpose of living somewhere so unique. Plus, I'm absolutely obsessed right now with "loft" apartments in my city so I'm eager to live somehwere outside of the usual.
I live in this city. In todays market, that house would have sold in less than a week for at least $1,000,000 and might have even had a bidding war. The price of homes in Toronto, particularly that neighbourhood have skyrocketed. Makes me really sad, mainly only rich foreign investors can live here now.
When you live in your house you become immune to your stuff. Children's art, toys and many family photos are eye numbing, but family see them as absolutely necessary. Pack them up for your pleasure in the next home, but full the bundle of stuff.
I wonder why, if they really loved the house, they didn’t just build an extension with a master bedroom plus en-suite and family shower room/toilet?
I was thinking the same thing. They probably could have built two children’s bedrooms and a family bath by the kitchen then changed the girls bedroom to a master bath eventually. Honestly, with the cost of the homes in their area, I think I might have invested in adding a second floor with two bedrooms and a full bath. All of those choices would have given them space they were after and created more return value when they were ready to sell. The upstairs option would have even kept their larger yard for the most part.
Why are they not even boxed up anything of they are moving in a month? Really seemed like the wife was sabotaging the sale and move.

I came here to say the same thing. I live in a part of the US where housing prices are not insane, and even today (not the 13 years ago when this show was aired), a house like that, in a stable neighborhood, would go for $70,000-80,000 (or less due to ONE bathroom that is in the basement.)
This is Toronto, where prices are absolutely insane. I wouldn't take that ugly dump with the only bathroom in the basement if it was free.

I was told people like to see possibilities and we should stage it at least. But I emptied it. I did not like viewing homes where the seller took a walk so we could view their home. Felt too invasive.
Yes and they don't receive top dollar for their homes because people are so busy having to look past the junk in the house and trying to picture their own lives there
As a contractor, carpenter and homeowner, that house is valued at $17K or top out at $20K. If the $319K is for the location only (property) sell it as such. Then the new owners could remove that structure and build a proper $300K house on the site.
Yeah, but then that's a 600,000 dollar home property and house combined, most people aren't going to have that kind of cash. Pluse it's a narrow lot, it may be grandfathered in, and not eligible for rebuilding.

i was thinking the same thing. The place looks like a doublewide trailer that's been cemented onto a foundation and reno'd a couple of times, the layout is an absolute mess. Needs to be pulled and do a proper 2 storey+basement build.
The house is in Toronto, Ontario in Canada. You see the CN tower in the first scene of the episode (0:32). Homes are very expensive in that area.
The property is worth closer to 700k and up in Toronto. This has to be old filming. These prices do not exist in Toronto in 2021. And not for the past 5-10 years. There's homes like this on smaller plots going for 1 million. Our market is fucked in Toronto.

I can't believe the price! Where I live in Texas that kind of money could get you a large 5 bedroom, 4 bathroom house on a half acre lot. And maybe a pool.
I live near Clearwater and even here $319K will get you a 1500-1600 sq ft home with an in ground pool. And that’s a completely renovated house. Not just paint and new fixtures.
Not if you're near Austin. Even in Round Rock you won't find many houses over 1500 sq ft with a yard as big as the one in the video for less than $280k unless it needed A LOT of work. House prices have gone crazy since covid hit

The transformation was huge. I understand people setting up their own home with the colors and arrangements they prefer, but I do have a hard time understanding why anyone would expect to sell a home when it's messy. That said, it was abundantly clear that this house needed more than cleaning up; it needed a new paint scheme for sure in order to appeal to a wider public. In my opinion the transformation was a huge improvement. My only criticism would be not having any place to eat. I know there are two bar stools, but the counter doesn't hang over enough for people to sit there comfortably. I think you'd end up replacing it with a small rectangular table in the same spot.
For singles or just 2, it's not hard to imaging it working. We eat in the livingroom.
What a pleasing transformation. I realise that there was a tight budget which limited the possibility of creating a bathroom or cloak room on the main floor. However the end result met the brief of creating an appealing starter home. Outside could have been given more curb appeal but didn't really matter in the end as it sold quickly. I am used to seeing Kirsty pulling this off in the UK and its good to see it runs in the family.

It depends on the area I guess, houses like these now days if they’re in or around major cities will sell for millions 🥴 and from what they showed they seemed to be In a pretty dense and thriving area. well where I live at least, in Canada or something probably half or close to a million.
This is in Toronto, and 312,000 sounds right. This episode obviously isn’t new but with how housing prices have increased I wouldn’t be surprised if this house could currently sell for closer to 400,000

I would not accept a home inspection paid for by the seller berfore hand. Too much danger it will favor the sellers.
The buyer would chose the inspector, they just wouldn’t have to pay for it
@@jojofashosho5344 I still wouldn't do that - unless the cash didn't go directly to the inspector but to me or my realtor first and then one of us pays. If I choose the inspector, but the seller pays him then there is always the chance the inspector will lean in favor of the seller.
@@vagrantdancer3880 I didn't say anything about a bribe, nor was I talking about one. I also don't feel like home inspectors are untrustworthy or anything like that. I just know that human nature can make some people see or not see things in a clear light so I personally would always choose to be the one paying the inspector especially when we are talking about homes that cost 100s of thousands of dollars.
Edit: This has NOTHING to do with dishonesty. I'm NOT talking about bribery, corruption or anything of that nature.
The inspector doesn't care whose card is run, or who writes the check. They go to the house, and write the report. You're just another house to them.

I agree. I get that this show's focus is interiors, but there is NOTHING appealing about the front of the house. It's pretty ghetto. I mean, at least take those 1960s metals awnings down so people can SEE the house.
They could have cut down the weeds in the front for the photo, at least.

The front of the house was cluttered (such a surprise ) and had ugly curb appeal. It needed a complete cleaning/decluttering itself. And yes indeed the weeds cut down. I just cannot understand not cleaning and fixing things to sell. I wonder if the family camped out at the uncles.
We bought our house partly based on how it made me feel when I got out of my car in the driveway. It was a combination of curb appeal and the feel of the neighborhood, and it was how I wanted to feel when I came home from work every day.

Toronto, Canada is correct. This is an old show. Bachelor condos go for more than this now. Avg cost of a house here continues to increase; $930000 as of 2020.

The husband is very reasonable, but she's very scared. He's trying very hard, quite obviously, to help ease her into it and help her get used to the change, but they're both clearly very afraid. I think they're cute. You can tell they're an overall happy family.
I wonder if the bathroom has always been in the basement and if not, I wonder where it originally was on the main floor.
My guess is the bedroom with the waste disposal pipe was the original bathroom and part of the living room was sacrificed to make it big enough for a bed. That also explains why the living room looks like a hallway.
I'm studying to be a structural engineer right now, so im no professional, but I imagine that the kitchen was located in such a way that there was no good way to put a bathroom on the main floor and make the pipes work in that tight of a house. So they put the toilet, shower and sink downstairs so they could run all that plumbing under the foundation to meet code
I'm not sure about the age of the house from this episode, but a fair number of the houses in my town were built before indoor bathrooms were at all common, so often the bathroom is either an absolutely *tiny* converted pantry, or it's a converted former small bedroom. The only bathroom being shoved into the basement is pretty weird though.
Sofie is very tactful. I like the way she corrects Amy with backbone, reason, and gentleness
I find it strange that you have to renovate your whole house just to be able to sell it. Me as a potential buyer would most likely just look at the floorplan, the size of the rooms and could imagine what I could do with them after I bought the house.
Amazed how people think others want to buy a dump...These two need counceling...

It’s not a dump but too much clutter. They’ll need to put a lot of stuff in a storage unit while trying to sell. The mrs is way too defensive about trying to sell and do it up...they’ll be able to do up a new space for crying out loud! These episodes are so old that in one episode I watched everyone was shocked at the guy's 70" TV! 🤣 Last I saw was from 2008.

The Exterior is unappealing and need washing off, painting, and landscaped. The Interior is crowded, cluttered, and too much furniture and various color schemes.

Less than 5 minutes in and the homeowner (the lady) is already seeming offended. This person is coming into your home to help you sell a house that has sat for 2 months with no offers, listen to her feedback lol. The house is cluttered and can use a little refreshing makeover (not an expensive one, I would just say a lighter paint shade in the living room, for example, at the least). I am always baffled by messy, cluttered houses for sale with showings. Clean up the space and if you can, remove some of the clutter. Make it look as nice as you can.
Yeah, I saw her jaw tighten, too. And the death glare. Think she might have gotten a little pep talk from hubby & host before filming the next day? I was surprised at how her attitude shifted by the end.

I bought my first house and the adult children were packing to move their parents into a care facility. They were furious that I didn’t want to give them more time when they had over NINE MONTHS to get their parents possessions out! A few sellers are inconsiderate and give their possessions more value than they are worth! The problem is that they are biased and believe that just their ownership of commonplace goods imbues them with value! When reality hits is when someone tells them their stuff, decor is trash, his malodorous etc etc!

When we bought our current house, the previous owners left their outside dogs. Unbelievable! I had to call animal control. They had asked us if we could take them before the sale. We said no because we already had 2 big dogs. Idk what these people were thinking.

There sure are some judgmental people making comments. Not everyone can afford a picture perfect home. They buy what they can afford. This house wasn't dirty; I've seen far worse. It was super cluttered and too many people lived there. I am too poor to own a house. I'm stuck in a little apartment. I could live in this house easily now that it's been freshened up, if I had the money. 🤷🏻♀️

Is this real? When I sold my house, I had it completely emptied out and cleaned before putting it out on the market. I had offers the very next day.

Location, location, location. This was filmed 12-13 years ago- that asking price ($319k) would buy you absolutely nothing in Toronto in 2020. Maybe a very oudated and shabby 300-400 sq foot studio condo, but even a 1 bedroom 500 sq foot condo would be at least $500-550k. If this exact house was sold today, it would go for around $850-900k at the minimum.
I wouldn't pay $100,000 for anything with one bathroom, let alone over 300,000

I can't imagine getting all the way to mid-adulthood without realizing that in order to sell something, it must be appealing.
Now if I could have that lady come do that to my house. The minute my kids come home any tidy I got done before leaving for work disappears. Weekends are endless frustration if I wish to get anything housework or me done.
It's amazing what an unbiased 3rd party( that doesn't have to stop to cook dinner) can accomplish.
lol I just love how clueless people are about what drives a house sale. OH we sleep in the basement while the kids are up on the main floor, Easily accessible to anyone that breaks in or for them to just sneak out of the house.
I have seen a few of these shows. All that stuff, when were they planning on packing for the move??? Collect all your stuff to bare minimum and put it in storage for sy two months at best. This way you can move easily since you are half packed up. Probably doing just that you home would sell.
Better yet, have less stuff.
It costs time and energy as well as money to store it. Value yourselves.

Not sure if you know, this episode was filmed in the outskirts of Toronto. It is definitely a seller's market. Cluttered houses are being snapped up because they eventually get renovated.
Just paint everything Simply White Ben moore, and touches of Metropolitan AF Ben Moore, wood floors, minimal and neutral items. Basically that brings any house up to date, good enough to list.

I love watching the house transformations and have watched many here on Unsellable. Such talent!!! It's so sad to see how so many people live. It must be very depressing to live in ugly over cluttered homes. I'm a retired interior designer and appreciate good design and living well. Way to go Unsellable!!!

The wife-homeowner reminds me of a person from my past: (almost) fastidious in personal appearance, but whose home was chock-a-full of stuff, making spaces seem smaller and messy. She took professional guidance as personal criticism and couldn't acknowledge that her achieving her stated goal was the purpose of the advice, from the professional. It meant effort, effort that she didn't normally expend, in a direction not habitually taken. Rather than merely consider the expertise, she painted it as heartless, soulless and "not for her," meaning, the professional didn't listen to her particulars and her uniqueness.
The house didn’t sell because the owners didn’t move their spirits out of the house 🙄! How many times she have to tell that girl it’s not about what she wants, it’s the buyers want! Is it really that hard for people to know who their market it?? When I sold my first house the first thing I thought about is the kind of people looking for a large townhouse in a convenient neighborhood. My market was a no pet family with one baby and both parents work kind of situation. I was still living in my house so it was hard to stage it since I had two baby’s. Lucky they we’re all in cribs so the other two rooms looked like a lot of room. You got to cater to your buyers no matter the type of market if you want to sell!

This is Toronto. And this episode is approximately 10 years old. That same tiny house would likely sell closer to $1M now. The real estate market here has gone completely insane in the last few years.

Sold my first home basically by myself, had to fire the real estate agent because he definitely wasn’t professional and argued with me about the price and other things. I bought the home for $265K and sold it less then 3 years later for full asking price in 2 days of being on market for $400K! It was a great profit but I miss my old home, didn’t want to sell it in the first place😭
Real estate agents are nuts I had one put an offer on my house for half of what it was worth and then tried to tell me I was lucky to get the offer. Lol, no, sold it on my own for way more.

I was like hell no, you absolutely can have a home inspection done and I actually insist on it. He also made super uncomfortable sexual comments to me literally in front of my husband😬I’m really glad you were able to get it sold yourself without them💜 I still ended up having to pay the agency he worked for over $21K because they had listed it and done a small bit of paperwork, they definitely aren’t worth it if you can do it completely on your own.

Why do they always use a coffee table in a small space and place it in the traffic pattern. No coffee table, just an end table., please. This house has no sitting table. Surprise when the next people move it. Ouch!
I ditched the coffee table when my little boys were old enough to use it for hot wheels cars and lego platforms.

Yes!!! I hate coffee tables in narrow spaces!! I think they do it for the look more than the practicality. By breaking the space in the middle, it makes the skinny space look less like a hallway... theoretically.

This is why I would never move to Toronto. You get an old, ugly, dump like this priced like a mansion.
Here's the bottom line: I have enough crap of my own. And it's not even that much stuff, but I HATE moving. If I'm looking at a new place, the last thing I need to be thinking about is how much of a pain it will be to move my own crap. Don't make me visualize you moving your ton of crap, too.
If I was a buyer going into that house I would feel like I’m buying their clutter. Like I’m paying hard earned money for a stressful messy chaotic life.

I think pretty much if a person declutters, paints with light colors and of course cleans it it will sell!
I actually liked the basement and wouldn't mind having a master down there, it gives more privacy to the parents and they have a lot of nice space to work with. Everything else would be a deal breaker for me. Although I do like the blue upstairs, it darkens the entire house and could have been better as an accent wall, but they went overboard using it on every wall, every door, even the frame around the mirror. I think she just really liked the color and figured she needed to match everything to it, that's often seen with people who don't have an eye for interior design, but she did at least try? They also used the space they could bedroom wise. They have 3 kids so I feel like they didn't really have much choice other than to put their room downstairs. 🙃

I am shocked by the prices vs. the size of these houses. I live in the southern portion of the USA. We Have a 2,000 sf house, 100 yards from the beach appraised for 225,000. I pity these home owners.
Houses are generally more expensive in Canada, but Toronto in particular (along with Vancouver) is insane. For comparison, my house I bought about the time this was produced is 1300 sq ft, 4bed 3bath, on a 56x125 lot on a cul de sac near green space and a golf course. I paid substantially less than them. My house now would be worth about 300k, theirs easily would be double that. I'm in Manitoba.
This reaffirmed my preferences of renting and being flexible. The thought of spending so much time, money and energy on a place just to leave it...

I get it. She’s a mother, and it’s a sentimental space for her. It was her first nest. I’m glad she was flexible enough to move on, and I wish this family all the best. Also, this is by far my favorite staging. Not my style, but nice clean and bright color and space.

Same here. That is what I have and love it.
A lot of us do, but people are bad at visualizing spaces any different than they actually are, so it's best to give them a neutral (not glaring bright white) space to look at, so they can overlay their own vision onto it

I thought the couple was charming. I sympathized very much with Amy - thank heavens I'll never have to sell a house again - but I saw some excellent design ideas to maximize a refresh of our forever house.
They lost 11,000. Wanted 319,000.
Spent 3800 paint and staging. That was a lot of money to loose with 3 children. Also the fact parents suffered years in floor with footon mattress. Not a nice out come. My own opinion.

I live outside of Philadelphia. So many people are out of a job of a job and are selling their home 🏡 I would do anything suggested to get a fair offer.
Right?!? This was filmed like 14 years ago, before the first market crash. But I think we're headed for another one - the pool of qualified buyers is tiny because of pandemic economic crash this time. I live in a pretty hot RE market but even here, the market has slowed WWWAYY down
Sadly, fair offers are dictated by demand. If prices are declining then the sale price needs to be adjusted to be line with the market.
Me and my wife sold steam townhouse on the first day of viewings. The second person through to view bought it. Was on the market 2 days. And bought 30,000 over asking.
My wife and I spent two days stuffing everything we could into boxs. We hired two maids to come and clean for 2 hours. The kitchen and bathrooms. We stuffed almost 30 boxs of stuff up in are attic.
We did everything we could to make it look clean, tidy and clutter free. Even rearranging some furniture.
Are efforts over two days paid off. But I have to admit we are in a very hot market in the lower mainland BC Canada. And houses are selling within a week of being posted if not in just 2 to 4 days.
