I applaud you for doing this video on a rather touchy subject. Crime is not always so discernible. You chose the typical areas we like to think are the real “source” of crime. It’s a little more complex than that. I noticed you did offer a positive note on future potential for these areas with “gentrification” on the rise in these areas. Is that a good thing? For whom? Or a solution? So where exactly to we place low income, old buildings, single parents, poverty. Gentrification is going to cause a bigger societal problem for everyone. This notion of good neighborhoods vs bad is not the solution. It eventually affects everyone. Where do we place all these families we displace with gentrification?? The reserves? I think we’ve done that before. There should be nobody living in tents or slums and shoving them out to make space for wealthier ppl and better real estate potential is not the answer. Who are all these ppl that can afford it? We need massive immigration (like it or not) for economic growth. Tax payer dollars to pay for all the debt we will never pay off. Canadians are asleep. You can’t build huge economic growth & increase GDP in a country with just mortgages. That’s not how it works. Those areas and run down apartments should be dealt with not with gentrification. Canada is a country with a small population, Toronto is stagnant, mediocre at best, public sector is way too high, private investments here are nothing to brag about. How is it possible that Toronto & Vancouver have the highest realest prices globally? Not based on the wealth of the ppl. This house obsession is sickening

I moved to Malvern 20 years ago only to tell myself that you have to experience it yourself before you believe in what people say about the place. In the beginning, there was constant police presence at Malvern Mall but when Malvern Crew gang members were arrested, it has been very safe and quiet here.
If you can buy any house in Toronto any where buy it , it doesn’t matter where you live , it’s a lot safer than driving 2 hours to the city every day , the odds of getting int a car accident are way more than being gunned down on the street , oh oh man down 😊

When I first moved to Toronto in 2008, Scarborough and regent park were considered to be bad. I was looking for a property to buy and everyone keeps telling not to . Now 15 yrs later, I am full of regrets !
I've lived in many areas of Toronto, and currently in Malvern and have been for 10 yrs. Used to have heavy gang presence and we do have shootings etc it's been a while since last one, but they're usually fatalities. I would def add Lawrence & Galloway down to Kingston Road and east Morningside. Def not an area you want to live. When I lived in Forrest Hill a young guy was shot w a shotgun in local park - drug deal I think. So stuff does happen anywhere. Would also stay out of area south east of St Lawrence market - used to hear lots of gun shots down there too.
I lived in Jane/Finch for many years. I still have family there. I would not buy real estate there or raise a family there. It hasn’t changed. I work in Malvern. I wouldn’t buy there either. Stay out of Rexdale too. There are areas in Scarborough that are quite nice and I would live there. There are still some areas in North York that are nice but they are fewer and fewer now. North York used to be quite nice. It’s declined quite a bit in the last 40 years.

You are somewhat right about Fairbanks. I moved here from Davisville/Bayview, and however ideal it is for living and raising a family, you can't beat the conveniences of Fairbanks, just about everything is superior and it will only get better when the LRT is finished. I miss the Bayview corridor, no question but west is best.

But it is, The Black creek Pioneer Village explains it all. Pioneers settled in the area with forests, Black Creek and Downsview Dells. It's actually a beautiful area rich in wildlife and natural resources. My family and I moved to the area a year after arriving in Canada. There were many Italian, South American, Carribean and Asian families as well as Eastern Europeans. 5 years later, most Italians sold their houses and moved to Woodbridge, King, Caledon, Kleinburg and Bolton.
Jane and finch is getting gentrified pretty quickly recently with them planning on new condos and the new lines and taking down old malls and some apartments are trying to renovate and elevate their places to get in more desired customers which is all good news imho
I don’t think it’s getting any better safety wise. It is getting more expensive, seeing houses going for over $1.2 million. But I don’t think it’s getting better, especially if you have kids… find better schools for them. I have lived in this area for over 30 years. It comes down to the government housing, single moms, gang culture that makes up 25% of the area.

I believe it is time to take Malvern off your list. I live in Scarborough Guildwood. Which is a safe area right next to Lake Ontario.
