    South FL is rampant with out of state owners who do not care about the property or its tenants. They employ a management company to impose thousands of dollars of rent for places they haven't renovated in 30 years. Ppl accept these run down places because it's what's available. The owners never put the money back into the property, then evict the tenants when they want to "renovate" which usually means they're going to slap on more paint, change the kitchen cabinets for the $200 and raise the rent by $1,000. Once again, it's what's available.

      Exactly. Throw in some refurbished appliances and raise the rent beyond what it should be for an older building. These buildings are infested with rodents which is a direct violation of renter's rights. Mold issues causing health problems are overlooked. It's sad and unfair to these tenants.

      If the owners cared about the building, they wouldn't have been cited for not having the 40 year recertification. They only care about the money they can make by increasing the rent.

    We are in large need of more tenants rights & protection across America. More owner accountability being upheld across the usa. There is no cap on rental costs either across the usa.

      @ZiggyZum I'm not in favor of capping rent to make it more affordable for low-income renters.
      When property owners are forced to cap rents, they usually stop maintaining the property due to economic loss.
      Our best bet is incentivizing more mixed-zoned neighborhoods, newer affordable homes, and apartment construction nationwide.
      Competition from multiple rental options works excellently at lowering costs.

    Living in Little Havana - many, many buildings are like that, including the one I am in. The roof leaks for more than a year (landlord knows, but it is Expensive, you know - I can see it was badly repaired after Matthew in 2014), electrical issues, AC not serviced in a decade (works in our Apt but not the neighbor's), the neighbors across the street have mold everywhere, everything is sketchy, roaches, rodents... I moved in from Europe, I can repair anything (and I am so happy I can and I do it) and I gotta say - this is worse than any eastern European place I've been to, including the most rural places. Why people don't report - many illegals, many poor people who just don't know better. It's a big slum where there are no laws but popular (street) laws. Drive-by in front of my place (2 blocks from 8th St), everybody was outside (literally was taking in groceries when the shooting occurred and was inside), children outside, people outside at the time... NOBODY wanted to say anything to the police and they saw it all. Look at crime maps and you will think that it is a safe area - it is just not reported whatever happens. One more reason for people not reporting anything - where else to move? This slum is kind of cheap and very close to downtown (typical excuse of landlords). Landlords exploit that the prices are higher everywhere, always have an excuse not to return the deposit (like the place wasn't like that when tenants moved in) and sketchy backgrounds of tenants (most accept bad credit). Can't wait to leave this place and go far away from Miami! Miami is not USA. More people speak English in any European country than in Miami.

Last week I was at Pizza Hut and this family was getting mad at the worker for not knowing Spanish even though he was trying his best to take their order..like out of all 5 of them not one can speak basic English?? Then they use the “it’s Miami” excuse to justify them not willing to learn.

    The rents are double next door. Tearing the building down and doubling the rents again, why bother with the 40 year re-inspection as it's already known it will not pass inspection and is beyond its life expectancy and repair. High ground, valuable real estate. With interest rates high discouraging construction, a perfect spot put up a parking lot.

      @@brankobelfranin8815 obviously they have to tear it down. How quickly with rising interest rates will the new million dollar replacement be built? Perhaps not so fast, maybe overnight. Restoration doesn't seem likely. Leaving an empty lot to sell or build on, now it's not the convenient time as far as financing and finances go. A year ago he could have gotten fat and rich and still yet well above water if they've owned the property for over 40 years. Nobody knows only speculation. Possibly an example, one of many such buildings. Those invested at the beach are fleeing for higher ground and the appetite for the whole neighborhood, gentrification, as luxury apartments refill the neighborhood. Ultimately that's what I think this story is about and the residents struggling with rising rents, rising property taxes, are being asked to relocate. To where will they go, and the rest of the neighborhood likely to follow. From the most affordable rents around and nowhere else to be found, where will the residents ultimately land, not even a parking lot. People filling the streets, fully employed and homeless. The investors haven't been building housing they've been buying it all up and doubling the rents everywhere Nationwide. Whatever they built there, the little sign, Luxury Apartments for those with discriminating tastes will surely put an end to the Cuban block parties on Saturday nights. A symbol of what is to come, the loss of a community integrated together as one, as if a nuclear bomb went off and everybody disappeared somewhere, as. 'Good' members of the country club, investors, move the bad people out. Who will do all of the labor once the neighborhood has been cleared has yet to be considered. I think that's the bigger story, recently many people have lost their homes in the neighborhood as new buildings go up. And accelerating trend, perhaps until recently with interest rates rising. Those with adjustable mortgage rates are in for a tough ride. Little Cuba is becoming a relic of the history books. That's what I see from far away through the news that I've seen. Priced right housing simply isn't available anymore. Where it is found, comes gentrification and luxury labels and prices. Having a home is a luxury now. Who only pays 30% of their income on rent can't even be found in little Havana. A local and national housing crisis that is not being addressed except with buyouts, flipping houses, and doubling rents. Red lined in financial circles, Little Havana has been excluded for decades and generations from access to financial credit to maintain the neighborhood. Armed with cash they borrowed, the investors are coming and will outbid any reasonable offer waving cash expecting to see Grand profit.

    No, I don't believe the landlord is trying to "kick everyone out to raise rents" that building needs a MAJOR OVERHAUL. Working on it while the tenants are there exposes families to lead, mold spores, and asbestos.
    It really gets me that tenants / people allow themselves to live in dilapidated buildings, simply to pay less in rent. Then they wonder why kids get diagnosed with autism or other delays. Exposure to lead is what creates these issues people.
    They might not like it, but this landlord will be putting in at least 100k or 200k. So he should have a right to reset rents to recoup those costs.
    Move out people, you're mad at the owner. Be mad that you allowed yourself to live in a hazard zone.

    There are laws in the books that tenants have to read and commit to memory. Most don't bother to read even the leases they sign.
    Go over your lease word for word, get a lawyer if you can't bother with it, that's what lawyer's are for, they're for lazy tenants.

    The owner knows it's going to fail an inspection. It doesn't look safe. And it probably requires major renovation. That's unfortunate for affordable housing. We need affordable housing but we also need safe housing.

      The specifics of that law are vague and while your right it does say that, it depends. Many factors to consider. Looks like the owner of the building is by law going to have to renovate because its a hazard to their safety and health. That's basically what it says on the letter.

      In many cities, a "no-fault" eviction (one where the tenant is paying rent and in compliance with the lease) requires the property owner to pay the tenant relocation assistance money to find an equivalent apartment and move in. Seems like a fair arrangement.

    Why is the news channel shocked. This is a perfect example of how a landlord can redo a building and as the Tennant said "charge more money"
    On the part of ending leases. I hope they are able to get deposits back and get anything else from the landlord.
    I'd like to think both sides can work on doing what they need but fair. But I highly suspect that it'll never happen and everyone is going to be a law suit

    I believe the tenants would have right to sue owners and even the management company.
    Breaking a lease is considered a breach of contract. Also if repair were not made in a timely manner, the management company can also be at fault.
    Check with your lease and see if there is a clause that states anyone that is displaced from their apartment due to repair, the management company shall locate another resident for said tenant. Either in same building or another building and if a yearly lease was broken, then management company must find a place for you to stay at the same rate you were paying.
    I'm not sure if the lease here is monthly or yearly. If monthly, the tenants are mostly out of luck. But if yearly, they should have a case.
    On monthly leases the landlord or management company can do whatever they want to do with the rent, the building and so on. They could charge you more for rent then the previous month.
    How many of us just sign a lease not even knowing what is in the lease and how long the terms are for?

    Not sure about the laws in different states but im sure the same...only a judge can sign off for a tenant to move out...a 5day or 30 day doesn't matter landlord has to take you to court to pay or get out and only a judge can make you move....I just know thats our law in my state...and everyone should be able to get there security deposit back wtf if not I would destory the place for the amount of my money owed from me paying for a security deposit yea I said that hate when one owns a home and think they can disrupt ones life for there agenda 🤬

    My question is if the building is so condemned and unsafe why do they want to stay there it's amazing how people don't say anything about how bad to dwell in is until you have to move then you start complaining how bad it is well you should be glad to move now he should give you your deposit back and even if you stay and we he remodeled the apartment don't you know he's still going to jack the rent up and on top of that is unsafe for you to stay there while they're trying to work because soon as somebody realize they can get paid they going to have a little accident and it's going to be his fault because he got unsafe dwelling cutting up floors nails and boats and a lot of stuff everywhere somebody going to have an accident and now they going to be ready to sue and come on now when you stay somewhere for so long you know it's time to move you know you know that person not doing nothing they ain't trying to do nothing you know time to go start over fresh

    Welcome to the real world. If everything in the area is double the price. Of course the rents are going to be raised. The way the landlord went about it was foul but it was coming sooner or later. Should have atleast let them finish their leases.

    It's all about money 💰 and truth be known the owner will slap some paint on a couple of Band-Aids on it then rent the apartments out for 3x what they renting them for now !! Depending on which state you live in owners/ landlords can only raise rent so much a year !!! Where if they empty the building and do a quick fix then they can set a higher rate of rent !!! If you have a lease I would stick to it and start a class action lawsuit against the owner !!!!
