    Thanks for the video. Good analysis, but one thing you fail to take into consideration is also the "view" one might have. That probably jacked the price up a little bit too.

    Have been waiting for this video for a long time! Thanks for the review Eric, learnt so much!
    However, I personally think that Parcel A will not be significantly cheaper, as it seems that Guocoland will most likely bid very high prices for Parcel B to create their township monopoly in that area.
    Seems to me that they could very likely price Lentor Modern affordable to slight profit price in order to sell out to show strong demand, and price Parcel A (which they got for much lower price) higher than expectations to support pricing for their flagship LM and make back possible profits lost from LM.
    What do you think?

    Hey Eric, great analysis. I am not too sure where city fringe refers to. Able to share what are some areas/projects that belong to the city fringe as you mentioned in this video?

      City fringe MRT stations:
      North east line starts from Woodleigh
      East starts from Eunos
      West starts from Dover
      North South starts from Bishan

    thanks for the honest review! very rare as other videos keep parroting 'first mover advantage'.
    Just wondering if Parcel A will indeed be 10% cheaper as Guocoland has both Lentor Modern and Parcel A - maybe they’ll price Parcel A to be above expectation to keep Lentor Modern competitive.

    Eric, how do you know Lentor hills parcel A is close to CHIJ St. Nicholas? can't find from MOE

    Sir Eric, what are your thoughts on the few condos near dairy farm residence, foresque/treehouse/eco sanct. Do you think they will have capital appreciation given we enter around 1300 to 1400 now and DFR is at 1600+.

    Great reviews! My take - if those without children, 1km probably will not be an issue. But by saying this, its also double edge sword as if they wanna sell in future, owners will not be able to appeal to buyers with kids.

    RCR Dunman plot estimated to sell at 2300 psf vs OCRR at 2100psf. Hmmm, next Guoco plot IF 1900 psf still can consider. Hyll on Holland going for 2700psf+ looks cheap now also. Can do a review for Hyll? Btw, i guess 50% sold for Lentor Modern.

      That's why the landed families are to buy for our children. It's still cheap lah for a 2mio unit to stay near PoPo. :)

But I think Eric's point is that with that 2m, one could really upgrade to a better location in city fringe, where the chances of capital appreciation is higher. But I agree that to each his own. :) Cheap is relative - 2m for LH (resale) 2000sft 5 room condo in lentor is actually market price there. Not 1000 sft, which is expensive for that location. IMHO. 2m, buy calrose mah. Freehold, and 1300 sft. Tio bo?
