*Another video Idea* → you have explained why you have chosen Nicaragua in general. You have also explained that you considered moving to Mexico. It definitely ticks a lot of the same boxes. You could do a specific video Mexico vs Nicaragua to highlight the differences.
My husband and I are currently in nicaragua and love it. We have been to nagarote, popoyo, rivas, managua and granada. Roads can be challenging but we don't have a 4x4.
I own two houses in Nicaragua. They are way bigger and better both compared to my Condo in North Miami Beach. Buying land in Nicaragua is dirt cheap. Stay off expat traps like Granada and San Juan del Sur.
There are smaller fines here, but the fines are new. Like REALLY new. Matagalpa has been combating litter for a while, but Leon is just starting. Matagalpa the fines START at C$5000 and can include "seizure of your vehicle!"
I'm not sure if ANYONE can buy in there. If you look at a map, there's essentially no property inside of the reserve. Everything that exists inside of there is ancient indigenous villages. I'd guess that they don't own any land there, either.
Hi Scott! Question... If i found a piece of property for sale in Nicaragua and it needed a well. Assuming the property didn't have a well on it. Do you have a rough idea approximate cost it be to drill a well on your property? Have someone do the job. Could drilling a well cost possibly more than the land its self? A well for fresh water.

Mex is very $$$ and much higher violent crime

Once you get north of Rivas, the roads get better.

In Matagalpa i dont see garbage in town or in outskirts. Fine of 5000 cordovas for littering. Not there?

Yes, of course, business is completely open here. There's no "you need to be a Nicaragua" or you "need to be a resident" for any business action.
Would you happen to now if it's possible for a foreigner to buy land in the Indio Maiz reserve?
