The land has to already have been a 1d1 AG evaluation (there is no such thing as an AG exemption it is a 1d1 Special Valuation). Each County sets its own rules but generally you have to have more than 10 acres and placing a home on the land will change the special valuation configuration and you will end up paying for a part of the property on the home as a home under those tax rules (which in Texas is horrible for all of us). The tax is based on the value of what is produced. If you produced say 10,000.00 worth of hay on your property then the taxed amount is 10,000 at the tax rate which is quite low (almost nothing). The property could be worth say 120,000.00 but the tax is based on the 10,000.00 of hay (production value). So unless, you plan to keep the property filled with agricultural production, then there is very little point in pursuing the special valuation and since almost all land in Texas today is converted to construction rather than agriculture, year by year the 1d1 is harder to use although Texas has a lot of land so it will always be around.

20 acres tax free for 100% VA disability rating in Texas (maybe applies to other states as well but at least in Texas that is a fact. I.e. if you have 30 acre lot, 20 would be tax free and the other 10 would be taxed - either with or without AG exempt/evaluation. Suggest putting house and all other structural shit that is near the house within the 20 acre tax free area of the lot/land. This way you only have to pay taxes on the 10 acres or whatever is above the 20 and that would be just land. As mentioned by others AG evaluation is taxed at the production value not the value of the land. I’m not an expert in this stuff, just giving my .02 cents.
