I just got of the phone with a client who’s son works for Publix in Tradition and heard the exact same information 😁. There is also an Aldi being built on Village Parkway and SW Discovery Way . The landscape is constantly changing.

I find your videos enjoyable and informative. I appreciate you driving around it makes us feel like we are there in the car. I like the new and the old neighborhoods and home styles. I wish I could build a new house with some of the features from the older houses. I love having my mailbox at the end of my driveway. The central mailbox thing is yucky. When I was a kid the mailbox was attached to the house. Can you imagine the postal workers had to get out of the truck and carry a heavy bag of mail and deliver to each house. Bedford Park is very quaint and beautiful but I don’t like the garages around the back. 😎😎😎
Appreciate this video. Would request one on communities with golf courses. Also, more info on reputation of various builders. Personally interested in Kolter, have heard both extremes on them.

Thanks for the video. With all of the residential and commercial construction, including the major warehouses, isn't Village Parkway going to be crazy busy? By the way, we recently visited the area and gave up trying to get gas at the Wawa ... it was a madhouse. We also had never seen a Culvers so busy ... lol.
You are welcome. As for the traffic on Village Parkway here is what I heard from someone inside who works for Costco which is opening up the distribution center in Legacy Park. They are planning on building a on & off ramp directly off I-95 where all the trucks will jump directly on I-95. Amazon is another story. But so far traffic is barley noticed everytime I am driving through the area. Then again the trucks usually leave super early in the morning etc. And yes the WAWA I hate bother stopping there when I need gas. I go to the 7-11 gas station on Crosstown Parkway just west of I-95.
I really enjoyed this style of videos. The modern homes are ultra modern & all seem to be grey and a bit dismal in color but they make up for it with the hurricane impact amenities. But I do love an older home with character

...all of this was defunct orange groves when we moved to PSL (off Becker east of 95, in December 2008) and there was NO access from 95 until about 2010 when Becker cut through...it was absolutely desolate until about 5 or 6 years ago...Thank God I don't live in an HOA......those 'cottages' reminded me of the POW huts in the Great Escape when they were first being built a year or so ago...
Most of the land has been used for cattle grazing for the last 20ish years. Becker Rd has been pushed through to Range Line. I don’t know if it’s done yet.
I hope you prepare new owners for an eye-popping property tax bill. The mileage rate in PSL is about $26.00 per thousand of taxable value. Let’s not forget the non-advalorem assessments. That value is based on prior year sales. Most assuredly it won’t be “about 2% of the purchase price.
I prepare my clients, but your figures are a little high unless you are paying crazy high cdd fees somewhere . I have numerous clients who bought and are now homesteaded and they are not paying anywhere near this amount . I’m Yeah one of a few agents that give people accurate information on property taxes but yes, property taxes are higher here than other areas and the CDD fees do add to the cost. I am working on another video strictly for different communities in Tradition to show what others are paying in yearly property taxes and what prices the homes were purchased for. Make sure you subscribe to the channel to get notified when that video gets released 😁
Believe it or not I was second guessing myself on the location, I have not seen the sign yet since I am always on the phone while driving. Its hard paying attention when you are doing 40 mph :-)

I live in pga so I'm not looking to buy. But since I have a very young child, it's nice to see what it's looking like out there. Also when we were looking to buy this style eouldve been great to see the area. It's one of my biggest factors in making a decision. You explained everything very well. However, there is a 7 eleven on crosstown in tradition no?

Becker Road is open west of Village Parkway to the Belterra Community, there is another new community being cleared farther west of Belterra, I heard its going to be luxury 55+ community or a Luxury builder called AKEL but I could be wrong on this. @@markbryant1743 Nothing at all, we don't always hear this information, I do know they are planning on extending SW Becker Road all the way west to Lake Okeechobee. I have a client / buyer using me to buy a home in Port St Lucie who works for Costco and they are expanding Becker Road at some point. It will stretch all the way to Lake Okeechobee, not sure exactly etc. But this information came from reliable sources so Its probably accurate.

Bonefish, Outback, and First Watch are further up Village Parkway near where The Heart shopping area is. They have a sign posted on the property.

Don't move to Port St Lucie. Nothing but houses with nothing to do, traffic is horrendous. New homes are very poor quality. I say lipstick on a pig.
