Why don't any of you "gurus" ever talk about debt to income ratio? No matter how much equity you have, the bank will only lend an amount that you can service, which will kill your gains very quickly. And if you are negative gearing, well you are making a loss which will affect your borrowing capacity even more. How about if your renter doesn't pay or destroys your property? There are many risks you need to consider before jumping into property investment.

Ravi, how do landlords cover the repayments when properties or multiple properties are vacant? That is my sticking point with going into multiple investment property ownership which I haven't found a solution for yet.
Have cash buffers to cover any issues you may have. Depending on how close to the sun you want to fly, you can have a small or no buffer. But if you allow 25-30k per property in an offset you should be sweet.

The saying goes, can’t beat them join them! Investment property will grow over time. First property in 2010 didn’t increase that much in 6 years but 12 years(2022) later more than double in price.
The cost of housing is the biggest concern in Australia. The governement will step in. Prices will still go up over the long term. Not like they have historically though
But this is not true, is legislation now that you cannot get into more debt than 6 times your income??? You can’t just get loans on assests anymore… if you earn $200k a year you can only be in debt 1.2m… if you buy a property for 1 million and rent it for $700 per week you now earn $235k pa, which only allows you to be I. Debt $1.41m so you can’t get a 2nd $1m dollar property and you have to be earning pretty good money. This is the old days when you could get as much debt as you wanted 🙄
I hate that this country has allowed a fundamental human right- shelter, to become a speculative asset. I hope, for our younger generation, that the policies will change and property investors are taxed significantly higher after their 2nd property

So true, you wont be able to borrow from the bank if your income is low. This will only work if you have high borrowing capacity.
If these gurus ever talk about debt to income ratio openly and honestly, their target audience (and potential revenues) would drop significantly.
