Run your TPO to the base of chimney and use seam plates at base 12" OC. Measure and cut TPO flashing to go around chimney. I believe the tpo typically must go up at least 8". Use adhesive on wall of chimney, heat weld the base and then use term bar and water block to properly terminate it at the top. This is for a non- high temperature stack, such as a typical brick or wood surface. Heat weld universal corners to finish it. You can also use detailing membrane for your flashing but it won't have the same strength.

No perimeter fence and no safety harness.

No
No but I will tell you from experience keep the stuff clean and don't skimp of seam cleaner since the cleaner the better the welds will be

I don't like densdeck for mechanically fastened.
60 mils is more suited for up north, cooler, less humid climates. Houston heat and humidity will eat right through that.
